Sales person has not transparent to customer. They do enjoy making customer round and round. Location wise not recommended. First preference in real estate is location which lack in this proj but that is acceptable customer satisfaction would have been there.

I book a 2bhk apartment in bren northern lights. To my surprise, instead of getting a 2 bhk, they are giving 1 bhk. I am still waiting for the handover of the flat (2bhk). Delays are made unnecessarily. Sales team are very unprofessional and they stop receiving calls after the sale is made. Pathetic experience!!

I was looking to buy an apartment near HOSA Road. The MyGate app popped up an advertisement about 3 BHK in Bren Woods. The price looked attractive to me, and I hence called the marketing person, Mr. Shrinixxx, who posted the advertisement. Apparently, this person is from the marketing team for Bren Woods. I went to look at the flat. Honestly, I liked the flat and the society at first glance. Shrinixxx showed me the amenities and spoke about the greeneries in the society. Everything was great until now.

The next day, I revisited the society, and Shrinixxx connected me to the owner, Mr Gauxxx Agnixxxxx, who apparently is an investor looking to sell his flat. He quoted me 68 lakhs for the three-bedroom, 1333-sqft flat. After a few seconds of negotiation, we agreed on Rs. 66 lakh. Gauxxx asked me for an upfront token of 10k and suggested that I should start calling bank officials for a loan so that we can close the deal asap. I got caught up in FOMO and followed what he suggested. I paid him the token amount and reached out to my RM at HDFC Bank to initiate the loaning process. Gauxxx also sent the required documents to the banks, and had it not been the Dusshera holiday, the loan would have been sanctioned because the papers were good.

Now comes the interesting part. On the Dussehra holiday, I visited the society again and thought of greeting my would-be neighbours. They were very courteous and offered us tea. We discovered that they have been living in the apartment for 5 years, so they were well aware of the situation. They asked us to follow them to the balcony, and to our horror, there was a giant BBMP GARBAGE PROCESSING PLANT right 100 m away from the society. They mentioned that the builder cheated them and convinced them that the plant would shut down in a few days. Some of the things they mentioned about the plant were: the plant is emitting an obnoxious smell that has made the lives of inhabitants in this area miserable. Residents are now used to it. It is causing pollution in the nearby environment and in the underground water. It poses a severe health risk to people living in its surroundings. And because of the plant, there are no new developments in the area, and the property rate hasn't appreciated in 5 years. Residents often protest in front of the plant to get it to shut down or moved to a different location. I have found many online links confirming the same.

Thank you to these kind neighbours who have saved me from committing the biggest mistake of my life. I called the marketing person immediately to ask why we were not informed about this hazardous plant nearby. To this, his response was, "The smell is not persistent and occurs mostly when the garbage truck passes by!

Well, I immediately decided to call off this deal and informed the bank to not proceed further on this. also called Gauxxx about the same. He blatantly lied to me and said he was not aware of the plant since he had not lived there. But from the neighbours, I learned that he has been very desperate to sell his flat and has been posting lots of development plans around the area in the society group so that someone can buy it. I did more research and discovered that he had been posting advertisements for months and had quoted a much lower price than what I was offering him.

Later, Gauxxx ghosted me and refused to return my 10, 000 token payment after learning I was no longer interested in purchasing his property. Well, I consider it learning for me. I paid a very low price for the mistake I was about to commit. I thank almighty that, on the occasion of Dusshera, he saved me from this crook.

People considering buying this property because of its low price should read about the Solid Waste Management Plant at Chikkanagamangala, Electronic City Ph 2 Bengaluru.

Small rooms, high price and poor orientation of rooms in layout. No tuck shop planned! Commercial space is only for office - no big/reputed company will occupy such small space. Too high rentals projection by the sales team. Delayed delivery of project is expected.

I had the most dreadful experience while dealing with Prakash who is part of the Sales Team. They have a referral incentive of 50000 /-if you are not aware! Since I did not know the process, I reached out to one more employee who directed me to Prakash. . After sending all the required documents of referral, I get to hear after following up for 3 months that I will not receive the referral amount.The funny part was even the person who bought the flat had to write to them saying I had referred her Bren, if you don't want to shell out money for referral, please do not keep a scheme! Horrible Experience! I would never recommend to have any kind of relationship with this builder!

