A bit advice by a middle class person. Be aware of such builders. You are responsible for your own karma ifyou don't become intelligent and be-aware of it.

Initially I was very interested to book flat in Garuda Royal Homes.Had multiple visits to the project and also their other project near by. I think it is Garuda blossom or bloom. But have taken back step upon investigation I feel that I taken a right decision. Garuda Royal homes is an illegal project. RERA registered project but All documentation is illegal and no proper process in getting things done. The building is not as per the plan.BBMP is sleeping when builder has constructed illegal floors without approval. All their amenities are constructed next to the KR Puram Lake overflow canal andbelow the high tension electricity line. They fought with local people and blocked the road which all the local people were using for years. Always want to cheat customers in illegal ways for earning money for their benefits.

Also their other project Garuda blossom is of un liveable place, poor maintenance, water leakages every where, no amenities are ready still when say it is Ready to Move IN from long time, no one stops no one. I myself made multiple visits and no one stopped and bothered to ask. Had a decent look at their project and concluded this builder is fit for nothing other than taking peoples money and enjoying.

The project is in good location with all amenities. he elevation is unique compared to other projects without common walls and construction is in full swing.

It has been great doing business with Garudachala. Right from thestart to the end, their engagement with the customer is truly great, and must be appreciated. the biggest thing that’s great about them is they always deliver on time, every time. I have booked a flat in Garuda Royal Homer ripples. the location, construction quality and amenities are definitely need to be appreciated.

Irrational demands

During the time of possession, they kept demanding irrational things and we had to agree to them because if we did not then the possession would get delayed even further.

This place has problems like water seepage and leakages. You will not feel like you are living in your own house because there are so many restrictions that the builders place on you. You even have to take permission from the builders to make new furniture in your house by showing them the designs! I mean what!

Nobody takes care of the hygiene of this place. We pay a huge maintenance fee and we don't know what they are doing with that because it is definitely not being used for the right reasons.

Happy to buy garuda royal homes with reasonable price.

Quality of construction is good, and good progress to see. Initially thought it may delay project but the progress we see its good with reasonable price.

They have many other projects which is very good at quality and friendly approach.

I am happy with there flat.

You pay the money you do not get money or apartment they just play around with our money. I have blocked a plot at Garuda Blossom he did not registered or not paying the money back. The MOU or agreement which he provides is not valid. Please do not trust them Do not

Garuda Royal Homes is a very fantastic place to live in a cool life.  It is very near to vicinity of all major malls and also KR puram vegetable market with all the amenities within and one can lead a very cool and peaceful life at Garuda Royal Homes.  It is 100% vastu compliant and highly privileged and equipped with all the facilities like club house, swimming pool and a very good land scaping throughout the venture.  The venture is surrounded by a beautiful landscape for which the builder is investing around 3.5 crores only for the amenities, so friends anyone can buy a flat here and live a peaceful life.  If I have got to rate Garuda, I will rate it as 5/5.

I bought a 2.5 BHK Flat in Garuda Star Field about 5 years ago in 2012 and My experience with Garudachala Estates was really good. The property construction quality was excellent and it was delivered as per the timeline promised at the time of Agreement. I have done sufficient market research before I settled down with my property in Garuda Star Field in 2012 - at that time I was a first time buyer so I had all sorts of worries about the Real Estate Field & Builders. But, Garudachala Estates is a dependable company and builder Mr. Srinivas is a really cool person to deal with.

To my knowledge Real Estate is a dynamic field and tremendous coordination is required to execute a project successfully and from my experience with Garudachala Estates - I would say they did it really well with Garuda Star Field.

And with this instinct, when I started looking for another investment opportunity - I got to know about Garuda Royal Homes and without any second thoughts I have bought a flat in A Block(Flat# A315), hoping for a similar seamless experience with this project execution too with excellent construction quality and commitment to deliver it on time by Garudachala Estates.

Hi who brought the flats and who want to book New flat in our great garuda, beware of these builders, they will go to any extent to get the flats sold and words used to sell the flats are as below,



  1. We will satisfy you by any means .



  2. No compromise in quality





3.we will provide OC no doubt .

Note: Ask them if they have OC for previous completed projects

4.next week for sure will completed it.



  1. Entire team is corrupted from top to bottom.



  2. Entire team will say "YES" for what ever you ask .





Ask them to mention all the said things in sale deed or agreement.

I would request not to fall in trap to the words ask for proofs and evidences, still you want to ignore my words then it is left to you .

Be safe and secure even money is wasted but let the peace be with you .

I met with Garudachala MD Mr. Srinivas, we actually understood the actual problem. It's not with them, the problem was with the BBMP approval. We finally understood the issues and it was not that they intentionally wanted to not give us money. They have refunded us the money with interest. They explained that they didn't withhold the money intentionally, they were trying to get the BBMP approval cleared  and they will be completed.

When I booked apartment I was worried about my possession date it got delayed for 6 months, later they told becuse of some approvals it is pending and asked me to wait for 6 months more. Happy to get possession after 6 months. but I got it as per my requirements and the quality of construction is good. recommended builders and competitive price. For the delay caused I got some free interiors in kitchen.

Hi, we have recieved our money, the settlement is done . There is nothing pending with garuda now .

We have recieved our money with interest, the issue is not with the builder, the issue is with BBMP aproval, Though we

have waited for the project, we got our money back . Also builder told we have cleared all the customers issues and moved

some of the customers to some other project and taken care of other customers interst.

I was looking flat past 8 months at KR Puram Location at that time I have seen a Facebook post Regarding Ready to Move Flat In KR Puram I really impressed on that post so I went to visit the flat after visiting I feel happy with the Garuda Royal Homes. After that, I booked a 2 bhk flat.
