We invested in Gera Emerald City, Baner in August 2005. The real estate prices started shooting up since then.
Gera Developments found to their dismay that they had sold all the flats early at lower prices than what they could have commanded had they waited just six months. This notional loss of additional revenue colored their approach to developing this project to the extent that they did not bother to realise a single badly handled project would wipe out their hard earned 50 year legacy of trust and dependability.
The finish, attention to details and plumbing work is grossly sub-standard. The podium garden is so ill designed and executed that it leaks water at several places creating nuisance to the car parking below. Many of the cars have been damaged.(SEE THE PICTURE). The flooring of the car park is a disgrace. The ducts from the podium are an after thought and they run in a haphazard manner in all direction only to drain water on the surface of the drive way rather than in an underground drain. This itself is a hallmark of a novice builder rather than a renowned and experienced builder which we thought Gera Developments was.
They have not provided basic things like main gate(SEE THE PICTURE - ROYAL GATE), concrete boundary wall, a decent approach road, rain water harvesting.
Their widely advertised usp - 5 year warranty is load of bunkum. The fine-print is that the warranty is to send their people once in a year to check what is defective that too inside the dwelling units and not the common areas. The plumbing leakages that developed within two years of possession are not part of warranty services.

One of the walls collapsed during monsoon last year and luckily there was no casualty but there was a distinct possibility.
They have stopped responding to civilized communications through phone or mails.
I am sure Gera Developers, with this kind of attitude, are well on their down-hill journey and soon they would have to shut shop.
