Mostly projects are luxuries, spacious and well constructed. Provided services are good. atelier is one of very good project I v seen in locality its club house facilities and park is awesome!

Good construction quality maintained in all projects. atelier, jaivilas, rudraksh and festiva are projects of this group where construction quality and provided services are appreciate able.

This is the builder who is constructing sikar road's tallest and biggest residential apartment Jai Vilas which is 19 storey building in jaipur and having almost 600 flats.

Apeksha group is a big group of house flat shopes etc. I buy a falt in october in jaipur at sikar road near manipal hospital . Super luxiurey dalt in this. All tha faclities are given to custumer. Average price nowdays.

And many offer run by them now or festive session.

1 bhk 2 bhk and 3 bhak appartment are avilable in this . Apeksha group is a very wide group in real state in rajasthan and other state.

I fully satisfy of its service. Many mall shopes made by apeksa group.

  • Hazardous development, the wellbeing safety measures are less in their structures and outlines .



  • Extremely poor workmanship of works working there, so we cannot get our home in real time.



  • Unsupervised execution of works and most noticeably awful storm cellar filling.



  • unfilled responsibility of our fantasy house and its outside, inside looks.



  • Cold state of mind for proprietors after their pocket was filled, there is no legitimate reaction from them and appropriate upgrade about our building.



  • latent to proprietor issues.





MY VERDICT:-

security insurances and shoppers wellbeing are not considered, they will fabricate our home in spending plan by utilizing better quality.

Apeksha Group-Beware of the Snake in the grass!

Beware of the fact that they are very seasoned actors. They may look at you in the eye and smile as if you are only the customer that matters to their company. They have selected a band of pliant and these are well tutored and planted cronies speak very high of the group .During pre sale session they are talking jingoistically of the vision and value statements and makes promises but on receipt of entire money from the customer practicing just a few convenient one’s. They create some logical connection between what was said and what is being done. Like politicians promise something, later renege on them and actually justify their actions.

Apeksha’s management is reluctant to cooperate with the customers, each time you patch up one problem, another one spring up elsewhere. Even rogues have some sense of ethics but they do not.

They have been continuing to enjoy the spoils. But, in truth, the Apeksha group is slowly getting weaker like a chair eaten by termites. The company’s immunity to problems has been coming down day by day. Apeksha group has a property named Apeksha’s Atelier in Kanak Varindavan Township, sirsi road, jaipur.It is a 12 storied building with 96 flats.

To facilitate mental peace and comfortable life, after my retirement I spent my hard earned money and taken a flat in Apeksha’s Atelier.This could be my last home purchase and being my dream house I have spent much more additional amount on the flat to cover some of builder’s deficiencies and also on comforts. But, later I realized having cheated by Apeksha group, despite having lot of choice available to me. Their deceptive advertisements and sales promotion have lured me also like other customers but almost all customers of Atelier are unhappy with the product and services rendered by Apeksha group despite working in buyers market in today’s cut throat competition in real estate market. They have grossly failed in meeting commitments to their customers. Even they have not constructed a temple in the premises which they have promised to the customers of Atelier.I have never come across a builder as clever as Apeksha group.

For instance in our two bed rooms we found broken tiles. They agreed to replace the broken tiles but despite my consistent follow up with them for months together they did not do it. Finally in order to maintain aesthetics of these two bed rooms I had no choice but to replace it with wooden flooring at my expenses.

Likewise there are broken tiles in our bath rooms also that I have to change at my expense as Apeksha people are reluctant to do it. People in their office have not been responding my phone calls. Other residents are also fed up with them as they have been totally neglecting the customers.

Presently around 25 families are staying here with lots of discomforts on account of deficiencies in this building. Time and again the residents have been following up with them to give heed to their grievances but it hardly goes to deaf ears of Apeksha’s management. The customers email is not replied and if at all replied it is not by the person who is expected to reply but replied reluctantly by someone down the line for the sake of reply.Phone calls are hardly attended.Hardly anybody visits the premises. They apply various tactics, make false promises/commitments and any how get the payment, the moment they receive full payment from a customer, he/she will not be extended the services in desired manner furthermore. They are unscrupulous businessman and have already reached highest level of professional hazards. Customer delight is far away from their philosophy, if they have guts let they do a customer satisfaction ranking survey of all the residents in Atelier.

