What does a person wants from builder when they spend their life time savings in a house, they can be summarized to



  1. handover in time( assume minimum 4-5 years delay for the walls, if you want handover with facilities also, then residents dont have the same after 10 yrs still)



  2. delivering the facilities mentioned in brochure( NOT even ONE facility is provided which will pass BDA plan. You can check the same on location of facility against the BDA map. Dont go by brochure as they clearly write that brochure is not commitment)



  3. Peaceful registration( even here H.M fails. For many people, there fight starts here as H.M. will call you for registration and when you reach, the papers will not be ready, so you go again 2nd day and then 3rd day)



  4. Security( Its below pathetic which is tough to attain. Way H M Manages is by not paying the guards their monthly salary, so they will run away), CCTV without which police does not even act for big buildings is completely missing. In case you visit and ask then they will show you the camera, so please ask them for recording and then you will find out that its a broken system)



  5. Play area for kids. Not even a single area when teenagers can play. Even for toddlers, the park is made on CA site so its basically BDA land.



  6. OK, if nothing else then atleast khata and electricity bill on your name. Sorry folks, even here HM manages to beat every one else. Even after 8 years, Khata is not transfered and even electricity bill is not transfered, and that too when builder collects the money for same before registration.



  7. A good maintainance: Resident will have no say in this unless they fight with builder. The entire system is opaque and builder will not show any accounts. For phase 1, builder agreed to show the accounts only when court intervened. So basically builder bullies you to give money even after giving flat.



  8. corpus transfer: Again please approach the court is builders reply for same.So you will not get any monet back.





BDA volations, there are tons. One can just file RTI and get the same. Portion of the apartment is even built on Raja Kalve( storm water drain), so its not beyond imagination, what BDA will do in future.

Before investing, be sure about checking the facts. Not even a single statement is wrong.

HM Constructions is a premium builders in Bangalore, the 2BHK Apartment that at HM Indigo is  uncompromising cost efficient project that suits the people like me. With good amenities and nice neighborhood it is one of the prominent apartment one can afford. Love to be part of HM Constructions eminent real estate developer firm.

If you are planning to take in JP Nagar, then don't think much go for HM Indigo. It's best apartment in that area.

Hi,

I am planning buy a flat in HM Indigo in HM World City and completion of the project  is said to be nearing January 2015.

I have few clarification that needs get cleared, I was just going through the comments and reviews, Its was really very helpful. But still I would like to know a few things .



  1. Is the issue and concern raised in the previous reviews addressed, if yes till what extent?



  2. For residents of HM World City is it place fit to stay will all legal documents the must document at least.



  3. Do I need to face difficulty day in day out life activities if I stay there (Like Water /Lift/SECURITY and so on)



  4. Is there any mitigation done related to legal issues from the residences by the builders?



  5. Have they fulfilled any of the request and concerns raised by the residents?





Your feed back is very much appreciated, Please help us to take proper decisions.

Beware of HM worldcity.

Throughout this review, I suggest that you should not believe in what I say, but you need to check the facts yourself. If you do not have time and want to believe in the sales representative blindly and handover your hard owned money. Please go ahead and buy in this place and you really deserve the punishment for what you did. Infact I did the same and suffered for two years and was finally able to sell my flat and run away. I am just cautioning other buyers.

If you have time then please do these preliminary checks.



  1. Project was launched in 2004 almost a decade now. Which means that whatever sales guy says that it will come up after few years.. to you it should mean it will not come.



  2. Just drive your car through the gates. This is only apartment of this scale in Bangalore where 2-3 securities standing at the gate will just stare at you but will not stop. You are very welcome, which means the security is of very very low grade.you and your children are not safe in this remote area. The security has no idea of what their duty is. Who are the residents. Who are the construction workers, who are domestic helps, carpenters. they welcome everyone and keep no record.



