It is the most exceedingly terrible manufacturer in the business.

He is constantly inspired by new clients to cheat with them and get their well deserved cash by giving fake guarantees.

After registry of level, they don't go to you for your questions and concerns.

Every level of association is profoundly amateurish.

Simply think before you put resources into such developer's undertaking

He took right around 5 years to finish the tasks yet at the same time attempting to get the authorization from others.

It is over a month since I bought the apartment but it is not finished yet. The work is shoddy and unprofessional. Finishing is very poor. Every time we go for possession there is something lagging. The sales staff was very nice before sale but don't bother to do anything now.

First thing common for all of his projects are they never completed, amenities he promised will never give to you.

I purchased ganga alfa paradise in wagholi in march 2013, and there was a provision of club house in the society which he never build and for club house he charged 30000/- rs from each flat owner. There  is no completion certificate till now.  Since 1 years sewer treatment plant is not working(due to he fitted very very poor quality plant)and whole society is in big mess. He is big cheater. Think 1000 times before purchase its any flat.

Hello Guys,

I had purchased a flat from Goel Ganga in 2010 and I got the possession, though late, but without the completion certificate.

Now it has been 5 years, the builder has still not given the completion certificate.Because there is no completion certificate, we have received the  property tax from PMC with penalty which in lacs.

Tough we registered the complaint in court, it will take its sweet time.

Please stay away from this builder and do read reviews on internet before buying a flat.

This is my personal experience with this builder and this applies to all society members as well. I booked a flat in July 2010 and promised possession date was Dec 2012. I got possession on Feb 2014.

Builder promised many things during agreement sign up but we did not get half of the amenities. Then builder did not complete the construction which included outing tiles on stair case, building main gate and many such small things.

Builder promised that the corporation water will be available but till today there is no water pipeline and we are forced to use water tanks. This is the worst builder I have seen. Guys, I request you from my bottom of heart that please think twice before booking any flat with this builder.

The company is based on "Crook and Gangstar" practice. If you talk to Mr. Anup.( Bangalore) .only you will understand the same. i don't know why they employ such people.

He even does not know how to talk to ladies. Fraud and pathetic!!

Just want to share my experiance with this builder. I have bought a flat in Ganga Cypress Project in 2010 Dec, builder promised to deliver in Dec 2012, however he delivered in 2014 . I understand that there will be delay, but one should take responsibility and address the question or concerns of customer.

This builder persons are so unprofessional that they do not care to answere the phone call, if we visit personally they do not give appoint of project director and if by mistake they meet you they will give you nearest possible completion date and escape for that moment. Next time to meet them, you have to go through all the pain to meet them.

I understand that no product is perfectly finished, hence we need to indetify gaps and get them fixed, however since last 18 months we are struggling to get the things done( In progress). If the repair is expensive, they will say now this cannot be repaired as this contruction was done by some other agency and we are here to do what can be done easily.

They have not yet provided wi-fi connection which was promissed. Constrution qulity is of very poor such as common areas, doors, water taps, terrace doors, ect. now it is more than 1 year since completion, builder has not yet built the society enterance. It is builders initial responsibilty to provide proper security service, however here builder has asked residents to arrange to security service for their choice as he cannot remove the current vendor as he is local village person.

Builder is simplying pushing things on residents. My friends, If you are looking to buy falt from this builder please visit Ganag Cypress Project, talk to people there who are owning flats and then make decision. The amount which you are going to invest is very high.

The builder has not even fulfilled his one promise which he committed.



  1. No corporation water in Ganga Cypress even though flats are given possession



  2. Glass breaks down frequently from balconies - may cause fatalities



  3. Useless security - dominated by localities



  4. Poor light fittings - you can see lot of parking lights hanging



  5. No plaster(direct layer of putty/ POP) to the portion of building which is not easily noticed by customers - you can notice that if you observe carefully



  6. staircase side grills are at a height of 1 feet which can be climbed by any of the 2 yrs kid.



  7. Water leakage from pipes, pipe nozzles are of so much of poor quality that those can be broken even with single hand



  8. Builder has charged extra premium for quality and promising additional amenities but everything is of no use - water purifier form local vendor(Varsha), fans(Indo) etc.



  9. Electricity earthing is not properly done. Mild shock to laptop, chimney etc.

Very bad society to live.

1) Water Problem: Yellowish water comes for bathing and washing

2) Internet: Society doesn't allow customers to have independent internet connections,

they forced people to buy BSNL landline and Tata Internet combo( very costly and bad plans). They will not allow you to have tata landline with tata internet and other options.

3) Entry Charges: take 1000 rs/ year entry charges.( luggage lift, vehicle coupan, guard entry etc).

4) Amenities charges: 1000rs / year registration charges+ 500 /month usage charges.

5) No backup: no generator backup inside flat( backup for lifts and common area).

6) Drinking water: Come for only 2 hours in a day( if electricity is not coming at that time then RO and purifier will not work).

7) Dealers: dealers and owner have deals in place, so they pull out rented peoples every year to make money out of brokerage / entry fee / amenities fees / internet / landline / intercom / lift loading-unloading / vechicle-pass etc.

and also owner doesn't give clean flats during agreement and deducting heavy charges from security deposit at the time of leaving and again give the same flat for renting again without doing any maintenance.

8) Nearby Shops: Prices for common goods are too high at nearby shops and attitude is very poor.

