I recently came across a forum which used ‘cheat’ and Gaursons Group in the same breath, and this is what made me write this review about my personal experience with Gaursons. First, let me tell you that I have bought a 3 BHK apartment in Gaur City, which is located on National Highway 24, in Noida Extension. When I had booked the apartment, I was given a possession date of around one year, so I had in mind that it would take around 2 years, as is the case with most builders. But, I was really surprised when I was informed that the apartment was ready within the allocated time. I was more than happy as I was planning to shift to the same area, due to a change in my workplace. The day I shifted, everything in the apartment was ready and the facilities in the township were fully-functional. Bear in mind that that’s not really the case with most townships. While the main residential units do get ready, the amenities around takes a good few years to see the light of the day. Gaur City is a township that bullishly opposes the norm in that regard. Overall, I am really very satisfied with my entire experience with the Gaursons Group.

Hi, I have seen almost all the places and projects in NCR of different builders. But found some or the other problem with different builders. then my brother in law suggested me to check the properties of Gaursons. believe me I found their projects unique from other builders not only in terms of facilities that they provide but also the construction quality with which they complete the projects.

Finally I landed to Gaur Cascades Ghaziabad. I purchased it for my brother. believe me in such price you are not going to get such good quality flats. Thumbs up from my side to Gaursons.

Gaur sons are fraud company

Pathetic maintenance

Poor quality materials used,rust marks coming out from finished walls

Worst managment

Frequent electricity fluctuation

No Npcl connection in 12th avenue

Charging high maintenance

Unmaintained lifts

No civil management

Poor construction quality

Several cracks visible inside flats in 12th avenue

Cleanliness is also big issue in public area

Gaursons india is one of the best reputed builder in noida and ghaziabad region. The delievered rojects by Gaurs in vaishali, indirapuram and Noida are rated amomg best projects in the region. The resale value in the market in todays te is decided upon the quality of projects and gaurs havs stand upright on this front.

Also, few of my relative and friends lives in gaur green avenue , gaur city and they have no complaint whatsoever regarding builder. The maintenance part after delivery is also very well managed.

Regarding new projects, gaurs have tried to give same on timebut , yes, some projects are delayed and they can be attributed to market scenario

Gaurs are one of trusted builder among very few builders left in this categaor

But this group all management system totally bad. some person also tell me about this group managemet also its hr management titally bad. hr head and hr manage totally failure of this group. store management system also bad. the interview sytem of applicatnt totally bad. But work progress too good. kindly change management system and also hr system. hr have no idea about interview of appicant. fully attitude person all of tjia group. so change

After receiving a series of extremely unprofessional responses from the Guarsons team, over the last 22 months, here I write an open letter to the senior management of Gaurson, hoping that some sensible person will read it and make amends, for people who invest their hard earned money, life savings into their projects.

Dear Sir,

I am writing you this email in extreme pain and disdain.

Here is the background:

I booked a unit number in Hanna Tower, Gaur Saundaryam Project. I booked it on special recommendation of a friend who bought another unit in the same tower and suggested that the project by Gaur are not delayed and the builder is FAIR.

On paying the booking amount, around March'15, I was told that the subvention scheme was over but I was assured that the builder will get the necessary documentation done with Indiabulls and have the loan disbursed; this technicality went on for three months and the paperwork was never completed. I had to personally make, sincerely 100+ calls at Indiabulls as well as Gaur to get the contract between Gaur and Indiabulls done to have the loan disbursed. Through this extremely gruelling experience. I was constantly assured by Mr Rajender Gaur from your team that no interest shall be charged for those three months as the mistake was at the builder's side for being late in extending the subvention contract with Indiabulls. I wrote 20+ emails to him, asking for this to be given to me in written but I never received a response. Over phone, he kept giving me verbal assurances and kept talling "email nahi mila, fir se bhej dijiye". But he never replied to my emails. I have all records and I will be happy to produce it.

Next, the project got delayed. Possession was due in May'16 and the EMI started; as I patiently waited, I met the shock of my life when I saw that an interest of 2 Lacs has been demanded for those three months of delay caused due to the delay caused by Gaursons in extending the subvention contract with Indiabulls.

