Don’t book flat based Sample Flat: Actual is much more different than sample shown.
Don’t go with Goyal Properties goodwill, not sure if he has any.(Note: This is not the reputed one Goel.)
I’ve already booked a flat in Mh14 MyHome Punawale and now badly regretting.
1) Sample v/s Actual: We didn’t get anything in actual as displayed in Sample flat.
• We had to compromise on flooring and wall tiles.
• Compromise on sanity and electric fittings
• Flat owners had several objection meetings – resulting into nothing.
2) Poor Construction quality
• You drill one hole in internal wall and you will find how easy it goes. Its hallow.
3) Possession date was Dec 2015. And possession started in Apr 2016. No rent to flat holders given.
4) Moreover, they started possession without having ‘Completion Certificate and Occupancy certificate’
• They till date don’t have those certificates.
• Needy flat owners had to take possession without those certificates.
• As per my knowledge, giving possession without those certificates is ILLEGAL.
5) No corporation drinking water as of yet to society
6) No Solar system started as of yet as mentioned
7) Poor Flooring: Cracked in a week
• Few people started staying at site and within 1 week time flooring cracked for majority of them.
8) Unskilled labor hired and no professional finishing touch.
• Crack in flooring is also example of unskilled labor used
• Drainage pipes – not covered properly. Finishing is dirty. POP corners not filled properly.
• Window/Terrace Grills & walls are uneven. Leaving a gap in between them for cockroaches.
9) Demand letter emails are sent. However, your queries email is never answered, even after several follow ups.
10) Society Maintenance forced and started – without possession
• Few flat owners didn’t take possession simply because they yet don’t have ‘Completion Certificate and Occupancy certificate’
• Without possession society maintenance doesn’t start. But here, builder has forced that too on flat owners.
11) Lack of security
• Several times there is no security available. People staying are at their own risk.
In all, a pathetic builder and pathetic quality, worst site. It’s better to not opt for this, rather than regretting later like me.
There are lot of other better options in same locality, if you are interested.
