Buy it but with info that you will face problems and you live with it. Builder possession certificate is of no use, any one can type and give that letter. You need BDA OC.
Its BDA approved project but people employed by builder are not customer friendly to provide the service even though they take money for 1st grade service. They don't even reply to your emails. Its not worth bcz the people you need to deal with who take only money but not give you A grade service.
In registration Saledeed, Clubhouse will be owned by Builder only and Flat owner or Association have no right on it though you paid money for clubhouse.