On calling Mr Rajender Gaur, this time his tone was different; he started dilly-dallying, saying that I first make all the remaining 15% payment(due on possession) so that he can negotiate my case. I did so and paid every single penny. However, I never heard back from him. I have given him 10+ phone calls, written~5 emails but have not got any response.

Recently I received another demand letter suggesting that the interest amount has increased to 3 Lacs now.

So the status today is:



  1. I have paid 100% of the amount;~1.05 Cr.



  2. I have been paying EMI for the last 8 months:~6 Lacs.



  3. I continue to live in a rented accommodation and have been paying rent.



  4. I am being asked to pay 3 lacs because Gaursons took three months to get the subvention contract extended with Indiabulls.





Of these, point#4 is something that is truly a harassment and it is my right that the ENTIRE interest be immediately removed.

For once, I hope for a responsible response.

I am working in an IT firm at Noida sector 126. In 2011 I booked a flat at gaur city from gaursons but due to land dispute over the project land the possession got delayed. Gaursons promised the possession by end of 2013 but I did get my possession in October 2015. That is very tough phase for a buyers if he has paid all amount on time he expects timely possession of property. But if someone gets delay in the possession, that’s very unfortunate situation for the buyers. I was going through same phase.

I visited gaursons office several times talked to gaursons CRM team they said delay is due to land dispute situation and I will get my possession in 1 year. So I calmed myself and realized that somewhere builder is also struggling to get work done due to some dispute and other issues. But I encouraging thing was gaursons team’s support they were very polite and supportive throughout the process. I asked them for the possession delay penalty initially they try to avoid that but after some meetings with senior members at CRM team of gaursons they agreed to pay my penalty at rate of 5 rupees per square feet.

I thought that this is very low amount as if buyers failed to pay installment on time builder charge high interest rate and penalty from the buyers. So I discussed with some other agents and some of my friends who have invested in other projects. Then I came to know that this is the standard rate of penalty decided by authorities. And there is 6 months of relaxation as well for the penalty payment.

Finally I got possession of my flat at gaur city by end of 2015 and I also got the draft for delay penalty at agreed rate. Initially I felt I am cheated by builder they did not pay m full penalty but after looking at the market scenario and issues faced by builders and buyers I realized that it was fair amount paid by builders. I talked to some of my friend who invested in other projects and they were struggling to get possession even after 2 years of promised date of possession and they said builder even not agreed on paying any penalty. That made me realized that gaursons did not cheated me or even they were quite supportive.

Even today I see number of buyers struggling to get there possession and builders refuse to pay even penalty for the delay of possession but on this I had a good experience with gaursons builders. I am living here from more than 1 year and did not even face any big problem regarding maintenance or other threat instead of some small issues but that is part of almost all residencies. Overall my experience with gaursons is good.

I shifted with my family to gaur Grandeur from Gaursons in March last year on rent. I want to share my experience with builder.

Earlier I was living in indirapuram with some other builder. There were lots of issues related to security, maintenance and resident welfare.

Every day there was some issue arises due to maintenance. But most frustrated part was that no one from builder maintenance team ready to listen from residents. There were so many security threats for the children and older family members. Condition of apartments was very poor. Everyday some thing gets damage either bathroom tiles, electricity boards or some other part. Residents complain in maintenance office but no action gets taken. That causes many families to leave the apartments and shift to others.

I also decided to go for some other property, so spent some time in searching a good place for my family. After some research, I decided to shift at gaur grandeur. I gone through various web portals for gaursons review and asked to friends who were living here already and on the basis of gaursons good reputation I decided to shift at gaur grandeur as it is also near to my work place.

Now it is more than 1 year for me and I can say my decision about gaursons was right. In last 1 year or so I have not faced any big maintenance issue or security issue for my family or even I never heard from any other resident such complaint. One plus about gaursons is that there is escalation system for resolving the complaints if residents. There is complaint log system at gaursons office through which resident can log their complaint and they just need to keep complaint id with them as each complain id should get closed. That helps to resolve problems in quick time. And now grandeur is handed over to RWA so now it will be more convenient for residents to resolve their issues related to apartments or maintenance issues.

So after living more than 1 years here, I can say my decision to shift at gaur grandeur was right. I am not saying gaursons delivering is best builder but on the basis of my reviews about gaursons I can say they are doing good job. They are giving good services to their residents.

