There are few things you will like about Aparna Constructions. However, there are so many not-so-glaring problems dealing with Aparna once you get possession of you house that you will bang your head as to why you choose an Aparna apartment.

Go to any Aparna community and ask anyone on the quality of construction and the fittings - right from faulty kitchen sinks to seeping leakages. Even your windows just fall off due to faulty fittings - this was accepted by even the maintenance vendors.

Other Aparna communities too have hundreds of issues which come to light only after sales formalities are done - hope you got the hint.

Once you have purchased your property from Aparna then you will able to see the real picture when the APMS(Aparana Property Management Service) takes on.

Here are the points:

Maintenance without Actual Service


  1. I am staying in Aparna Hill Park Avanues, there is no Manjeera Water Connection After the handover of 6 months, there was no Piped Gas as promised for 3 months, Intercom not functionally yet but they are charging maintenance  around 3000 per month for 1150 Spf flat.





Monopoly:


  1. They have probably some setup with Intercom, Cable and Net provider called "PIONEER". These guyz are worst in the world and pathetic service. But Aparna has decided to go with them for some unknown reason as there are good players like Beam and Airtel. I hope you guyz understand why this happened.This PIONEER guy keep on working with APARNA with different Names . Once it gets a bad review, it changes it's name and works with another of their project with new name. So don't get fooled by that. Ask your sales agent who is that and on what credibility it has been choose.





*Unfair Charges


  1. There were more surprise when we were communicated we have to pay 2400 per month for electricity and Water(No water by the way) for our vacant flats but reduced down to 700 when every one resisted.





They are other things as Unfair Club house charges but I am not going to hype this up now. Mail me if you need more info on that.

Undoubtedly the construction quality is unbeatable but seems that is what they are bothered about as it helps in selling.

The main Culprit is Aparna Property Management Services, so guys, you have the option .

We have a flat at Aparna cyber commune. The quality of flat is horrible and looks so dangerous. Every wall is developing cracks, earlier entire floor had seepage issues. They pass on these cracks as mere air cracks. What rubbish!

Hyderabad has nominal climate not extreme climate. Within 2 yrs of construction so many issues are coming up in our flat, if we speak to their employees they say all air cracks. Its pure lie, either structural issue or poor paint quality. They think customers are not aware of constructions by other builders and always try to portray as customer friendly company. With 90% home loan we are stuck with this flat and can't help much and can only pray that ceiling and wall stays at one place.

Last year during monsoon water was coming through windows and walls. Walls were literally leaking, then these guys did some chemical treatment. However now so many cracks on walls have appeared. they saying because work done on terrace. Is the buildings r so week?

Guys its a disaster waiting to happen but these money minded sick people don't seem to bother. May be some accident will provoke them. Hope so!

Even gas meter is put at such a height on balcony that one wrong slip and disaster happen. When asked the maintenance guys of Aparna to bring it down, they were asking for money.

Even the water flow on bathroom drains was not correct. Our one bathroom still has problem but they did some shabby work and they are in workable condition.

My advice don't go for Aparna constructions flats. These cracks will put your mood off completely but these builders are shameless.

A Nightmare to get the handover of flat at Aparna Group

I would like to inform all people, who wish to buy an flat at Aparna Group, should reconsider their decision wisely whether to go with the option to buy.

Its true as mentioned by one of the customers with a bad experience, in similar to what I had

Definitely, I am sharing my experience with Aparna Group which has been a nightmare,

just to get the handover with minimal defects.

(You cannot get a flat which is 100% defect free, specially at Aparna Group, its next to impossible)

1.The staff is rude no doubt about it, they threaten a customer to a major extent possible, giving them a sense of insecurity, insult and guilt, when you ask them to deliver as per the standard norms of agreement.

2.They have a dont care attitude, either they dont attend, if do they attend, they delay the process too much, they dont verify properly, shout at customers for their mistakes, without understanding the faults in their work.

3.They dont have any checks they perform, and just blindly handover overseeing those deviations.Some are those unlucky customers who face such situation, and specially when they own a right to ask,  they stare at them menially, and start their tantrums, showing unimaginary, insulting, shouting and threatening experiences.

4.They charge very high price for their flats, and show a menial attitude for delivery. It is the right of every customer to ask the quality which they boast, to give for the over price they charge. They love customers money, and the customer care is poor and absurd at times.