Their middlemen say they have doubled their money in last three years, that could be possible only by a two ways sword on the customers by reducing cost abnormally sacrificing on quality thru malpractices and charging high prices to customers following price discrimination policy.

Their behavior with the customer abruptly changes after receipt of payment. Even smallest person in their management hierarchy misbehaves with the residents. They are totally ignorant of customers’ legitimate rights and if at all they carry out something for a resident, they term it as obligation and not the rights/paid work. This is a unique organization where customers are treated far below their dignity.

In Atelier all the residents are of a very high social status, very well cultured, qualified and soft spoken with a track record of a gentle human beings which hardly suits such unscrupulous business people.

Even after 8-9 months builder is not able to form resident’s society. Builder has not even bothered to form an association even though residents are continuously requesting for it. To my mind the reasons for the same are attributed to the following:-



  1. While giving possession residents were assured that remaining common as well as individual flat work will be completed shortly and also all deficiencies in building will be attended on war footing basis to ensure nothing remains pending. Completion and occupancy certificate/s would also be handed over very shortly after occupancy. But till date work is stand still and certificates are awaited.



  2. They do not have adequate parking. It is learnt that they are allotting parking in the spot shown to us as children play area while creating interest to buy.



  3. Their building work is still incomplete and has been extremely slow since last 6 months. A pending work list is submitted to them by the residents and the same is updated from time to time. Most of the important work is still pending. Even recently they have refused to construct a temple for the residents which they confirmed to customers while selling the flats.



  4. There has been lot of common issues related to building. The major issues being:-





Inefficient/inadequate sewerage treatment plant-resulting foul smell throughout the building which can result in health hazard but Apeksha’s management is least bothered.uction work on roof even after giving possession inviting accidents.

Fire stopping deficiencies.

No fire stopping sealing on pipes, conduits and ducts.

Clogged pipes/ducts.

Cleaning and Cleanliness of building premises.



  1. Overflow of septic tank whenever it rains.



  2. No waste disposal system in place. Garbage /wastages being dumped around the building premises. This is a big threat to residents.



  3. More often lifts are not working properly. There are numerous cases of lift stuck.



  4. Apart from the above there are several deficiencies and flaws in flats which also caused harassment, mental agony and financial loss to the residents.





In spite of lot of deficiencies the Builder and their staff are ignorant and even they are not bothering to comply with the rules and regulations related to SAFETY.There is a total ignorance from Apeksha group on the grievances of residents who has paid them hand sum amount .

People in Atelier are so nice that inspite of all these things against them, they harboured no ill will against anyone in Apeksha group.

All prospective buyers should take an integrated view of total picture of the market before buying a flat.Review each offerings carefully, understand properly, have everything in black and white. Take a conscious decision, hasty decisions should be avoided as it leads to dissatisfaction at later stage.

After living 3 years in Jaipur City, I concluded that Jaipur is a good place to live in & thought many people would like to stay here. So I decided to invest in a flat in city. After looking around some projects in nearby location I finalised upon so called luxury project ATELIER from APEKSHA Group.

My main consideration for shortlisting this project was promises made by builder like wide open areas, green gardens, active club, Maintained structured parking facilities, promised high quality of material, reliable security setups & promised quality maintainance.

I invested at very initial stage in the project, so I had only builder's word, brochures & advertiserments to rely upon. Only thing I could verify at that time was location of project & indeed the location is good.

But as I finalised the deal & started making them payments I realised that I have been cheated in terms of price as builder is still selling the project at prices much below my cost prices after 3 years of my purchase. Their ads were deceptive on pricing & they had a very vague system of negotiating. They were not able to sell much as project progressed & more features of project became visible. Not only the excessive delays in project completion impacted my trust in Apeksha Group but quality material used also forced me to think that I made a wrong decision.

Two years back I was told that project is ready to shift but till date basic services like fire fighting systems, parking space are not in place. Still discarded building material is floating on ground floor, many times snakes has been seen within campus, boundry wall is so low in height that anybody can jump in & in fact many a times nearby villagers have jumped inside the building. Video Cameras are not only too small in number but are defunct most of the times. Lift fittings are pathetic & many a times residents & even children have found themself trpeed for long times due to sudden failuires, I prefer to use stairs even from my third floor(Thanks to builder, I am able to burn some calories through this as I found Gym equipments also defunct)

To shatter my confidence further as a resident sightly high speed winds were enough. One eveing there were cracks in walls, windows/doors flew away with wind. Some balconies did fall too. All across open electiric wires are floating & open severage man holes are ready to absorb children playing around. This all is life threatening & there was no body from builder's side to hear us. They just termed this all as routine & promised to correct but.