Adjacent to NH24 in Rajnagar Extension Gaur Cascades is a ready-to-move-in project with all the luxuries and facilities in affordable price. I would say the location is fabulous with great returns in future. It is perfectly connected to other region of Delhi NCR through National Highway. Metro connectivity will also flourish soon in this area.

I am very happy to associate myself with Gaursons Group and their project Gaurs Cascades. My family is living here and enjoying all the facilities at the fullest with good maintenance and support.

Gaursons India is a well known builder. It is the best builder in which we can invest money. It is trusted builder their work is very efficient. Gaurson builders always taken best place for their residential buildings. They always keep an eye on everything should be within the residential area. Gaurson builders are working from many years. They have always big strategies to complete the work. Banks are always give loan for their flats.

Their work is always appreciable. They always gives possession within the time. As you know today the rates of flats are very high but the middle class person can also buy a flat in their area because their rates are not too much high. Gaursons always maintain its sites cleanliness and healthy environment. In their area they always provide swimming pool, health clubs etc. They also take care of the security system.

Finally my opinion is that we can buy flat from Gaursons India.

It was seven years ago that I came to Delhi and had been searching for a quality residential unit in the NCR region. I wanted a 2 BHK apartment in a well-connected area, with all infrastructural needs taken care of. I was working in Ghaziabad and wanted a budget-friendly unit somewhere close.

After lot of research and several disappointments, I finally found something fitting my needs right, from the Gaursons Group. I went down to the location to check the apartment for myself. The rooms were spacious and airy, but what got me interested was the infrastructural management and greenery. The efficient designing and construction gave the space a sense of comfort, something that was greatly lacking in most apartments that I had previously checked out.

The queer thing about this however, was that I had previously struck this real estate company off my list having heard of Gaursons Group Lawsuits from friends, who read about it on the internet.

This incident helped reconfirm that not everything you see on the web is true.

Gaursons is a big name in Ghaziabad and other areas in proximity; they boast of some of the best properties, some already delivered and some upcoming. In fact, reading the positive Gaursons Group Reviews online, on so many popular platforms, was one of the reasons I wanted to see their properties. And as I was looking to shift to Noida, I had seen almost all the places and projects in Noida, Greater Noida, and the Ghaziabad area by different builders. But while I found some or the other problem with the builders, Gaursons has some of the most unique offerings, not only in terms of facilities, but also in construction quality. I finally purchased a flat in Gaur Cascades, Ghaziabad, and believe me, it was a really good deal for the facilities they have here. Gaursons Group gets thumbs up from my side.

I am working in a software company in Noida. I returned from Bangalore 8 months back after serving for 7 years in Bangalore I changed my company and shifted to noida with my wife and a kid of 2 years. I wanted to get my parents to live along with me as they lived in Raebareli. So I have to buy a property where we can live along with my family.

I started searching property through various website portals and with the reference of friends. And I went through with 3-4 different projects from various builders and heard about gaur city 2 from gaursons. I went through with the property and after comparing various aspects of the property and on the basis of builder reputation, I found property a good option according to my requirements so decided to buy a 4 BHK flat at gaur city2 11th Avenue. I contacted with the builders sales team and started the process for registry and all.

Gaursons team’s response was very impressive they were very polite and supportive in whole process. For me most impressive part was the transparency in the process from gaursons. I heard lots of negative thing about real estate business but I did not face that. It was my first experience with real estate firm and I am quite happy the approach from the gaursons. The process of registry was outsourced by gaursons but they were transparent and supportive at each level. Team for registry was available at gaursons office itself so I need not to run somewhere else. They asked me if I want to do registry by own so they are open for that as well and assured me for their all support. But I decided to do registry through them only.

Gaursons team were transparent about charges related to common floor, club usage and various other like parking etc. They clearly told about the limited usage of stadium and club for the members only. That is impressive thing about the builders otherwise as I heard that usually builders don’t open about the additional charges and provide very limited information to the buyers. I heard lots of other negative talks about many builders. But I am happy with the gaursons that I did not face any of such incidents from builders. They were very transparent and supportive throughout the process.

I have shifted to the gaur city since 3 months and finding the place good for my parents and kids as well. There is good security for our Parents and kids. I also talked with some of residents and they also seem happy with the place. So I am very happy with my decision to get a home at gaur city. I don’t know much about real estate industry but my only experience is with gaursons and I am quite happy with that. I just wanted to share my experience with other people as there is lots of negativity about real estate industry and builder in the market. But it’s not the case every time.