5.How many customers are aware of such defects or defaults exist in their apartment? -  Many are not aware.

How many customers dare to ask? -  Only few do.

How many customers face such situation either because of office staff or site supervisors?

They experience a nightmare.

I am sharing my experience, please read it thoroughly, which would help you decide, and make you aware of the behavior that is prevailing among the Aparna Staff, which leaves unpleasant and insecure experience that they decided to live at Aparna.

1.I have booked a 2BHK flat at Aparna by paying 20% advance, the very next few days later you get flooding mails of demand to pay the remaining 80%, as if you have taken a loan from them. They dont even wait for the loan process to complete. When you call and ask, they are rude.

2.Be careful when you make customization, the supervisor doesn't guide you properly.

3.The site supervisor Mr. Madhusudhan, at Aparna Hillpark Avenue, this time has created the below problems of late when it came to delivery.

a.The flat has some defects and deviations when it comes to floor tile alignments and grouting(filling), many of the customers dont know what it means.

b.The flat finishing is also not good compared to other flats and the model flat shown. I am unlucky to experience such things.

c.Being a customer I had minimal or absolute no knowledge, but have checked the flat from time to time, understanding and informing Mr.Madhu, and every time he assured me it will get done.

d.The flat was supposed to be ready by June 2013, and with a grace period of 6 months, i.e. December 2013, as per agreement.

e.When ever the issues with tiles and grouting was brought to their notice, they said it will be done.

f.I have been in touch with Mr. Samba Siva Rao, and kept him updated on the ongoing status both personally and in emails.

g.On Fri 13-12-2013 14:34, I get a mail from marketing office, that the flat is ready for handover, you can go for settlement and get the keys.

h.I went to Corporate office to meet Mr. Samba to express my willingness to pay for the settlement, and was ready with cheques, and requested to guide the process, where Ms. Pragya started assisting, and had to follow them on for process of settlement.

i.I went to the marketing office to meet Mr.Madhu, to check the flat is as per the specifications, and found few deviations.

j.I have requested Mr.Madhu about the deviations No Tiles were present near the wash basin area even after charging customization of bathroom to common bathroom in 2 BHK. No power outlet/point was provided in the bathroom nor in the wash basin area of common bathroom.

k.To get a proper response from Mr.Madhu has been difficult at times, as he shouts at customers, showing his bad nature, thinking customers are problems, rather than customers have got some problems in the construction quality. Sometimes it leads to guilt, criticism and amusements that customers have to face.

l.The discussions went on and there was no fruitful answer, I approached Mr. Samba again, when he also expressed his helplessness to convince him. Mr. Samba tried to convey the customer needs, but in some cases it did not workout well, and rather said he would consult Madhu to refund for Tiles he had not done.

m.The Floor Tile alignment were so bad at some places specially in the Walk area of Hall, Kitchen entrance and Child Bedroom, which were notified to Mr.Madhu. I have asked him personally and in email, reminding him to get the check done himself, and with his supervisors to eliminate such defects.

n.The process he followed was so poor there was rarely an interest to fix them properly. There was also no proper verification of the work done.

o.Instead of getting them fixed he shouts on customers before his staff showing sarcasm and amusing customers "I dont want to see him again." This was a common scenario for most of customers including me. He also changes his words just in a minute to threaten a customer to make him nervous. He also goes ahead and explains it is strategy to keep him happy, so that customers change their minds before his surrounding staff.

p. I brought this to the notice of Mr. Samba and explained him, being fed up with his attitude, wanted to go for settlement. Mr.Samba, and Ms.Pragya emails Mr.Madhu on asking refund for tiles, where he sarcastchandru021y replied as below: "Power sockets shifted as per the customization. Pl. advise client to spk to me, I will make him understand . Refund for the dining wash basin tiles Rs.4sft= 120 Rs." q. No Tile in market is available for Rs. 4/- sft, which is ridiculous.

r.The difficulty now starts again in a vague way by not properly attending to the Tile alignment problems notified, and sometimes throwing his sarcasm. This is how he makes customer understand. Very worst behavior one can expect from a site supervisor.

s.I have informed this to Mr. Samba as well, where he advised me he would speak to Mr.Madhu about this and see that the things are resolved.

