DS Max company is worst company they will agree for everything while booking once taken advance money they will start showing their true picture and start giving diplomatic answer and once agreement done with 20% advance then they will show the real picture and start denying for everything & ask for additional money and un neceassry delay and there are people in the legal registration department Ayaz passa(Rohit) he do not know how to speak and will speak like some where doing business in footpath and start black mailing with ur advance money give this much with in this date else will deduct 2 lakh from advance money, etc, etc and if try to reach higher management no one going to pick the phone neither email reply nor personal meet till the registration and forced to do registration registration also they will take whole 3 yrs maintenance+ etc, etc charges the service which will never get, maintenance which is very pathetic none of the supervisor addressed to the complaints not responding phone call if fortunately answers except diplomatic answers.
Marketing team(Manoj & other one thing guy) leave that they do not have any word of mouth really fake people they are chors, they will in picture & agree for everything and tell everything in the project till the advance money given thereafter they will stop picking phone itself/no email replies really thief's they are; as you have paid the amount 20% which itself is very huge money and no other options except registration or bear a huge loss for return money which is no grantee to get from builder.

DS Max are very good in making false promises, false commitment to customer until they buy the flat. In short they are very good in making their customer fool because after booking they just keep demanding the advance money on the name of modification but the modification will not be as per customer requirement.
One need to keep calling them for their response because they think they are the god!
Even after putting continuous reminder mail, calls and msgs the staff don't have the courtesy and basic manner to reply back or call back.
I feel the chairman should concentrate only on one thing either movies or into real estate rather than  becoming  the "Jack of all but master of none".
After months of follow up I got the customer complaint number but after calling the representative says "Madam I cannot register the complain, I can only provide the contact number of the person who will help you to rectify the issue". Which is actually "USELESS" because they are not at all interested in rectifying the issue instead they will try their best to convince you.
In short, DS MAX SUCKS!
I wish I could get the chairman number or mail Id.

It's being a great  pleasure  to get associated with Ds Max properties  and proud owner of Ds max savera B block B block 223.  Mr Satish has  truly said that " I Dream for your dream Home". What to say more about Ds Max  savera  a one stop for all our dream Home. Ds Max  savera has got a superb  amenities like club house, jogging  track,  swimming  pool and has accessibility  to all facilities like nice road and main road and metro.  It wouldn't have been to go for a own house with  our budget  but Ds Max stood with us  to fulfill our dreams.  All staffs  are well knowledge  with  great  experience we strongly recommend if you are looking for your dream house put a full stop at Ds Max properties. Very cooperative staff specially Mr. Ravindranan Gowda and Mohan Babu. They have elaborated everything about project. It think it is complete client satisfaction. Made for clients satisfaction. DS Max project is really good. I heard from existing clients that DS MAX always handover projects to clients well in time.

I had booked a flat and opted for housing loan. Zonal head by the name Mr, ravindra gowda started a group in whatsapp. Later when customer started to ask queries, he used to take the topic of payments and remove the customers from the whatsapp group who ever used to ask queries. And for housing loan goers he told to run behind Bank and its not their headache. Without even intimation about the progress of the project. Seriously the rude behaviour was terrible and horrible.

Be careful when dealing with DS MAX if you decided to buy budgeted apartments from them.
If you still proceed to by with DS Max, here is my input which will help you in many ways
Sales: Like all sales person, DS Max has, selling with wrong promise, always note it down get written confirmation from Sales person also get confirmation from email, all voice or verbal communication during this stage is not valid. Written with approved proof for Interiors, Exteriors, AC fittings, False ceiling should be obtained before booking the flat. After Sale deed to get permission for each activity will cost you more, so get written down permission before booking the flat.
Check your parking area if you have big cars.
Sales Agreement:Â Â During this stage be careful as this time you will be fooled easily with standard Agreement, do not agree if terms are not clarified and waivers in writing/email given to you.
Sale Deed: Collect the No Dues certificate before going for registration.
Possession: Plan 3 months from sale Deed, as all process will be delayed by this builder.

DS-max is worst builder, i bought an apartment with them which litterly poor quality building, with in an year all walls got cracks, roof plastering got removed, they said they have two bore well but only they had one working.
recently BBMP inspection team found that there is no Sewage treatment plants. Dont buy from his cheap – cheater builder. visits there 5 projects minimum if u decide buy one. this guys pricing also not that low as you expected. they charge for many things later once you buy it

I own a flat in DS MAX Skylishious since a year. Not happy with the project would like to highlight certain major issues which I and my tenants have faced over a year after all we invest our hard earned money in buying a house.
When I got this flat the work was half pending like road inside the society, gym, swimming pool, electricity backup, compound wall etc. I see no progress over a year everything is still the same. In the entire society there is only 20 families staying this is clear that people are not really interested in buying a property there looking at facilities, roads and amenities & the quality of construction. Few incidents which which happned since I got the flat.
Snakes in the parking area & children play area, this has happened thrice. Thank god it was observed before it could cause harm to people.
First time milk man & then new paper boy were stuck in life for two hours, because there was no backup, the milk man actually started crying & shouting for life in the lift.
The roads inside the society are terrible especially in the rainy season.
These are few incidents and there are many such. I am looking for new tenant’s sine 4 months but did not find one yet. Mail chains between owners and management are on since eight months but the result is only diplomatic reply for each email. I regret for buying a house here.
