Attention to all

Be aware to book any flats in GOLDEN OPULENCE, one of the labour has committed suicide in OPULENCE and its been totally hushed up, I was there at the windmill, and I gathered this information, this is not good for anyone to into a haunted place.

The schedule is very slow already, the handing over was committed by 2015 and nothing is done there yet, no sign of amenities, the interior customization is also pending, the horrible administrative efforts has already taken a toll on GOLDEN HOMES reputation, but added fuel to the fire, this biggest mishap, though it is not in the hands of the builder, but then the entire place apartment place will definitely be haunted .

Check before booking if pooja is performed and the spirit is arrested or not.

I am writing this appreciation to Golden Homes Chennai for your excellent service and for the way in which they treat buyers with courtesy, professionalism & efficiency. Golden Opulence worked closely with us to customize our home to meet our needs.

I have purchased a luxury flat at Poonamalee High Road . Golden Opulence will start hand over of the flat after dec'15(really looking forward.) with committed specification. One of my friends, Karthik, referred Golden Homes Chennai. Really our family’s dream came true.

After a lot of consideration I choose the Golden Opulence project in Poonamallee and so far I am quiet happy that I made the right choice.  Last year I booked a 3 bedroom flat in tower 2. I have been in constant touch with Mr.Ernest and I was informed that  the internal work in my flat is going on.

But a few weeks back I read a review about the lack of progress and hence I visited the site to see for myself. I was taken to my flat and to my surprise even the tiling work has been completed and I am pretty happy. Overall the project is coming up really well.

But the Club house construction has just started. I have been informed that the flat would be handed over before Dec. 2015 which I think is very likely considering the progress. I will update the photos of my flat shortly. I just hope the work continues in the same way and there is no hiccup.

I have book the Golden Opulence 3bhk on 2014 Mar 18 and they promised to deliver the project on 2015  and I believe it not, even completed 35%.

Where I visited the site and most of the employee changed I was interacted with Mr.Kiran but he is left his job and existing employee telling they may quit his job due salary issue.then I came to know I going to paying interest for more than 12 months. I am planning claim back the advance payment DON'T TRUST GOLDEN HOMES

Guess Mr.Balsingh should involve himself in entire operations, than entrusting his company affairs to someone who does not even qualify to run the operations.Mr.Balsingh, you should be more involved to know the details and see the feedback of customers, than just refraining in giving the PRODUCTS, your style and planning is really good, but your staff attitude is sick.

Your word of honour for price has be kept.  Your staff does not communicate anything through mail and believing the oral commitment when we come for booking, that price committed does not hold good.

Horrible operational style I must say.

No courtesy at all.  Your company ethics are becoming sick day by day, not because of you, since you are not aware of what goof ups takes place.You should be available when we seek for appointments, only then you would know where you stand in this dog fight of business.

Gated Community by name Golden Treasure was promoted at Adayalampattu Village by Golden Homes p Ltd with its office at 5th main Road Annanagar Chennai 600 040 in 2008.

I.Many issues are still Un Resolved such as the following.

1.Corpus & Interest. Actual amount comes to Rs. 1, 62, 00, 000/= where as accounted only for Rs 1.5 crore but handed over only Rs 1.3 crore . Corpus was transferred only in 2011 while the association was formed in 2009. Interest for the Corpus for this period has not been paid till date

2.Conversion of Convenient Store as Private Property: The space for convenient store, along with Club House, Gym, Creche, Office Space, Swimming Pool, STP/WTP,  is part of the Construction Agreement by the builder to all our members. But Golden Homes had sold this space to Ms Julie Srinivasan for a consideration of around 1.5 crore.

3.Leakage in all blocks , including Gym , Club House etc –There has been leakages in all blocks from the date of occupancy which is not cared for till date.

4.Piped Gas- Not supposed to be under ground not only for safety purpose but also for maintenance purpose, Poor Quality of Pipes were used which have rusted within three years and tampered at many places resulting in leakage of  60% gas

5.Generator-should not have been located in stilt area. Unable to understand the reason for providing higher capacity generators.  Cabling for the same is not professional. License from Chief Electrical Inspector to Govt not obtained.

6.Electrical Work- Electric Leak Circuit Breaker  for short circuit and Circuit breaker  for excess use of beyond 500watts ,  not provided .

7.Water- only 4 bores operational out of 14 bore wells, complete water with iron content in red colour

8.STPs- have  become a white elephant  due to faulty design

9.RO Water – Size of both the plants are such they are not able to supply water sufficient for 214 families. Promise  was to provide direct  supply to kitchens

10.Gym- Elliptical Machines provided is meant for individual use and not heavy ones resulting in breakages

11.Car Parking faulty Allotments  in  phase I-with numbers 87-91, 93, 103, -107  , 108-111, and phase II-106, 110, 111-116 are in the passage and over the manhole covers of Sumps. This need to be rectified or the allottees refunded of cost collected.