t.I waited and kept following with Madhu to get the things resolved so that settlement happens quite few days, where I had to travel 30 km from my home oneside, which was too long for me and tedious journey. I took this pain in the interest of my flat get delivered on time, and had no option than to wait for grace period.

u.On 30, 31 December, 2013, when I called Mr.Madhu as a last hope, he said on 31 December, the tiles alignment is in progress, I can come to check the same.

v.On 2, 3, 4 Jan 2014, I had to follow again continuously since the work is not done properly, and he gets into fanatic mood.

w.On Fri 03-01-2014 15:10, I sent a mail, as Mr. Samba advised to keep him in CC so that he would ask him to get it done at the earliest, and also mentioning my experience to run from pillar to post, just to get an handover, which crossed the deadline and grace period. On Sat 04-01-2014 11:53, I had sent a mail to Mr.Krishna, Mr.Vidya sagar, and concerned, as I had got the belief he is not attending the issues properly.

x.On Sun 05-01-2014 09:59, Mr.Madhu sends a mail with his comments, some of them manipulated answers as he does it previously. On Mon 06-01-2014 09:57, I sent my experiences and helplessness for the way he handles the customers and issues, the behavior he exhibits instead of resolving the issues. I did not want any discussions, but just the issue closure asap, as it is still affecting my settlement with Aparna Staff. Most of the issues have resurfaced due to his careless supervision and the way work is done. I had to visit the site as well, and there was no option than to bear his indecency. He started demanding to sign on paper the issues he noted down, as if he is boss. I asked him to mail, but he refused and asked to sign. I signed it mentioning clause to revisit if required. The carelessness of the re-checks was so irritating the alignment is still not set, and even sink in kitchen has no fillings, and floor is clearly seen from gaps. The finishing was so poor, and they start working on the finishing. I was present for the whole rest of the day, to get the things done with proper care. He asked me to come on 08-01-2014, as he has a meeting outside his office on 07-01-2014.

y.On 07-01-2014 00:08, I replied to email, I would followup on 08-01-2014, so that the alignment gets set and fillings get dry to see the final outcome. On 08-01-2014 10:19 Mr.Madhu sends a mail with below matter "All the rectification works completed. Pl. have a check and confirm the same still if anything need to be done. Kindly collect your possession letter @ HO and proceed for the wood works." I went to the site suspending all my works to finally get it to closure on this day atleast. This day was a surprise nightmare, when I reached around 12:40 pm, to the site, he asked me to be present at 2:00 pm at the flat, as he has some work at site. At 2:00 pm I was present at flat, and as suspected he started an arguments before his staff and he extended his threatening to show the indifferences from now and later, when it comes to maintenance as Mr.Murali is responsible for it, and even Mr.Murali tunes with him. He even threatened with dire consequences and not maintaining proper relationship giving a sense of insecurity and trauma, confusion, agony and pain of insult to make me sensible and shaken. I was pretty cool, because I was aware and guessed he would do the same way, but this time it was too intense to bear him, every now and then insulting customer. He also mentions repeatedly that you have no intentions to buy and take this flat, when the flat was already bought by me. He also was threatening showing the paper I signed previous day along with some folkmen, who were muscled present for him. He bought some good new staff, and the previous staff who attended were not present for work. I smiled out of pain and said its of no use, rather than to close, suspecting this kind of behavior again, I have already mentioned that there shall be no discussions at site, as one sided which are only to the interest of Mr.Madhu, and against customer interest in the previous mail thread initially started with Mr. Krishna. Mr. Vidyasagar, was silent in the whole episode, just saw the scene of muscle power and abuse shown to the customer. I also mentioned him, these all are your men, and I am alone, and Mr. Madhu replied, get your men, I will see your end. I still smiled to get the things coolly done, and asked him, complete the remaining work, and we will discuss at your office and not in flat. I had to spend with him for 30 minutes around 4:00 - 4:30 pm, had a cup of tea which he offered, listening to his tales. He also asked me to help him draft an email to a customer, which he sensed to frame it right, and I did and took a break for 30 min to return back. He suggested take 1 hr no issues, I had returned back about 1 hr at 5:20 pm to check the status, but he was not at office nor at flat, at some site visit. I called him, he returned at 5:45 pm and it was too dark to check, and wasn't dry where the fillings are done. I have also received his email with list of works to be done which he has sent few hrs before.

