Customers of Aparna group who create a downpayment tend to suffer afterward ought to the project get off because thereafter Aparna group takes a stranglehold on the customer’s cash. Dear All,

Posting after many years due to being busy with office and personal work. But Aparna builders forced me to post this review.

My brother bought a 3BHK flat in Aparna Serene Park in G block. Serene park project was advertised as Luxury/Premium& they are selling for 6k-6500/Sq ft(April 2019). Last week we went to visit the Flat as it is ready for hand over. As my Brother is in US, he asked us to check once. To our surprise, it’s no better than medium range Builder. Aparna Builders any way doesn’t give kitchen platform or window grills.



  1. They charge extra for window grills & they are good.



  2. But switches look so cheap & are basic quality,



  3. Taps are not good(Delta brand it seems??)



  4. all commodes are basic model & small like kids size.(Though brand is Kohler they look like imitation brand)



  5. Parking lots are very narrow. I bet these are the narrowest parking slots ever given by any reputed builder.



  6. Wash basins etc are no where near the model flat standard



  7. 6500 per sft is not at all worth for Aparna Serene Park for the quality they are giving. Less than 6k or 5500/sft in year 2019 is ok bcoz of location and amenities. USP is only location IMO.





If any of u bought any flat in Gachibowli Serene park, check these facts once.

All NRIs are working hard in other countries for Aparna/MyHome like builders just like how we are feeding small to medium builders. I bought from mid range builder & felt cheated for the quality they gave at the end. Aparna/My Home quality significantly dropped compared to 5 or 10 years back. Even My Home quality has come down drastically. Being in other countries, NRIs blindly trust Aparna & My Home & invest in their properties based on brand value which they build over years of course &without even visiting or few check with help of their friends or relatives. They are making full advantage of this. Good thing is ofcourse they are still better than SMR & other builders.
Aparna Tulip should plant more native trees

Aparna Tulip is not walking distance from the National Highway. It will take time for the basic necessities to come close to Aparna Tulip. Tulip should plant native trees like Neem, Bel, tamarind and mango etc which can provide shade. Though shuttle court is mentioned in the Ad there is no shuttle court. Tulip can provide one indoor shuttle court and make provision for a temple. A medicine shop, a mini-mall, and ATM should come to the complex. The clubhouse should improve its maintenance with resident participation.

Hi, we visited aparna serene park just now and has very bad experience w.r.t customer interaction. Very unprofessional, and he opened conversation with words like "very high budget, your neighbors will be very high class and maintenance is also high, and you cant afford". We dont understand why he judged us like that.

May be the sales person can be little polite, understand customer requirements and then react accordingly.

Aparna kanopyTulip is one of the peaceful place to live in.It is located in kompally.It has all the facilities like swimming pools, play Ground, etc. It also has 24HR current facility with Generators provided.Schools and Hospitals are also there nearby.I have went to this place and I felt wonderful.It is just like a small city.I want people to grab this opportunity soon as possible.

Recently my uncle shifted Delhi to Hyderabad.We went to Site where Aparna Construction was doing construction work.We saw some flats there all flats were really very awesome and beautiful place.All the good things was available there.Fresh air area, Clean and Neet area and parks.The customers service was really superb they told us everything about the flats and flats were very good.Aparna has big rooms in its flats.The flats made according to vastu sastra I liked that.

The staff Courtesy is good they know how to talk with their customers and they were telling us all the things about flats.They told us about their future projects.

Park, electricity facility, Power backup, Security staff, good parking space, playing ground, Walking field.Lifts.Stairs.There are lots of services are available there.

It was really very amazing experience of me with Aparna

Recently tried aparna constructions and estate located in hyderabad.

I recently booked a house with them.

So I needed some changes in the house and they agreed to do.

But talking about their staff they are totally unprofessional and always ready to fight.

They are not at all good at customer service.

Moreover the possession was delayed well beyond the stated time.

Not at all good and not recommended.

Located around The cyber Town Kondapur, experience serene park to the life in serenity every day. It is a decent place that lets you live in ways of nurturing you. I personally found each of the flats are unique and special with good ventilation in all of them. The interiors are designed beautifully. The interiors are designed keeping in mind, the optimum utilisation of space in every apartment. The beauty of Aparna serene Park is enough to blow away anyone's mind. Prices there are also affordable and if you are planning to get home then you may get I'm better living society in Aparna. It is great to get a flat in that apartment specially if you are from a middle class family.