  3. Ask the sales rep about where is the children's play area. Please ask him to show some area where children can play without fear of being hit by a rashly driven car. There is none. There is no place as of now, imagine once the project completes there will be more than 1000 families living here. Pure hell for children.Sales guy may show some empty area, it is your duty to notice the car parking marking there. Builder has sold out every possible open area.





There is a tiny place sufficient for 5 -10 children to play, this has to be shared by 1000 families in future. 350 now.



  1. Community. I had lived in Sepia block that you can call the second phase. Builder has been successful in isolating the residents of phase1 and phase2. people from second phase cannot participate in the cultural functions of phase 1. history I heard is this. After being frustrated with builder for 5-6 years, the residents of phase 1 finally formed their association and went legal against the builder and hence builder does not communicate with them. Since builder has to still sell flats in phase 2 he is trying to provide few facilities only for us. First phase guys and the second phase guys have issues and disagreement over this. The living community environment is pretty bad.Please speak to residents they may tell you. I feel as a resident of this phase when this block is sold builder will abandon us and move to next block as he has done with phase1.



  2. Check regarding the association with sales person. Why there are no residents association even after people have moved in for more than 5-6 years. Builder who forcibly maintains the building and has not provided any details of how the maintenance amount is spent since 2008. which means you have to pay what he demands. He knows without association, individually you cannot fight him. Leave fighting all you can do if you struggle is to meet someone above your maintenance manager and hear the some silly story repeatedly.So you have to leave your job and take the builder head on if you have great financial/legal might.



  3. If you believe in legal system to provide every small relief then please go ahead and purchase here. For most of even petty issues you may have to get legal relief. And we all know how slow the whole process is.





7.  A huge airtel tower is installed on one of the towers. A large number of residents protested with children and old people against high radiation and health hazards. This came in TV 9 you can search youtube you might get the clipping.


  1. Since details of the maintenance amount is not shared with you, you can imagine that it might be your money that is being used by the way of sharing the electricity/water/security and materials used in construction of further blocks.





9.There is a huge water problem in this area. currently builder is trying to hide this fact till he sells all the flats. On the main road you will always find some or the other water tanker 24X7X365 feeding water to the complex. Ask the sales rep and he will say borewells are sufficient. Why the tankers then?



  1. Check this. have the residents got their OC - no? have they got khata - no? this after residing for 6 years. Are fire systems working -no?



  2. facilities - Swimming pool- this one is the only good thing around here. If you are a swimming fanatic and dont care about anything else you have to be here. Good pool with very few people using it except in the summer.



  3. Gym: One small flat has been converted into gym in phase 1 with 2 tread mills needing maintenance since last 5 years. Even the walls are shabby. You have to see for yourself. Please Insist on seeing phase 1 gym, then you will know the quality of equipments and maintenance.



  4. Recently they were constructing another gym in the basement. Have you ever heard of it, gym in the basement. According to BDA is illegal. In case of fire or any mishap, emergency services cannot reach there. But what you see might be a hi-fi thing. with ac and all. Is it real..? no it is not. You have to test it. please knock on the walls of this gym with your fingers, whats that sound ? cardboard sound? oh yes it is. 6mm painted sheets look like walls. which means this is a temporary one to show off and trap you. Please do not lean on it you may break it.



  5. Gas connection: Building is supplied with piped gas connection, but my bill used to come almost at 1.5times the actual usage. the reason is simple - who calculates the amount I have to pay. OK meter will be there.. but meter shows some volume, it is the builder who finally says this volume means this consumption and you have to pay this much. You will have to pay the transmission losses etc.



  6. Who built your apartment? Although the developer is HM. The contractors will be different, please ask for the construction company. Name of the company will provide you the clue to the construction quality. I leave it upto you to explore and get shocked.



  7. Connectivity: now that you have seen enough of apartment please do this final check while going back. Just imagine your car does not work and you have an emergency you need to reach a "small" hospital for initial immediate care. Start running to find auto/ taxi whatever you can. If you can get something within 20 minutes of running around. Please consider all my points mentioned above are wrong. Now come back sit in you car and try to get to nearest "small" hospital forget bigger ones. Nothing within 4 kms radius.