z.I still dont understand how the day would be tomorrow with Mr.Madhu, and would the things are final to closure. I also dont understand how office staff, Mr.Krishna, Mr.Samba, Ms.Pragya and others would close the settlement. How they would address this indifference behavior exhibited by Mr.Madhu and staff is shown to handle a poor and lonely customer, who just asked proper handover and nothing else and had been waiting for his flat since a long time, with payment cheques ready in hand, but the settlement was not happening with the delays Mr.Madhu has caused and the dire threatening consequences, irritating behavior and sense of insecurity he has given to customers.

The whole experience explains the following fears:

1.Are the customers safe with Aparna projects and their staff who threaten including dire consequences and insult?

2.Are the customers getting right treatment when they require their support?

3.Are the customers getting right value for the price they paid.

Answer is NO. Just think before you buy a FLAT at APARNA CONSTRUCTIONS PVT. LTD.

Do you really deserve it?

They owe an apology to customers for their misbehaviour, insecurity they shown, and threatening faced, the price we paid for. THIS INFORMATION IS FOR PUBLIC DOMAIN FOR NOT GETTING DECEIVED, AND THINK WISELY.

BEWARE OF MR. MADHUSUDHAN GARIGE and some staff.

The following were the sequence of experiences with Aparna Constructions after this complaint was sent to them after posting here:



  1. On 09 January 2014, Mr. Srinivas(Project Incharge) as per Mr. Vidyasagar, has visited the flat, and found the alignment issues in Dining Hall / CBR.



  2. Mr. Srinivas clearly identified the root cause of Tile alignment issues in Dining Hall to be set of 4 tiles, rather than 1 tile, which earlier staff just concentrated on, and was admitted by them, which leaded to the whole scenario.



  3. The same has been notified to Mr. Samba in email and phone, which was acknowledged.



  4. Mr. Ramana, finally resolved the tile alignment issue in Dining Hall by correcting the 2 tiles.



  5. There is a little Tile alignment issue seen still in CBR, despite the work in progress by Mr. Ramana / Vinod who are currently attending the issue, when I last checked on 13 January 2014, EOD, for which the completion was pending.



  6. I have written a mail in this regard, as 14/15 Jan 2014 seems to be public holidays, and Mr. Ramana is out of city to his home town.





The action and review is pending for the final closure, post which the flat would be ready for possession.

Important thing to question while in discussion\negotiations - before paying even a rupee:

They increase the price/sq.feet by Rs.100 every couple of months.

Now all banks except SBI will process the loans at this increased price, without queries.

You should ask them:

a. If SBI would process at this rate.

b. They will say "yes sir. 100% sure". Then you should as them when was the last time they have sent their price to SBI for evaluation?*

It is important point to get clarified, to avoid a big shocker from SBI, which will come as a'reduced loan' just because of the above issue.

Cheater No 1 in Hyderabad = Aparna Builders

Once you pay the money and then deal Madhusudan. He is the person who will deal after you pay the money. and you will feel like you servant to him. Not at all concerned for customer complaints. Very stubborn, no respect to customer

Think many times before buying in Aparna.

To the contrary of general belief that builders are not so nice people, Aparna is a little different. People other than the sales people are nice as well. Like everywhere else give and take and little patience goes a long way with these guys.

Yep there will be problems, due to poor coordination between project teams (Plumbing, electrical, flooring etc. they tend to not gel well..) but they would take care of all complaints.

They replaced 20-25 tiles in my house (Seepage due to a cracked joint in bathroom fitting, some tiles had acid marks on them), without me having to push. Silicon paste, granite adhesive, grouting etc. need to be checked by the owner before hand over and they will promptly fix them.

They are very reluctant on customization. You need to push for it real hard. Layout of project is not done professionally, like it if you like it, otherwise cant help it.

I currently live here and have since Feb . WORST DECISION EVER. The apartments are nice and prices are too high to those in the area, but we had SO MANY things needing to be fixed upon moving in and the maintenance staff is horrible. They never show up and when they do they don't fix what needs to be fixed. Our sink unit has been broken since 2 months and we called multiple times to have it fixed.

