As I said in title, Alian space station is excellent project with world class amentias on paper. In reality it looks like they do not have any funds or they do not want to finish project.

They want customer funds, but dont want to deliver flats to customers. Who ever cancelled project that are making new booking with higher costs

I have actually lost respect for reviews off-late but still writing one to help fellow property searchers.

Had checked out this property almost 1.5yr ago and came close to booking but didn't go ahead owing to financial concerns. Honestly, I am glad that I did.

At that point of time, I was told possession will be done for my chosen building by Mid'23. But I followed my gut and didn't go ahead since this wasn't registered via RERA. And I was right.

RERA is a good enough check for purchasing any property in metro cities. I received their call 3 weeks ago and again asked them if RERA has been applied for with proof of fees paid. To which they shared the details. For fellow buyers: Only a builder which is sure of it's possession timelines will apply for TSRERA.

I visited the site and met their marketing team. Confirmed the facts and to my surprise it was actually true. Unfortunately though, my chosen unit wasn't available. Later on, post putting pressure somehow that unit magically became available. This is one useless strategy for some reason, most builders are following across Hyderabad. I then told them to provide me a suitable payment schedule 20:80. To which they denied. But later worked on a another schedule. Thanks to their finance head.

I asked them about the reviews here and on google, to which they actually acknowledged and said, we have made some bad decisions and our customers have had to suffer. But never have cheated them. Never compromised on quality of construction. Never paid bribes. Never taken cash etc. The MD actually seemed like a nice person who's been through troubled times.

So anyway, long story short. I finally purchased a unit-3BHK at 6600psf base price.

I began my search for a property 6months ago. Visited aliens space station and loved the concept but then everyone from friends and family just rejected it outright. Post this I came close to booking myhome Krishe in resale but I guess my heart was set at this concept.

So I visited again last month and since I am a banker - Ex yes bank, Ex-IDBi, I did my fair share of research on what they are saying- Swamih fund, Edelweiss, Rera etc. I met the MD, JMD whom, going by the reviews here, I thought were going to be some arm-twisting, rude folks turned out to be the most humble beings. I verified every detail and booked my home 2000+ sqft in building 8.

It is yesterday that my sales rep reached out to me to post my experience and I figured I'll do this out of respect and in the interest of educating fellow folks.

SOme pointers: Pls negotiate, I believe they will go down below 7000psf base price.

Take the units facing clubhouse for wind circulation(forgetting the unit name)

And yes, ask them to forget about facing charges.

I'm looking at bumper returns here as well just like my other investments- in Stocks- Titan, Tata Elxsi, Indiamart, In properties- Hiranandani(2002, bombay), Hill Ridge(2004, Gachibowli) and now Aliens Space Station(2023. Telapura)

So, after checking all the reviews here. I decided to visit the property last month. Already being a property owner in Gurgaon, I wanted to see properties in Hyderabad and this property's name is something I've been hearing for a long time.

So decided to visit all the shortlisted properties in a span of 8-9 days. I was surprised to firstly take notice of how bad most of these'reputed' builders here treat their customers. Like I wasn't even offered water in some of these'premium' builders -myhome, honour, rajapushpa etc. Not at all used to this AT ALL.

Then Saw Aliens Space station and interacted with their staff. I must say, I threw the sink at them- All questions from'Kya hua', 'I don't trust you' etc., and I was just met with a smile and a proper no bullshit answer. Their office was full of folks at even 8pm at night. ANyway, coming to the property, I was positive about two things- RERA application and swami fund for which I was shown documentation. Pricing given was a bit high considering my budget- 7200 odd per feet square on super built area.

So yes, I decided to post this since I'm just not a fan of bashing something just because someone's down. SO Kudos Aliens Space Station! Down but not out. Best of luck to the sales staff- Manisha and bhupendr.

P.s. I'm yet to buy a property. I'm thinking resale at mainland Gachibowli. Pls comment with recommendations, if any.

Deserve negative stars. Don't sink your hard earned money with Aliens - you will not see either your home or your money again.

We booked in 2006 - one of the first fools who trusted Aliens. After delay of many years, we cancelled and fought for refund of amount. Court Case - MOU - NCLT and still Aliens owes us around four lakhs. If they cannot pay back four lakhs, its a sure sign that they are going to close shop soon.