  8. What about police station? This area comes under Talghatpura police station. Obviously you cannot go there, please do take trouble of checking it in google maps. I will leave the distance for you to check for yourself.



  9. While going back you will see a grocery store at the corner. Stop your car, this is your nearest store. observe the quality of public visiting it including the diseased canines. Please go inside the store and ask for any random stuff, it will be out of stock.





If this is your condition in day time, just imagine the plight at night time. When you plan to live here why not visit the place during night. you need to be super hero to be able to venture outside the compound with the darkness everywhere.

Good luck. why I am taking trouble to write these? When I bought the flat 2 years back, I did not find much reviews on the net and was trapped. Felt very bad that no one informed me. I am just cautioning further buyers. Only by god's grace I was able to escape from there. The review might look negative but it is the duty of buyers to do quality verification themselves before putting their hard earned money.

Last but not the least, since some residents have filed cases against him, builder now does ensure that you sign a legal document -- you may not know it -- it will be among the large number of papers you sign closing your eyes during the hurry for registration.

But please watch out - In this document you commit that you have thoroughly verified everything while buying and you are completely satisfied and also that you will not ask any questions later nor seek legal relief. That is the last red flag for you before you sign the agreement to jump into this hell.

They have good floor plans and will offer a lower price and decent construction, but there are huge other issues. Customer service in HM sucks. They will never keep their promises If the residents request management to fulfill promise, they have recently started harassing them by lodging false police complaints and defamation cases.

1) They have provided club house for past 5 + years in HM world city in-spite of collecting money for the club house

2) There is a health hazard in HM world city due to Airtel tower in residential premises. They have installed tower without resident permission and is now a radiation risk for children. If residents object they file false complaints and defamation cases.

3) HM will try to milk you for maintenance, not provide and Account and will not form association or handover maintenance to residents.  Pl check HM World city, HM symphony No association formed till now

4) HM has as filed defamation cases against residents who speak truth and ask them to provide services. They try to harass you.

Please visit HM world city and speak to residents to understand the truth. Please see condition of landscaping in HM world city, Visit the basement to see leaking roofs and broken pipes which damage cars, Water accumulation on walk paths which breeds mosquitoes.

Think twice before investing your hard earned money and moreover you will be subject to harassment by builder after buying.

They took 5 years to deliver and now they want to mint money by not handling over the maintenance to owners/residents. There has to be an end to their greed! It is a horrible experience for first hand buyers.

Construction quality is average but external appearance is well done.

I've booked flat in HM Symphony around 3 years back. Later by seeing the quality of the construction, materials used  and workforce, I cancelled the booking. I don't regret on my decision when I look back, though I lost 50K.

So don't go for HM.

It's been years but no resolution is provided my HM on Khatha Transfer, Society Formation Documents, Basic Amenities Hygiene equipment & any awareness camps like Aadhaar etc. For any request, their standard answer is we are incompetent in handling such tasks due to lack of people or other resources.

The breakup provided at the time of buying flat was also very vague & they keep begging for money every now & than like a C grade builder.

An apartment at HM Constructions means to have luxury more times than ever. It has best of amenities and services within driving distance and these 2 and 3 BHK apartments assure you everything that the importance of everyday life restricts you from other.

HM constructions will continue to provide considerable residential sales, thanks for its affordable prices, closeness to important workplace and and the improved social and retail infrastructure in this location.

If there was a negative rating, it would have been appropriate !!.

Plethora of un-kept commitments, and extremely unprofessional builder, and to quote a few



  • No 'NOC'', No play area, no Club house, No Car parking allotted yet.



  • No support from maintenance office. An Invisible HM Management (cant face/talk to residents.)



  • the list is endless...