We are now in the process of contacting the property management's corporate office and are waiting for a phone call back is very UN-professional

Summary: Builder's salesman provided information to me that I can dispose of my flat during the period of construction as well. Based on this I have paid an advance of Rs. 54000/=. After 21 days, talking to another official in Builder's office, I came to know that my belief is not correct.

Knowing this I asked the builder to cancel my booking and return the advance. But unfortunately, the builder is keeping a wishy-washy position on the matter and not providing a proper response to me on the matter. This could be because they do not want to return my advance booking amount.

Important dates:

Date of booking: 18/10/2012

Date of unit cancellation: 7/11/2012

Last written communication from the builder: 14/12/2012

Last phone communication from the builder: 5/1/2013

Some facts:

After a day I booked my flat, I have received emails and phone calls on various offers on referral for selling further flats. But I had never received a copy of documents that builder made me a sign. I went with Lodha brand and signed papers within 2 hrs of visiting their premise.

Later when we had a discussion on cancellation and wrong information provided to me, builder always mentioned that it is written in the agreement that I signed. If that is the case, I would expect the builder to ask all buyer to read terms and conditions before. At the same time, a hard copy of documents should be handed over to buyers.

The bad part is I still receive phone calls from Lodha to refer my friends and further promotional calls, but I never receive calls on my advance issue. Very unfortunate and unprofessional attitude from the builder.

They established a good brand but when you see their processes and few employees attitude you may wonder "wow how come they are maintaining their brand name."

Observations so far:

1)  Employees dont care to respond to your queries and requests after your first check is realized. They test your patience. If you loose cool and admonish them , then they will respond saying mind your language.

2) Their Availability charts are joke, they may change your flat after booking.

3) Few employees are unprofessional. I did not deal with many, only 2 so far.

Here is my story.  i wanted to book a flat in Aparna Lake breeze. I met  Mr Vara Prasad on site and later communicated in emails since I came back to  USA. I asked him flat availability list. He sent me the list and I asked him to block 801 in the list, he obliged. Next day when my friend went to office to book the same, Mr Varaprasad  said there was a mistake in the list and offered another in 10th floor. We still said OK and booked it and gave a post dated check.  You should understand, flat cost increase as you go up.

After a week of booking he again came back and said there is a mistake in the availability list, 10th floor flat  was already booked. This time we said not ok, cancel the booking.  We are  two friends  booking 2 flats. Mistake only happened in my case.  They apologized and offered Rs 50  discount and flat 1201 to me.  I agreed to that. I may be lucky here since we gave  post dated checks and we gonna cancel 2 flats.

My Booking check is encashed. Later  I asked them how they will apply the discount , they said need to fill new booking form. We completed the formality. Later Mr Samba Siva rao who is the boss of Mr Vara Prasad entered  the picture said the new booking form is not valid, instead they would give me a letter stating the discount amount which I can settle at the end.  I requested my friend to collect the letter , after calling  Mr Samba Siva rao, he went to Apanas office. Mr Samba Siva rao sent him back saying some one who needs to sign is not in town. Then obviously my friend asked why did you ask me  to come  when I called you, for that he said I wanted  to see you :)  Hmm, mysterious.

After 2 weeks my friend called Samba Siva rao, this time Mr Samba Siva Rao gave rude answers like why should we give Discount? we increased the price of flat will you give new price? dared us to Cancel the booking blah blah blah... (some Parliamentary  language :) followed)

You know if I cancel now I wont get back all my money  :)  Street Smart Guy.

I called him next day, now he says he never said he will give any letter . I am tired. hence this review.End of it I realized it was a false promise sales has given with out due approvals and they are making us to run for it for ever. I think I set my self wrong expectations from Aparna . Hope People like Mr Samba are few in Aparna, I wish only one guy.

Never go for any Aparna project. The finishing is absolutely bad as there are lot of teething problems. They just use subcontractors to finish up work and once completed, after handover, when problems come up, the construction agency tends to pass the buck to maintenance while maintenance tendsto blame the construction agency. Moreover with every Aparna housing complex several entities will come up as a package deal and none of them lives upto expectation - 1) APMS or the maintenance arm. You'll have to do a lot of follow up to resolve complaint. 2) Sritel or the telecom service provider. Their telephone services remain out of order most of the time and installation also takes a lot of time and follow up.