A small nail(to fix a painting or clock) in walls is enough to take the entire brick & highlights the quality of structure. This mansoon was a different experience for us as first time I lived in a house where all windows were leaking.

When it comes to interiors, wooden flooring is just of Z grade & I immediately need to remove it. Water flows towards halls & rooms from bathroom due to quality of tile fittings.

Many taps & bathroom fittings leaks as local brand products have been used as agaist commitments of Jaquar of equivalant.

Many other thing were promised & were written in brocuhres like fans, RO, exhausts & now they just deny it shamelessly.

I have to request repeatedly to the shady people at building maintainence for small things like floor cleaning or leaking water.

Tried contacting builder many time for all these but he just does not want to meet now.

Only thing I found was quality of sales brochures

I am just feeling cheated.

After having hectic life as senior parliamentary officer in Delhi, I decided to settle at a calm and quite place in Jaipur. After reviewing various options, I purchased a flat in Apeksha Atelier. Main considerations were a few flats, nice garden, open area, kids play area, good layout of flats, etc.

I really felt cheated after moving in, as hardly any promised amenities are visible here.

Later I came to know that the area which was projected as garden, has been allocated as parking.a real shock to me.

Any multistorey project has two major aspects.1) construction 2) maitenance of building and facilities provided. Later is more important.

A swimming pool has been provided but one cannot imagine to enter in it because water is so dirty and is kept without any maintenance.

In the gym hardly any equipment is being maintained. Infact nobody knows who is responsible for their maitenance.

The building has already developed the cracks. Poor maintenance is now visible in open areas also.

I individually and later as a group of residents tried my best to influence builder to improve the maintenance but all in vain.

Even security is in question? I have already lost my computer printer and a few other items kept in the corridor outside my flat. Later, when reported builder and the agency appointed by them took this very casually. Instead of taking any action, they adviced residents to not to keep anything outside the flats. This means even shoes and umbrellas should be kept inside the flats.

The builder had promised luxurious flats but even for fixing the fans and tubelights I was asked to make the payment. It was almost in a threatening way I was asked to make the payment.

I am one of the customer of Apeksha Group as I have purchased a flat in their first residential project i.e. Atelier. I have already started residing in this project and can say that all of us have been cheated by the builder. The builder is not at all trustworthy and has not fulfilled any of his commitments such as he has informed that he is going to provide RO and Solar geyser which is yet to be installed. He has informed that maintenance deposit is to be taken one time only and already just after 3-4 mths of shifting, he has started asking for more deposit. My humble request to all the readers here is to not to deal with such kind of builders.

APEKSHA is a perfect example of their vision statement, which says leave the ordinary behind.

Customers mean nothing to them, once builder has received the payment they leave the customer far behind.

I would strongly NOT recommend anyone to buy any property/flat through this builder for the only reason that I have been duped by the builder for many reasons.

There is no value for the money taken by the builder- be it construction quality, workmanship, execution, maintenance, commitments - ALL IS A BIG ZERO.

I happened to purchase a flat from the builder in their newly constructed Atelier project. After a few months of living I could see so many design & workshman-ship flaws like never before. Cracks all over the building walls/pillars, seepages running across the length and breadth of the building, ample unfinished work in the building even after handing over possession.

They make verbal promises while committing the customer to book and after registering, they do not honour any of their promises/commitments made and start ignoring the customer.

Customers who wish to deal with this Group BE VERY CAREFUL since:

a) not only your hard earned money but

b) also your health will be at stake

after you have bought a property from them.

Please deal carefully just like any other real estate builder.

I am modifying my review now based on more understanding and help provided by builder at later stages.

They need to have better professionals in team. Some of them are good employees but not everyone in the group.

There are many real estate Company which offer properties in jaipur, but I don't still worry to look at them.I was looking for a commercial land at some major location in Jaipur.Then I came across Apeksha Grouip  Real Estate company.

They suggest me a lot of good options within my budget, because of such superior location my housing business is successful and have started giving me good returns. In just 8 months I have bought property in Jaipur from Apeksha Group. It have been doubled in rates. I will suggest Contact to Apeksha Group for a Real property they can really offer a good deal. Apeksha group is a more trustable or batter to other real estate company or Other builder.
