This is the journey of buying a flat from ELV team in ELV Kingsland till now.
Feb 2022 - Booked a flat.
Was promised delivery date of July 2022, with 3 months grace period.
TDR was a issue for them and was promised they will get it by May 2022. They have permission for 9 floors but will make 13 floors.
I had confirmed and they promised they won't make beyond 9 floors without approvals
September 2022 - They promised delivery to be done by April 2023 and TDR confirmation by Dec 2022. Consturction already started for higher floors without TDR.
July 2023 - They promised compensation for delay in delivery and TDR by Dec 2023.
NOTE: They will send newsletter which will include acitvities they are planning to complete in next 2 months as completed.
December 2023 - Made their own T&C for compensation and denied it. Asking people to move-in to an under construction building.
April 2024 - Still no TDR. No one wants to meet you unless you go for registeration. No Amenities, Single LIFT but according to them building is complete. Asking everyone to move-in.
July 2024 - Still no TDR. No one wants to meet you unless you go for registeration. No Amenities, Single LIFT but according to them building is complete. Asking everyone to move-in.
They even promise they if someone does full payment, they will handover the flat in 2 weeks, posting in newsletter.
August 2024 - Few Frustrated customer are doing registeration and moving in. I paid full payment and did registeration.
September 2024 - Sixth week is going on and still no work has started in the flat for handover.
Points to be noted -
The agreements mentions granite slab and kitchen sink. They refused to provide and no compensation.
The TDR has no visibility and after 9 continous promises of getting it done by next quarter we get promise of getting it in 10th quarter.
No Clarity which document approval they have received from which regulatory body. Just oral confirmation that they have all.
They charge heavy to get gas pipeline installed but won't provide even provision for it.
They will ghost you unless you are blindly following what they ask you to do.
There is serious miscommunication between ELV team and customer has to run around to follow up on things which involves multiple teams. 100% expect delay on this.
Amenities are not there for people who moved in. 2nd quarter has passed of promises that 80% amenities will be completed by next quarter.
DONT fall on their words that thay have to complete project before RERA date. They manage to extend 3 RERA dates. 1 was genuine for covid. The other two was shocking how it happened. They didn't even care to inform the customers.