The project is very well situated on the main road ( Avalahalli) . It is surrounded by big projects like Brigade Exotica, Salarpuria East crest, Shriram green feild, brigade buena vista. Project have all the essential amenities but not everything available in the amenities ie. Ampi theatre, yoga, library etc. The possession is promised for december but they have only selected flats to give possession by promised time. I think the possession will be given by march. The apartment have good space and big balconi with great ventilation, Rooms are specious with beautiful open kitchen. Overall good project and value for money.

I arrived at Bren Imperia after looking at around 15 properties in depth for around 4 months. There were three major decision points for us buying a home which Bren Imperia more or less ticked:



  1. Project should be either ready to move or about to be completed. Given even builders like Mantri are facing the heat, we wanted to go for a property which is almost in a ready state. Wanted to avoid even little bit complications.



  2. Near to ORR and proposed metro. There is a proposed metro station at iblur junction( around 2.4 kms) which will come up in the next two years. This would ease the traffic on ORR and make this sarjapur, bellandur region a core region. Also, since most of the product companies have offices near ORR, we wanted to stay close by.



  3. Value for money. We were looking for a large 3 bhk with good quality and good facilities. Imperia ticked both of them. The build quality is very good and the society has probably the most number of sports facilities in whole of Sarjapur Harlur.

I have booked a flat in Bren Imperia. Flat is designed pretty well, spacious and at a good location. It's within the city and with calm surrounding. I am very happy with the sales person(shubham). He has been very cooperative and prompt in his response. By December they have set the expectation for delivering the flats, looking forward to move in to my new home.

Till now I'm very satisfied with the bren sales and after sales service.

Very nice appartment with full of open space and greenary around. Best investment till date.

The building structure is very robust.

People of Bren, engineers, maintenance guys are very well behaved.

They have even gone further to add cc tv cameras. Awesome

These guys they do false promises and they cheat with their customers, For selling flats they promised extra Balcony, choice of tiles, any modification needed by customers, etc. and once customer has booked flat Customers are only crying they don't listen, Customer are helpless. I suggest to go to some reputed name because you are paying good amount of money in that people will get A1 category home, rates are too high they don't have professionalism & their employees has very bad attitude. They have cheated customers by many ways I have included few of them.

We bought an apartment in bren woods recently and we regret badly about our decision to buy this property. There are a group of irresponsible staff who are not at all interested in fulfilling the requirements of the customer once they sell the apartment. We were worried about the waste management plant near the property before buying the house, but we were promised and convinced by the agent that the plant will be shut before we move in. But now they are asking us to complain to the builders by ourselves. We were actually shocked to hear this. There is a lot of quality issues in the building, all bathroom doors are bended and many locks and latches are not working. Tiles in the bathroom are up and down. Painting is coming off. This was our first attempt to buy a new dream house and it has became a nightmare for us. Please don't buy any apartments by this builder.

Looks like this builder has flouted all rules and regulations. Constructionguru30 noise starts as early as 5:30am and goes on until 11pm at night(going on as I write, @11:10pm), and sometimes even later – and these are loud banging and dropping of metal noises which happen throughout the day and at night. Even Sundays are not spared. This can be heard until a distance of few kms.

If they don’t care about the high court verdict banning Constructionguru30 noise before 8am and after 6pm, you can only imagine how many other rules they have flouted? Kids and older people can’t sleep due to the noise this builder is creating, which is clearly in violation of the high court order.

Be wary of buying from this builder…

Location is the main USP for this project with the upcoming IT companies just infront of it. Expecting the quality construction and on time delivery. Amenities mentioned looks interesting. Bren should keep up their brand value with out compromising in quality as they are charging it as luxury segment

They are making customers believe that the project will be done by Oct 2019 while the completion date as per RERA is 2022 - this is what will be written in agreement.

Not trustworthy builder who plays with customer time and faith to meet their selfish needs

Beware of this project and if possible invest your hard earned money in better Society. I had a worst experience with the Marketing guys(Swami and Ravi) of Bren Edge waters. They never share the correct details regarding availability and price and always tried to create a virtual demand. In case if you like any unit, they will make sure that You don't get that unit at agreed price. Not only this, project was supposed to get completed in Jun 2017 but its still not ready for handover and will at least 1 year to complete all amenities etc. I dont know the correct channel to highlight the behavior of Marketing guys Swami and Ravi to Brens higher management but if you guys are reading it, make sure to give some behavioral lesson to these folks. STAY AWAY FROM THIS PROJECT