The spoof with HM Construction continues even after booking my apartment in 2004 December. Delivery Feb 2008, Completion status as of today (5 July 2013) - INCOMPLETE. None of the promised amenities/contractually obligated were delivered.

Now, smartly each of the other blocks are being sold as different projects.

HM Constructions from Bangalore are well-known builders because of their quality residential and commercial properties. Their reputation is wide-spread in Bangalore. And so, we have brought an apartment in HM World City. We looked at several properties built by HM Constructions and were impressed.

After detailed financial arrangements, we brought an apartment at HM World City in May. We were in fact not ready yet and needed 3-4 weeks more time so that we could arrange for the initial payment. The sales-person assured us he would extend the time and persuaded us to make the booking. As a family, now we are pleased in our investments and we are very happy that we bought an apartment from a good builder as they provided us with world class amenities and other good facilities.

I have had a very bad experience with HM Constructions. They are not accessible or helpful. These Siwani guys behave like criminals - mostly like underground dons(also, nobody knows which Siwani is HJ Siwani and which Siwani is MJ Siwani).

Their own office people say they don't know whether'Boss is in or out'. These fellows walk in and out of their office unnoticed by anybody. Nobody can get an appointment with them, even buyers. Even phone calls are impossible. They have layers and layers of secretaries whose only job is to deny both phone and one-to-one appointments.

In short, IT IS IMPOSSIBLE TO TALK TO THE SIWANIS, AND DEALING WITH THEM IS LIKE DEALING WITH MUGAMBO WHO SITS BEHIND A CURTAIN: YOU CAN ONLY SEE HIS SHADOW.

NEVER BUY ANYTHING FROM HM. THE WORST NIGHTMARES OF YOUR LIFE WILL START AFTER YOU HAVE BOUGHT THE FLAT FROM THEM. STAY AWAY FROM THEM FOR HEAVEN'S SAKE.

HM world city is located between Bannerghata Road and Kanakpura Road in JP Nagar 9th Phase.

Though Phase 1 apartment were registered about 4 .5 years earlier, Most of the amenities are yet to be provided. builder does not provide even proper statement of accounts, VAT collected not returned, service quality is pathetic. Builder is  misusing Phase1 resources for next phase construction. Builder is not able to provide Completion certificate even after 4.5 years.

Though Govt. insist on waste segregation and other initiatives, HM maintenance looking after property, does not seem to have any preparedness.

Never dream of putting your money in HM group. Most unethical people. For HM Worldcity booking started in 2004 end with 3 phases. have completed 1st phase only after 8 long years and they say that facilities will be provided after 3rd phase may be another 20 years. People do not have basic facilities like a proper tarred road. They have not handed over maintenance to residents after 4 years of staying. The maintenance charges are fixed as per their whims and fancies. No accounts provided ever. Residents are not allowed to form association. Threaten residents with 18% rate of interest for maintenance if delayed.

They take service tax and do not provide proof of if they have paid it to Govt. Govt notification clearly says no need to pay service tax for maintainance amount below 30K. Forget living peacefully there will be everyday battle with a cheap maintainance person. Because builders or any one will never meet you. You can only cry to a wall. Do you see any ads for HM Worldcity phase 2? no. Because they have changed the name of phase 2 as HM Sepia /Nimbus. Why? Because people know that these cheats have screwed the customers. They advertise this second phase showing pictures by removing 3 huge 14 floor towers of phase 1 as not existing.

Be careful and run away as far as possible from these Hanif and Mehboob (HM) brothers.

Out of 16 items they promised and we paid our hard earned money back in 2004 we have 3 items after 10 years. Even after 10 years, we do not have Khata, Occupancy certificate, Sewage Treatment Plant, Kaveri water etc.,

Maintenance is pathetic and HM is eager to increase the maintenance charge without any proper account.  We have filed many cases against HM and fighting for our rights.

If you want to go with such a builder, go ahead and book an apartment using your hard earned money.  Otherwise, stay away from them.