Some of the personal problems faced - 1) air cracks on most walls, sometimes very severe and ugly looking 2) frames of bathroom doors coming out 2) cracks in pipes 4) tiles not fitted properly and water logging problem in bathrooms 5) keys not available for utility doors 6) major problem - water seepage and leakage from bathroom to the room 7) electrical points and back up points arbitrarily assigned

Please be very careful before buying any property from Aparna Constructions. We've learnt it the hard way.

Watch out when you are dealing with Sarovar maintenance.

Simple they don't respond.If they do they dont come.If they come they dont know.If thy know thy never come back.If thy come back thy dont respond...some vicious cycle.

Flats are amazing but maintenance team is bad.

1.Plumbing problem your roof leaks..paint spoilt.

2.Sinks are stuck.Problem keeps re-occuring.

3.Main door lock damaged twice.Bad quality given. Once lock didn't open no one was there to help us also.

4.No signal of ur mobiles anywhere in the flat...and no TV signal.

5.Intercom not set yet.People dont do 1 thing in 1 time.They keep makign 10 visits.11th time thy do but things are not perfect.

So many just make sure you guys choose a better maintenance team.....and keep ur demands perfect.

Club house amazing superb quality, recently opened..lets c how they maintain it.

I recommend only if you are ready to take the burden.But its painful for us initially

Aparna the name itself gives a sense of happy, versatile and a responsible household name. I have been staying with

of their land marking project in Nallagandla Hyderabad, after returning back from abroad as a tenant.

I was reviewing other couple of similar housing society before narrowing down to Cyber Commune, I found it

comfortable, hassle free and nice surroundings with the amenities I was looking for at that moment. After a year long stay in commune, I provoked( rather convinced myself) to buy a unit their next project which

was under construction in 2014-Cyber Zon. what found best to deal with their Sales and management team,

Very much coooerative and costomer service.

Flexible on payment option

Provided immediate assistance while I wanted to compare Loans.

Nice gesture of front office staffs, each and every time I had visited staff courtesy.

Never/ ever blocked/ refused site visit, every moment they have been sending a person to accompany.

While handover, therir customer relationship person did a thorough scrutiny of the unit and got them repaired. Many

items I had a well researched checklist.

I have had other builder experience in Hyderabad, but I found Aparna is very decent and professional. They are on-

time, prompt is response. I specifically wanted to write very positively here, because of their gesture and professional

handling which made me to ignore small/small lasses.

This is the best company in Telungana. They offer flats, plots, individual houses and villas at a very affordable prices.

Their customer services are good but they need to learn how to treat the customers with respect. They have so many offers, even the middle class people can go there and purchase a house or flat. I think they also have some finance schemes.

If you want to buy a flat or house approach Aparna constructions, once you go there you will know the services they provide.

I would like to buy a 3 BHK flat. What is the price going on there in lake breeze? I am confused whether to buy a new flat in Aparna Hillpark Lake Breeze or resale flat in Aparna Hillpark Avenues? Please guide me.

I found some good flat in Aparna Hillpark Avenues also at a very reasonable and discounted rate compare to Lake Breeze. Also in Aparna Hillpark Avenue flat is fully furnished, whereas in lake breeze I have to spend extra for the furniture.

I live in Aparna Sarovar and it is the best decision I have taken ever. I thoroughly enjoy my stay here with my family. Initially they were a couple of things that needed to be fixed, and one phone call to maintenance team did it! They came within the stipulated time and fixed everything that we wanted.

Appreciate the property management team for their patience and immediate response for my one phone call to them. They literally proved that they are just a phone call away!

I have bought couple of properties from Aparna and I have not regretted any of my decisions so far. I always a take time to decide to purchase a home with multiple site visits with family, friends or colleagues. The Customer Service Team was very patient with my innumerable visits and were very professional.

They provided the best service and took interest in spite of my numerous visits to finalize the deal. It is no wonder that I bought more than one property at Aparna.

Yes, I totally agree that Aparna is a little different but very professional in their approach. Initially they were issues with my apartment like the commode was cracked, door hinges were a little loose and the tiles were a little uneven at a certain place in the apartment.

They took care of it so well that  now am very happy with their service. Yes, they are a little reluctant on customization as it depends on the feasibility, construction status of the project which I totally agree but they try and implement as far as they can and I appreciate that.