In brief: very costly in terms of one-time charges and will pull out rented peoples every year.Full dictatorship of society members and authority.Please consider these points in advance before taking flats for renting / purchasing.

Their advertisement of this commercial complex boasts a lot of amenities, but this is what you get.



  1. No facility of internet connectivity. We need to hang the wires outside from the terrace.



  2. No lift backup, if someone gets stuck, have to be removed manually.



  3. Final finishing of the building is terrible.



  4. No service or goods lift. No provision also provided.



  5. Parking is cramped up, no shed provided also.



  6. There is no security provided. Just one old person sits near the lift.





Overall, no value for money. You can open a salon there but not an IT company.

Goel Ganga Developments is the worst builder in the industry.

He took almost 4 years to complete the projects but still struggling to get the permission from PCMC.

He is always interested in new customers to cheat with them and get their hard earned money by giving fake promises.

After registry of flat, they don't even attend you for your queries and concerns. Each level of organization is highly unprofessional.

Just think before you invest in such builder's project!

Its really a painful story most probably the saddest one of my entire life! Booked a flat at Ganga Cypress under Goel Ganga Developers in 2011 end and done the greatest blunder of my life!

As per the commitments of the sales guys and as per the agreement the flats were suppose to give the possession on the month of December 2012! But till date(its 2014 starting now) unable to commit us any fix date for the same!

On the other hand their well trained staffs knows very well  how to rotate and need to give wrong commitment to their clients each time! Its really not possible accept any profession lairs!

Mr. Rajeev Palkar (old chapis the project manager) had given a written commitment also regarding possession before 6 months but fails and don't know now also the exact date of the same!

The owner of the organization is busy (in world tour, family's marriage ceremony or something else as per the staff) every time and unable to meet their clients with like these several silly reasons!

The project works stopped from October 2012 and still date no specific changes saw in my flat at D Block!

They all together make me and the other flat owners to stop believing on the normal human beings

Hi All,

This is my personal worst experience with Goel Ganga Developments. I booked a flat in May 2011 Ganga Cypress in Tathawade, Pune. Committed possession date on agreement was Dec 2012. Today is Dec 2013 but still no possession.

He is the worst & unprofessional builder in Pune. He cheated many customers and looted their hard earned money. Beware of his new schemes Ganaga Aurum Park. People who invested in Ganga Cypress here are suffering badly as they are losing money.

They are big cheaters in Pune real estate market. They have a trick, they formed a new company Swastik Promoters and developers and registering with this name so that people should not complaining for Goel Ganga.

This builder gives false promises & do not complete them. The features shown in sample flat, which their sales guys agrees while selling flat, are not given in flat. Quality of construction & material is also very bad.

Builder does not agree on giving compensation for delayed possession.

Beware of this builder.

Goel Ganga group started the project Ganga Cypress and Ganga Aurum Park in Tathawade Pune which is near to NH -4. Initially they promised like anything but in few days we realised that the builder this fraud. Below are the reasons why you should not buy property in ganga aurum and ganga cypreess.

-Delay in possession.(project started in Jan 2010 still no possession)

-Rude attitude from builder.

-They are registering with company named 'Swastik promoters and builders' so that legally there name should not be trapped.

-Poor quality of material.

-False promises to customers

-No legal clearances

-lack of communication to customers.

Some people who invested in those projects already taken there money back. Beware from this dog!

Sales persons were giving many Commitments but in actually it is not happening in main office. They told fake about Gas piped connection, Solar heater .So many things to other customers.

Quality of work is not up to the mark.They are not having experienced people to work .Engineers also given bogus commitments to the customers and they are not giving proper service after signing the letter of possession.These people signing the possession letter at their main office after that they handover the keys at working site.

I would like to put forward my experience with Goel Ganga Group for Ganga Skies Project at Sant Tukaram Nagar near OLD NH4 highway. I have visited many times to this site & booked 2*2BHK flats with sq ft rate of Rs.3000/- and handed over the 2 cheque of 1 lakh each as booking amt in Sep 2010 to their GM (Dayanand Rathod).

Few days later this GM called me and told that our DIRECTORS are not approving the 3000/- rate and asking for 3250/-. I got shocked with this new rise of rate as we had already done a lot of finance management for making the down payments itself. We asked them how after booking the flat they can ask new rates and then what is the meaning of giving cheque to them. I went one step ahead and sent a escalation email to Goal Ganga CEO and MD's, MR Kumar (CEO) called me for visit and actually was trying to convince on new rates and forgot about the earlier commitments.

I taken the decision of withdrawing from this Group and asked my cheque back and taken it immediately.

I think this people does not value customer, they doesn’t talk to customers properly & this experience is given to my friends who booked flats in the same project. Since these people are getting more and more of our like (IT) customers, looks they have taken it for granted and does not see how much damage to their image can be done by ours (customers). In the visit with GM & CEO, when I said to do Damage control Action, they said nothing will happen to our Image.

This is the culture of the organization to involve the customer first, get their bookings and then differ on the AGREED TERMS. Can’t a GM of the organization follow the COMMITMENTS given to customers? That’s why expected some damage control action to be take by the highest authorities, but nothing happened.

I feel this is very unprofessional way of dealing with the customer and seek kind of urgency for changing the options of flats, differing on agreed terms; saying to collect cheque, asking for new raised prize, etc.

Want all of you to wake up with this review and experience with the Group and think 1000 times before dealing with this Group in Pune.