12.Cost of Car Park Charged: Cost of car parking should not have been collected as per Supreme Court Order in Nahalchand Laloo Chand Pvt Ltd Vs Panchati Coop Society in 2010 and Maharashtra High Court in 2007 which has to be repaid.

13.Paving Work : Quality of work is very poor, Trenches covered with poor quality slabs , No Man Hole covers provided and only ordinary slabs are covered. No Garden Benches have been provided

14.Children Play Equipment & Area Allotted : The space provided and the play equipment provided is sufficient only for a maximum of 20 children .

15.Garden Benches not provided for a campus of two acres.

16.Swimming Pool : The size is meant only for maximum of 6 people to swim at a  time.  Location is very close to the building and the balconies of adjoining block is of no use.

17.Golden Homes insisted that the Gym trainer in whom they are interested alone shall be used which  is not fair for the builder to interfere in administration of the association.

II.Following  Documents Not handed over till date :

1.Original Parent Document

2.Original Certificate of Registration of Association and Bye Laws authenticated by the Registrar of Societies

3.Inspection Certificate from Chief Electrical Inspector  to Govt for the Gensets

4.Full set of following drawings

a.Electrical Schematic Drawing

b.Cable Trench Lay out

c.Gas line Lay out and copy of Agreement from Gas Company

d.Plumbing / Water line lay out with location of sumps/borewells etc for the apartments and for common areas.

5.Operating Manual for DGs

6.Audited Statement of Accounts from the date of Registration of association till handing over 9 Two years )

7.List of assets handed over with the signature of Assn Committee Members (available in bits and pieces )

8.Detailed account  with break up of expenditure for the Maintenance Charges  collected. The accounts handed over indicates deduction of…Rs32, 00, 000/-.from corpus which is illegal .

III.Un Resolved Issues & Concerns

I would like to mention about the quality of maintenance carried over by the builder. As a resident of golden Opulence I would say that their maintenance is really good. The best part is they attend to problems on time. They have outsourced the maintenance to a facility management and I am happy with their maintenance.

I am living in golden opulence for past one year. The main reason I bought a flat here is because of the amenities. They have handed over all the amenities which was promised by them before the hand over date. I have seen many builders who have promised a lot of amenities and havenothanded over the same evenafter one year from the date of completion.

I really suggest this project for those who are looking to buy a flat in a good gated community with all the amenities & commercial complex.

One of the Mouth shut user raised the issue about the golden Homes Opulence Flat unauthorized car park allotment in the open area.

This is very dangerous in case of fire. If the cars are parked and the car owner is not available in the premises, then which is very difficult to move the fire truck.

I don't know why the builder is giving important to the money instead of safety.(By selling the car parking) The already occupied customer only start fighting with the builder immediately.

New buyers do not buy any car park in the open area in this project.

Dear Flat Buyers,

I was planning to buy the new flat in porur, katupakkam and poonamalle area. While searching I visited the many builders apartments.

Out of that the Poonamalle Golden Opulence also one of the flat.

My one of other fried having the knowledge of construction activity(he is Ex Employee of L&T Construction)also visited along with me.

We visited the opulence flats premisesone week before. After that my friend checked the all relevant codes of fire norms and given the following observation.

While checking the flat we found the major crises in the Golden OPULENCEis that the safety of the premises is not up to thelevel. The firefighting system is not having the TNEB power supply . They need to run only through the Diesel generator.

My friend identified that and informed to me. If at all any fire in the building, the in build fire system will not support. As per government normsthe Firefighting system needs to have the dual power source. One is from TNEB and other is fromDiesel engine operated power. Both are not available now. And also my friend says that, at present the builder cannot run the Firefighting pumps. Only thing they can run the diesel engine operated pumps. Since the usage of this pump is very rare, there is a chance for not supporting during emergency(due to failure).

In fact my friend visited the firefighting pump rooms and there is no any symptoms/ sign for taking the test run of the firefighting systems. By seeing this, the points noted by him is correct.

This doubt came to my friend is, while walking in the ground floor and in-between the towers there is a car park marking, my friend says that, the fire dept will not give fire clearance with the available space after considering the allotted car park marking. This is due to minimum road width required to move the fire truck. But in many arear there is no fire truck movement space to reach the top most floor.(To this type of building the special type fire fighting truk needs to come to reach the top most floor. Hence the length of the truck is more and which require the minimum Turing radius and road width which is not available now)

Then only he visited the fire pump rooms.

