I booked a flat in Godrej Tropical Isle Noida in August 2023.

The sales team cheated by getting 1% TDS not deducted at the time of payment of booking amount and 10% amount within 30 days of booking and got the TDS amount built into cost sheet and invoice.

Customer relations team assigned later on cheated by raising faulty and inflated invoices. They have collected 1% TDS amount directly into Godrej account. The TDS amount was included in invoice instead of indicating it as 1% TDS to be deducted by buyer and pay balance 99% amount to Godrej. This way Godrej has collected 1% excess money. It would run in crores of Rs in last 8 months.

Paperwork and money accountable are worst, highly disorganised and mismanaged. No document is issued under signature. Only computer print out is sent to customers without signature. That too after 25-30 days. The signed receipts are not issued unless you chase it repeatedly. It takes minimum 30-40 days to get any signed document issued from Godrej.

The CRM Team only chasing for payment that too including 1% TDS by faulty cost sheet and invoice. Whenever you ask them why they do not send signed documents timely, the answer is ‘’we are over worked and it will take about a week’’. Next week same excuse. Third week also same excuse. On fourth week onwards they start sending signed documents. And they do not have an iota of regret for the delay.

You cannot escalate your complaint as they never disclose the contact details of higher ups from customer relation teams. On insistence, they advise that you may post your complaint on the mobile app or website and it will be disposed of at appropriate level. Nobody responds to the complaints except an automated acknowledgment email. Later on, very quietly a flimsy email is sent and compliant is closed. You end up talking to one person only who is said to assigned to each customer.

Four months back, I asked the customer relation team to refund the excess money of 1% TDS to me so that I can deposit this amount to income tax department. They refused and denied that there is no overcharging.They advised me to deposit 1% TDS to income tax department from my pocket. They were either not aware of the latest TDS rule reg penalty in late deposit of TDS or wilfully avoided the issue and evaded to reply my query and return of excess money to customer.

All customers will have to pay penalty @1% and Rs 200/- per day beyond 30 days from the date of payment to the builder.

Godrej team was requested to revise the cost sheet, cancel faulty cost sheet and issue revised invoice clearly indicating 1% TDS amount at each stage of payment to be made to income tax department and net amount payable to Godrej. After lots of email messages, WhatsApp messages and audio calls, there is no solution being achieved.At every level, it is replied that “ it is company’s standard procedure and format so no change can be effected.”

I would request to take up this issue with all central government agencies and impose severe exemplary punishment on Godrej Properties limited for forgery and misguided documents causing lakhs of Rs penalty to its customers. Pl contact me at 8-0-0-9-2-8-x-x-x-x.

I had conveyed my "expression of interest" in the Noida Sector 146 project and had taken the initiative to make a transaction of using my credit card. However, during this transaction, I was not informed by their sales representative- Mr. Atul Dogra about the categorization of credit card payments as'rent, ' which incurs an additional charge of 1% plus GST.

I was both surprised and dismayed to discover this unwarranted charge on my credit card statement.

Despite my multiple emails to Mr. Dogra, seeking his assistance in resolving the matter, he has not even bothered to revert.

Godrej properties sales people are using unprofessional and unethical practices

They took EOI 10 lacs took extra 5 lac cheque after a month said unit not available and it is now more than a month not refunded the EOI amount yet

They very well knew how many units they have in their project despite they kept on taking money.

A professional and ethical builder would have only debited money once they have made the unit allocation

And forget the bank interest the money has been with them for 2 months and still no clarity when they will return the money

We had given a Cheque of Rs 5 Lakh as EOI for Godrej Palm Retreat, Sector 150, Noida on 10-10-2021.

Later on 18-12-2021 we applied for unit GDPRC1-0502 by signing a cheque of Rs 12 Lakh and an application form provided, filled and retained by Godrej Empoyees. Nobody from Godrej had signed or acknowledged any of the document.

On 19-12-2021 we requested the Sales Manager through email that we will not be able to continue with our application due to some unfortunate circumstances and requested to stop processing of our application, not to bank the cheque of Rs 12 Lakh and to refund our deposit of Rs 5 Lakh. Since then, we have telephoned and emailed the Sales Manager, the project head, their official email and higher management. We also stopped the payment of Rs 12 Lakh cheque.

We haven't entered into any contract or agreement. We haven't been even approached to get signed any agreement, registering of any document is not even in sight.

Considering all this, we are entitled for 100% refund of our money (Rs 5 Lakh), but they are saying that the same will be forfeited.

Through this forum, we once again request the Godrej Authorities to recheck the case and return to us our money.

This is one of the worst experience. I had with any builder what so ever. I was allotted shop GDPRSHOP 8(Ground Floor shop - 8). Once I paid the earnest money, they sent to me the agreement letter via post. The agreement mentioned that the first party is ACE, some other builder, not Godrej.

I raised my concern with Godrej that the project name is Godrej and so far I have received emails only from official Godrej Property domain. Now why are you forcing me to sign the agreement with some other builder as first party.

Despite all tries, they finally mentioned that I have to forfeit the amount as this is earnest money. This is worst ethics I have seen by any builder. Shame on you Godrej Properties.

Extremely disappointed that Godrej, like any other builder is using manupulative means to sell this project. The marketing team presented it as Godrej project, which they can because project is named so, but when i received the agreement to sign, the first party was some other builder. When i asked for refund, i got response that money have to be forfeited. This is scam.