Please do not get dazzled by their presentations - they do not deliver on promises. There are hundreds like us who are fighting court cases with them. STAY AWAY.

I bought a flat in Aliens SS1 13+ years back. I have neither received a flat nor full refund amount.In these years, old customers explored many options to get their hard earned money back.

No doubt aliens has maintained its tag of biggest real estate scam of hyd. My friend booked a flat on dec 2015 from the past 4 years we have been delayed to get the handover. Whenever i try to raise my voice these guys are so rich that they get your comments deleted. All their reviews on Google are written by themselves.

Some facts about the project. No public transport to the site. There is absolute darkness here after 6 pm.

No schools or colleges nearby

No tsrtc buses. The roads sucks and is of mud.

They take your money and put it to buy more lands or to delete your complains when you try to raise voice on GReview.

Aliens is a big no no. Thanks me later.

Guys who are willing to invest or buy any flat, I would recommend you not to waste your valuable money.

Also, would suggest not to fall for the 5 rated reviews as those are given either Aliens Group employees or their friends.

Aliens is a biggest failure and fraud company. We had booked the flat in the month of May 2018 and was promised to handover in the month of December 2020, which is still not hand overed because the finishing work is not started yet as they are not having funds and also seems to be bankrupt. At the time of booking the structure was completed so even after many litigations and negative feedback we decided to trust this project, but they proved us wrong. Trusting aliens is the biggest mistake of our life. These people only give false assurances in order to grab money but once loan disbursed don't even care to attend our calls.

They extend the timelines every time we visit the site to see the progress. They just bluff on the project. Our whole money is stucked and paying emi & rents. Our situation is worst because we can't even go for cancellation at this point of time as they don't return money as well.

Aliens doesn't fall under rating scale as they stand below zero which has no value. And also have a common template to answer to these reviews which they really don't mean. Apologies and acknowledgment are also fake as they are.

I had booked the flat in station number 12 when construction was completely done but finishing work was not started and promised to handover within a year and its been more than 3 years there is no work done in that station. Whenever I visit the site they come up with new timelines with 6-8 months extension by giving some nonsense reasons. Actually they don't have funds at all not even to pay their construction workers(got to know through construction worker while visiting site). They are simply looting our hard earned money and making people fool by giving commitments which are never fulfilled.

Their sales/crm team is very unprofessional and rude who dont even bother to either lift calls or respond to mails. Our whole money is stucked and paying emi & rents. Our situation is worst because we cant even go for cancellation at this point of time as they don't even return money.

I purchased a flat in 2018 and till now they did not handover me. Every year they said they will be handing over but never stood on their word. Now again they are saying 2 more years. Just imagine 6 years of waiting for our flat after paying money. We all need them to drag to court for cheating us. CHEATERS. TOTALLY A WORST CHOICE. PLEASE DO NOT BUY HERE.

I booked flat in Aliens space station 1 year ago (Nov 2020). Without intimation they have sold our flat to other people saying that we have not given money on time.

They were forcibly asking us to get another flat. But we were not getting the size and direction of our choice, so we refused.

They cancelled our booking telling that we will get our refund in 3 installments (Rs.6 lacs)

But it's been one year they are fooling around us. Everytime they make 1 new story.

I will not suggest anyone to purchase flat here in Aliens space station. First of all they will not give on time they just do fake promises and incase u take back step you have to suffer for years for your own money.

They are very rude and arrogant.

Threatening us that Don't shout or else you will not get money.

The worst ever place one can imagine to live in.I lived in this apartments for an year and I have nothing positive to speak about this venture.From the finishing works being done at the untimely hours, lift and power issue to parking issues what not I have faced here and talking about the aliens staff the most insensible , arrogant and unethical beings they are , including their GMD or MD who dealt the parking issue of mine. I definitely won’t recommend this place but Please be cautious if at all buying a flat here.

Had a great experience with Aliens Group in booking the flat and getting it on time. When we booked the flat, we were a little curious about all the negativity around the brand, but kudos to the management and especially Hari Challa for being the man of commitment and delivering it on time. Highly recommended.

The delivery is a little delayed but overall great experience and the kind of home we got is very satisfying. It has everything that you look for in a dream home.