After doing a thorough home work and having explored all the projects in the close proximity of Gachibowli, I landed up picking Aparna Gardenia . They got a good land scape, awesome club house and state of art design which convinced to pay a little premium price compared to Market . Kokapet / Kondapur was my first choice but couldnt afford to go with those areas and landed up in Madinaguda as I am already living in this area from last 10 years.

Was curious to check for reviews and found mixed opinion about Aparna but none were specific to Aparna Gardenia.

It is definitely good so far as its not old enough and every villa here is ready to occupy, however I visited Aparna Blvd right next to this project and was not happy with maintenance. Hope Aparna Gardenia will not get into such mess and keep up the quality with good maintenance.

Its too early for me to comment on experience and would definitely come back to update my ratings in future

Hi,

I am Surya, a resident of Aparna Tulips, Kompally Since 2013.

I want to bring to the managements notice after observing a couple of events regards to collection of 'unwarranted\suspicious donations' during past 4 months.

Details are as below.

"A walk for charity"

A leaflet about a charity-walk event was put on the noticeboards right after Dasara(oct 2017),

without any mention of the name\details of the recipient organization.

On further inquiry on the Aparna email group by some of the residents, it was found out that it would be going to one named Mr.Jacob whose details and registered number of his missionary or organisation is yet to be shared.

NOTE:

Any event that appears on the noticeboard and that warrants a community participation must furnish full details, in this case the missionary address & registered number, the website, tax returns and its authorized person - phone, email etc,

Without these details the valuable service and monetary resources of the residents from such official community event will become suspicious dubious could be prone to wrong use or against the society.

I urge the APMS to take notice and pass regulations on the below



  1. Rules to put up leaflets



  2. Furnishing of the full details of the recipient charitable trust\organization in writing and signature of the organizer with below details Organizer: Name, Flat #\full address, Phone #, emailid Recipient Charitable trust\Organization: Authorized Person Name & address of the Authorized Person, Organization Name & address of the organization, Registered number of the organization TAX Returns past 3 yrs minimum

I stayed in this society for a year. Let me explain you the truth about this society, it will help you guys to take any decision, while making any deal with this society.

1.) Aparna heights-1, Kondapur: It is more than 10 year old constructed building and most of the amenities inside the apartment and command area like Lifts and all are in worst condition.

2.) Aparna Heights 1, Kondapur: I guess India No, -1 society, for  monthly maintenance charge.  this society name should be in gunies world records for high maintenance charge. They charge around min, 6, 000/_ for the smallest 2bhk size flat and it reach till 11, 000/_ monthly charge for 3 bhk.  Even this society have bare minimum maintenance staff(like 6- 8 person including security guard) .

3.) Aparna Heights-1, Kondapur:  Their RWA is almost comparable to TALIBANI . They are corrupted, even can say height  of the corruption. They forcibly impose the any non justified charges, without any discussion of tenants and  owners.

4.)  Tenants are bypassed in all decision making  and meetings.

5.) Aparna Heights-1, Kondapur: Their swimming pool is really unhealthy as they doesn't change its water through out the year so it is really danger for health, if anybody use it.

6.) Even after paying handsome amount of maintenance, their electrician /plumber keep demand of money for any small house work.,

RWA is corrupted and like a Mafia .

We recently purchased a flat in aparna sarovar grande. Supposedly "a premium property" of aparna. The service is horrible and the system is dubious. They did not rectify all problems in the flat that they promised to rectify. They did not show the parking spot. They finally have allocated a parking spot one behind the other. Now asked why, they say that it is lottery and I need to  "BUY" an extra parking. I was shocked. We bloody paid a premium for this house and end up with so many problems. On top of it, I come to know today that the place is pest infested with flies and some people got affected with malaria and typhoid last year(This is the ultimate shocker)

If you want to buy a house, go for a villa. atleast the land belongs to you and you can do anything with your house. These problems are controllable and you know what you are signing up for.

Aparna Constructions is one of top most growing company in hyd. Recently we are shifted to a flat which constructed by Aparna group. Totally flat was good and Constructed as vastu we loved the total flat. they has a good Customer Service support they giving all information about their planes. I am good have have hare. They has a good Staff Courtesy and discipline working also very good and planning for new constructions and variety of planning they have. and the Production implementation rate is little bit high but ok.

Never buy a property here. They will sell flats with issues and will take forever to rectify. In my case our tiles and door was broken and they don't show up to replace at all. The maintenence manager narsing just gives false promises and then does nothing. They will rush you for the registration of the flat and they say they ll begin work after that. But after registration they behave arrogantly.