If the fire truck is not able to move then what is the chance for rescuing the trapped person recovery.

But the builder is selling the car park by cheating the fire dept. There is a chance to the car park owners who got in between the towers to loose the car park if the fire dept visit the facility again. In that case the car park money paid to the builders will not get back.

The person reading this message please share this message to the flat buyers to avoid the safety issue and paid car park money loss. One day definitely the fire dept will insist to remove the car park wher there is no sufficient space for the fire truck movement. This issue is there in the 4 building gaps. Almost 50 to 60 car parks the builders needs to refund the money.

Also many of the fire systems like announcement system, fire hooter systems all under off condition. The power supply to the system is off condition and the systems are full of dust. By seeing the system any one can understand that the system is not functioning.

Since I am posting this message in the social network(mouthshut) again the builder’s representative will say my comments is fraud in the same mouth shut.

If any of you want to clarify the above points please check the car park marking and all fire systems.

Also anyone who have the knowledge about the fire norms and minimum fire truck movement space required details and update in this same mouth shut.

Even though I dropped to book the flat in the Golden Opulence project as a helping mind to the flat buyers I am posting this observation. Who ever read this message and have more information please post and support the buyers who already purchased.

So that they can be very caution in terms of building safetyand the buyers who paid the money for the car parking can speak to the builder for getting back their money before the builders sell the entire car park and get the new car parking without effecting the Fire truck movement.

The builder may try to convenience the car park buyers and the payers need not to compromise. Either the car park buyers needs toget signed the final car park layout from fire dept or they need get the new car park without effecting the fire truck movement.

If the builders get the final car park layout signature from CMDA, Fire dpet with there seal and signature then the car park buyers can accept the car park layout.

Since the money is hard earning money of each customer please be careful.

But the construction quality of the project is good . But there is no safety and the Builder is not hesitating to earn money by compromising the safety of the project by way of selling the car park.

Please pass this message to Opulence Owners Association, so that they can fight with the builders as a unity for removing the car parking.

Who ever knows some norms please share the same in this forum to help the opulence flat owners. As a flat owners if we form the unity the builders will think to cheat the customers like above.

Dear Mouth shut viewers

I gone through the mouth shut reviews and wondering about the lift issues posted by Mr.Ashok prasanna and srividya.

See one employee of Golden Homes misbehaved with the customers and the same was witnessed by the same company employee of sales Team.

The sales team knows about the pain in the sales now a days. Even though the sales team was not high lighted about the co worker misbehavior to the customer to the Golden Homes MD. Why the issue was not gone to Golden Homes MD.

I don't know the Golden Homes MD contact number OR Mobile number. If I come to know I will pass the message to him. What the HR team doing, why they are also not highlighted the misbehavior of one employee to MD.

The issue happen in he month of July 2017 and came in the public forum. And same guy not changed his attitude and the same was reflected in the month of oct 2017 also he is not realizing about his mistake.

The golden Homes is playing the with the customers life( The customers may be in the various age group) .

We are trying to buy the golden Homes flat in poonamalle based on their previous projects quality. we are around planning to buy seven flats as a group booking. But by seeing the life threat we need to rethink about he buying of flat.

And even now we have lile bit of faith with their more than 20 to 25 years quality.

Since we are trying to book as a group booking, we are trying to appoint one detective agent( The detective agent company senior level person is friend of our one of the group booking person, they will do the job for us for nominal charge).

They will do the survey and give the report about the fact with in 3 weeks time. I will post the comments about the same once we receive.

Buy that time who ever is the Mouth shut member and knows about the Golden Homes MD Contact details pass the message about the particular person(Mr.Saravanan) misbehavior and carless ness of the sales team and HR Team for continuing that character employee who misbehaviors with customer.

Last week I visited the Golden Opulence site along with my 2 colleagues to see the flats and book. During entry the security asked me where you are  going. Informed to then to meet the project in charge reg some sales requirement.

This is to avoid to going with marketing dept or sales person so that my observation is not disturbed by any one.

we visited the all towers, while entering in the one of the Tower( Tower name I don't know) I found I person was speaking in the phone and talking to some one( He was not noticed us and we are inside the one of the flat along with my colleagues 2 members) about the one customer was trapped inside the lift few months back and he only not opened the lift immediately after they trapped.  while he was speaking in the phone I understand that he was not realizing his mistake and he also informing that even if the customer enters the lift without his permission he will switch of the lift again.(weather the customer is male or female, or old people or childs he is worried about the same).

