Dear Flat Buyers,


I was planning to buy the new flat in porur, katupakkam and poonamalle area. While searching I visited the many builders apartments.


Out of that the Poonamalle Golden Opulence also one of the flat.


My one of other fried having the knowledge of construction activity(he is Ex Employee of L&T Construction) also visited along with me.


We visited the opulence flats premises one week before. After that my friend checked the all relevant codes of fire norms and given the following observation.


While checking the flat we found the major crises in the Golden OPULENCE is that the safety of the premises is not up to the level. The firefighting system is not having the TNEB power supply . They need to run only through the Diesel generator.


My friend identified that and informed to me. If at all any fire in the building, the in build fire system will not support. As per government norms the Firefighting system needs to have the dual power source. One is from TNEB and other is from Diesel engine operated power. Both are not available now. And also my friend says that, at present the builder cannot run the Firefighting pumps . Only thing they can run the diesel engine operated pumps. Since the usage of this pump is very rare, there is a chance for not supporting during emergency(due to failure).


In fact my friend visited the firefighting pump rooms and there is no any symptoms/ sign for taking the test run of the firefighting systems. By seeing this, the points noted by him is correct.


This doubt came to my friend is, while walking in the ground floor and in-between the towers there is a car park marking, my friend says that, the fire dept will not give fire clearance with the available space after considering the allotted car park marking. This is due to minimum road width required to move the fire truck. But in many arear there is no fire truck movement space to reach the top most floor.(To this type of building the special type fire fighting truk needs to come to reach the top most floor. Hence the length of the truck is more and which require the minimum Turing radius and road width which is not available now)


Then only he visited the fire pump rooms.


If the fire truck is not able to move then what is the chance for rescuing the trapped person recovery.


But the builder is selling the car park by cheating the fire dept. There is a chance to the car park owners who got in between the towers to loose the car park if the fire dept visit the facility again. In that case the car park money paid to the builders will not get back.


The person reading this message please share this message to the flat buyers to avoid the safety issue and paid car park money loss. One day definitely the fire dept will insist to remove the car park wher there is no sufficient space for the fire truck movement. This issue is there in the 4 building gaps. Almost 50 to 60 car parks the builders needs to refund the money.


Also many of the fire systems like announcement system, fire hooter systems all under off condition. The power supply to the system is off condition and the systems are full of dust. By seeing the system any one can understand that the system is not functioning.


Since I am posting this message in the social network(mouthshut) again the builder’s representative will say my comments is fraud in the same mouth shut.


If any of you want to clarify the above points please check the car park marking and all fire systems.


Also anyone who have the knowledge about the fire norms and minimum fire truck movement space required details and update in this same mouth shut.


Even though I dropped to book the flat in the Golden Opulence project as a helping mind to the flat buyers I am posting this observation. Who ever read this message and have more information please post and support the buyers who already purchased.


So that they can be very caution in terms of building safety and the buyers who paid the money for the car parking can speak to the builder for getting back their money before the builders sell the entire car park and get the new car parking without effecting the Fire truck movement.


The builder may try to convenience the car park buyers and the payers need not to compromise. Either the car park buyers needs to get signed the final car park layout from fire dept or they need get the new car park without effecting the fire truck movement.


If the builders get the final car park layout signature from CMDA, Fire dpet with there seal and signature then the car park buyers can accept the car park layout.


Since the money is hard earning money of each customer please be careful.


But the construction quality of the project is good . But there is no safety and the Builder is not hesitating to earn money by compromising the safety of the project by way of selling the car park.


Please pass this message to Opulence Owners Association, so that they can fight with the builders as a unity for removing the car parking.


Who ever knows some norms please share the same in this forum to help the opulence flat owners. As a flat owners if we form the unity the builders will think to cheat the customers like above.