I work as an executive at a manufacturing company of auto parts in Okhla, born and brought up in UP through out.

I used to live with wife and my kids at East Delhi and my parents and all live in home town Kanpur.  For investment purpose in 2011, I bought some property in Gaur City a project from Gaursons. Everything was going fine till 2015 the time I got to move to Ludhiana as I got promotion and transfer to Ludhiana. So I decided to cancel my booking at Gaur City. And I cancelled my property in august 2015. Also it has been 4 years since I have paid all installments on time. I mailed my details and concern to gaurson’s team and to get my refund ASAP.

I was panicked  to hear the response from them  “what so ever  money you  have given to us, we have invested  that same in construction, we can’t get money out from construction . We will refundyou once the flat allotted to you is sold to someone else.”   It got afraid as I was going to move to Ludhiana and they were saying that they will refund it after myflat gets sold. Also it would be difficult for me to follow up for my money from Ludhiana. Also I was worried about my investment made as it was all I have  earned from my  hard work and If something wrong happened or I got cheated then I would left with nothing for me and my family. I went to gaursons office. And meet with concerned persons discussed my issue with them. They assure me that there won’t be any such issue. They assisted me every way possible but still I was quite nervous and was doubtful about my refund. Finally in March2016 I got my refund. It took 6 -8months get it done but still I am thankful to the cooperation by gaursons team that I got my hard earned money hassle-free refund in a year.

Entire market is struggling due to slow down in the real estate industry. Lots of buyers are crying for their money refund after cancellation or facing lots of issues from builders. And in such condition gaursons cooperation left a good experience for me.  And additional thing is patience is very crucial in such cases as builder is also quite right at their perspective that whatever money they got from buyers they invest that in construction work so it is tough for a builder to refund the amount instantly and moreover any builder doesn’t want their buyers to cancel the booking of property.

I work as a bank employee in Ghaziabad and have couple of kids 5 years & 1 year. After completing my MBA from IMS noida in 2004 have been working with multiple financial brands selling their mutual fund / insurance/ account. Coming from a town of MP had no option but to live in rented flats from the beginning of my career. 4+ years back I started exploring the option of buying a flat in noida/ ghaziabad area & that is when my search of flats / sample flats/ under construction flats started happening, coincidentally my brother in law who works with HCL as a Sr. Developer also began the hunt in the same time.

I chose Gaur City project Avenue 1 while my brother in law chose another builder'X' project in the Noida area(not taking any name as my agenda is not to defame any one). The construction & stuff started at the same time.

Before finalizing on the flat we read tones of stuff on web and felt that no builder is to be trusted, even Gaursons. Gradually we realized delivery of possession has been challenge, customer service has been arrogant, builders do al kind of manmaani in terms and condition and many other aspects which just made us jittery on whether we should buy or rather happily live in the rented flat.

However despite reading through all the negative stuff about the builders as we had to see we did buy. Today after 4 years my Brother in law is still struggling to get the flat as honorable court has passed some judgment against the flat that he had invested his life in, while am living in my flat for last couple of year happily, the flat was delayed by an year I guess. But when I look at my brother in law I feel it’s perhaps so important to understand the builder’s previous credential before buying in.

In retrospective, where I feel my decision went right was when I chose to physically check through the property delivered by the same builder in last 1-2 years. It’s very easy to defame anyone thanks to internet if bunch of people want to do that and it’s even easier in such a competitive market of real estate.

While evaluating the recent projects I realized that there were just couples of builders with whom I can risk my lives income, and fortunately decision went right. The previous projects delivered by Gaurson were better quality wise and even price was comparable. They didn’t have much hassle in the possession timelines and most importantly they have always been on the right side of the law.

The current project where I’m putting up now has given us 85% satisfaction while there are some 15% areas of improvement but I feel that’s fine as 100% expectation is crime in this market.

I chose to write this article as I often read stuff people claiming how builder tortured them in some form or another, but no one writes good if you are a happy customer, it’s our equal responsibility to write good stuff too.

So I won’t say Gaursons is the best builder but if you shortlist builders by seeing their projects it enable a more rational decision making.