His concern is the Golden Homes Marketing team needs to go and get his permission to enter in the lift.

By listening that conversation I shocked about the approach of the Golden Homes employee.

Then we walked through the stair case up to 16th floor to see the top view. This happen from 45minutes from the above incidence.

While we are in the 16th floor in one of the flat the same person came to 16th floor along with one

lady and both are entered in one of the flat opp to the lift and both are kissing each other and much more to say as a lady I can not spell out in the open forum.

Then we all came down through the stair case . While we came to ground floor both are came to ground floor through lift. After both are moved from

And we checked with the persons around us about their name and where they are working and they informed that The person name was Mr. Saravanan and he is taking care of all Electrical, plumbing and lifts works, and the lady name they don't know but the lady doing the house keeping activity.

The above incident proves me that, the golden homes employee attitude is not good with customers and management is not worried about the  employee attitude. This attitude will not come in one day or one month to the person. I don't know how many years he is working in the organization.

If one employee will have this kind of attitude In other company, the same day that person will be sent out.I don't know why Golden Homes is not taken action even the issue came in the public forum.

Even after the message flashes in the public forum, he is continuing in the work means there is lot of management issue in the project and which is not going / Known to Golden Homes Managing Director or Human Resource Dept.

If one person behaves with customer itself by switching off the lift, I am not able to imagine the  about his attitude. With other colleagues.

By this kind of attitude with customers it self the employee have means, think about the condition of person working under him.

I Booked my 3 BHK in 4th floor in tower 7 in march 2016 they handed over my flat as they commited and now Interior Works are Going on under my consideration. Really Existed to see My flat Getting Younger than me. Thanks to Golden Homes and their art of work. Will Upload Photos once interior is done so that u people can also have a watch of it. Dont Believe in Rumors and Negative Thing Golden Homes is Doing a Great Job with Greater Amenities.

I am satisfied with my decision and really happy to invest in Golden Opulence because they offer flat for a reasonable price in the vicinity and customer service is good. they guided me throughout the loan and registration process. Before booking flat I had an opportunity for looking a model flat and an actual flat that makes me feel better.

Hi, this is Kamal, here I would like to share something about golden opulence Chennai, Last year I thought "how could I get flat in Chennai". I got a news about golden opulence in course of time. They fix a reasonable price per sqft with better amenities, which is suitable for me. I thought it will make me feel very comfortable. So I booked a 3bhk flat in golden opulence in Feb 2016.Last month they hand over the flat to me and now I started my interior works however I feel.

The Customer service is very good. They explained me very well regarding about Golden Opulence and their executives treat me very well when I was visited the site and they guide me very well for booking a flat with procedures. Really, I happy with Golden Opulence to fulfill my satisfaction.

My sister booked a flat in 2015 and we are honestly Satisfied with them. Convinced the way they have built and delivered what they promised. Had couple of my relatives who have also seen the place and they too will be making an investment at Opulence pretty soon. Its definitely a worthy investment.

Dear Friends, I would like to share my experience about Golden Homes Chennai. They are doing really a nice job. I have personally purchased a flat of 2BHK and I am really satisfied with their service.

They are charging price per square feet as low as 3499 per square feet and above which is said to be very reasonable as compare to this metro city. and this area is highly developing so I will get good value for my investment in near future also.Customer service is also very good and state of the art of infrastructure.

The location of the flat is superb, good atmosphere, amenities & this is where I dreamt to live in

Booked a property in the Golden Opulence of years back and today I got the pleasure of seeing the property in person.

I would say Golden Opulence is definitely a worthy investment in Poonamallee because of the developments happening near that area.

This project definitely has an advantage because of the completion of the fly over and the airport. I have already booked a flat and I am eagerly waiting for its completion.I have just one word to say'Beautiful'! Property is at Poonamaiie.

Hi Am An Ex-Employee Of Golden Homes and I Have booked a flat in Tower 2 and I also know a couple of other ex employees has also booked in opulence.

Madhumita's review about handing over - As per the agreement they have buffer period till Dec 2016. Well They Did Inform me that the builder would try their best to hand over by 2015 itself but I or the people who has booked cant argue a point because the agreement saids Dec 2016.

Am actually happy to be one of the owners of Golden Opulence and as per quality & service we can never complain.

And about the review by so called Madhumita is total crap. I just spoke to the management and they have also denied such happenings.

I dont understand a reason why competitors do such thing to bring down a reputed builder's name by posting such things.

Wake Up people! Spend Time Doing Something USeful Rather spending time spoiling a builder's name.

I Personally Would Recommend Opulence As A Good Choice.
