This is fraud builder. He did double registration of flats with Kumari builders. He doesn't care about any customer query and project completion.

Now he handover the project to ecolife and they are contructing vilas over amenities area

Purchased 2BHK back in June 2019 believing the project will get delivered by Dec 2020.



  1. Builder has demanded 80% and constructed somewhere 50%.



  2. Construction Stopped since Nov2019. No revised timeline has been communicated to the buyers and Director and Management don't respond to the calls/messages



  3. Project has Illegal Double Registration Issue and the builder has no intension to solve it



  4. Now builder is breaching construction agreement by outsourcing Villa construction in the amenities area without buyer's consent

Such a Fraudster.! I had booked a flat on Aug 2019, which was supposed to be handed over by Dec 2020. There is no progress in the Construction from Dec 2019 onwards. As of now nothing is ready AND NO PROPER COMMUNICATION FROM THE BUILDER AND NO RESPONSE for Calls and messages from entire team of Hilife. On top of it they are bringing in new builders to the scene without even completing the existing project. Now recently when visited the site all our amenities space is been taken for a different Villa project which out informing to the flat owners and taking consent from the flat owners. Complete Project deviation from approved plan, Multiple bookings of the same flat to different customers. Mr Dhruva, the Director of the Hilife is not ready to give any resolution and does not even bother to hear the problems of the Flat owners. Please don't trust this builder and buy any flat or villa and loose your own hard earned money.

Quite frustrating. I have booked in 2019 and delivery was comitted in Dec 2020, possession not given work stopped since 1 year.

Builder is sending so many mails, sharing always plan and none of any is fulfilled. yesterday I came to know that HILife hired Ecolife and they are overriding old sale agreement with 250+ buyers .removing all the amenities and constructing villa.it's a clear cheating and doing own ways.not sure how BBMP gave permission to construct 10th in DEF and how passed this villa plan.waste of money.be safe with this fraud builder and its partner ECO LIFE.

This project hilife is tirned out to be big fraud. I Booked flat and Dec 2019 and they stopped construction by Jan 2020. Now they secretly pact with ecolife and modifying approved project. Constructing villas in open spaces meant for amenities. Do not know how they approval. we are going file case for this fraud.

I am a greens customer. Booked my flat when they launched the project in 2018. It has been 3 years but no sign of getting anything. Paid almost 80%. What we gained:



  • my flat is sold a second time 1 year later.



  • stopped construction for more than a year



  • builder came up with additional floor in 3 towers without BBMP approval



  • now whole open area is being used for villa construction



  • police and Rera both playing hand to hand.



  • Rera keeps extending dates and police not ready to take FIR for double sale fraud





As an exasperated customer I don't know where to go and what to do.

These guys have cheated by delaying hilife greens project and changing the approved project structure and layout, don't buy with these guys. I have bought a flat from them and project approval is changed now and delayed the project by 2 years. These guys have made double registration for one flat for different customers. And all the time they tell lies about the project process.

Not even eligible for single rating. The builder is doing fraud with his customers, he has taken loan on almost many projects and not cleared. The customers are suffering, getting notices from lender. The new customer who are willing to book any property with Hilife builder then please talk to the existing customers of Hilife Magnifique/Perl/Triflora. Once you purchase any property with Hilife builder then you have to pay double amount, first to builder takes and later when the lender comes to seize your property. So be wise and take decision before going to book any property with this builder.

If you are ready to pay 15K + maintenance for 2BHK flat, then take flat on rent.

Can you tolerate below things ->



  1. Plumbing Pipe everywhere



  2. No green Space



  3. Swimming Pool is there, but you probably won't use looking at the condition.



  4. Electricity Issue



  5. Too much politics -> Tenants will not have anything to do with this.



  6. Maintenance Amount -> Vary month to month and sometime may endup paying 4K with useless facilities.



  7. The most important, land owner had 48 flats out of 150 flats , if you can tolerate loud noises in the night , party , and other non-sense issues, you are welcome to Pearl Shell.



  8. for land owner flats , forget about the HRA exemption. I did not hear any rent receipt/proof given to tenants.



  9. Be ready to pay 2 months extra toward cleaning/painting -> this is common practice in bangalore which is really bad.





Think twice if you are thinking to buy the apartment .. please check the documents first.
