I feel sorry for people who have fallen into the traps of Akme. The management is a complete fraud. They have looted foreign investors and now so many legal proceedings are going on against them in various courts.

Adding to that they have not even spared their own employees and do not pay them salaries on time. The ones who left after being harassed, have not been paid their dues.

The company does not have any funds and if at all they are making any promises to their customers, those all are fake.

The top management is a complete fraud, they trap foreign and Indian investors and after taking the money leave them to fight a legal battle.

Please do not buy any of the properties and also do not invest with them.

Very bad builders akme encore the project still not completed till date... Cant the service vendors.. Pls don't buy there project anywhere in India all cheats..fraud people .. Construction qualities are bad delay in completion of the project....

Now they don't have the money to complete the amenities of the complex and their workers.....

Hi this is Umashanker Shashtri, I am basically from Bihar and now living in Bangalore. I would like to inform all of you about the level of service that I have received from Akme Builder and by their employees. We have walked through many homes in over years as Realtor.

We have seen the difference in the type of quality of work and attention to details which makes it as value of a home. When we decided to buy a home we chose the Akme Builder. I visited many on site and met some of the existing old customers who were fully satisfied with them. I even went through all the product and materials used and I was satisfied which lead me book my flat in project of Akme Builder.

I would suggest all of you people to invest your hard earned money in any of their projects and I have referred my grand uncle as well to go with Akme projects.

Most pathetic project. Never get cheated by this builder.its just 2 months since handover of after wait of 5 long years and already walls have seepage, worst construction quality and cheapest ever material used...doors, door handles etc are so pathetic.still the project is not complete with phase -1 and amenities to be handed over to customers..it will take another 1-2years .

Just don’t trust me blindly. See for urself...make sure u check the walls in apartment ...none of the apartmentt in the complex has straight walls at 90 degrees. Never get cheated with this builder...he is a big crap and their managment is having deff ears....no on cares about ur hard earned money.

Already everyone paid a premium to buy this property and strgulled for long 5 years and got the worst ever apartment.

AKME Ballet - it took quite long and we had huge problems in the beginning because everything didnt seem to work out. but my Bangalore fellows, as the person said before, is that a huge problem with all developers, is that a pan-India problem, is that a thing which we all already some expected in the beginning? I googled AKME projects today and I was shocked about this negative advertisement, which is made be these few people, trying to tear AKME down.

I am more than happy with my flat and the complex and I know the same of different other customers.

Maybe there would have been other developers who would have worked on this project different, but as we know everything in this country takes quite long.and somehow it also works out. So let's all help to work on our attitude and start improving other sections, instead of writing down unqualified stuff.

I must say I was surprisingly happy and pleased about AKMEs project in bangalore. Being part of it and co-proprietor makes me even more satisfied. Some critics were really quite harsh and right-less. maybe it took a little long, but this is nothing new for our country and in the real estate business!!

Akme Ballet issues: no clubhouse built despite prior promises. Shady deal entered into with neighboring Ferns complex to use their clubhouse after collecting a lakh mandatory fees. No accounting of maintenance corpus provided. Lots of significant building quality issues which have shown up 2-3 years after occupation. Avoid this builder at all costs..see reviews and news items widely available on the net.

There have been numerous attempts made by residents to get them to fix these issues but nothing has come of it. Residents have also been threatened by Akme goons. Sub-standard quality of building materials used.

The project was supposed to be completed in 2009. Well the project is still nowhere near completion. More than 2 years of delay and worst part is the response from the Top Management: Management team visits the sites, make somepromises on delivery dates and then in the next meeting gives a complete new delivery date.

These people do not show the intend to fulfill their promises, AKME Projects Limited is the promoter of many other projects in North India. Big Name, Hopless Deliverables.

These people do not show the intend to fulfill their promises, they have gone to the extent of editing their website under the amenities section of their housing project after the project was sold out, they removed the list of the amenities what they couldn't provide.

They have very laid back attitude in responding to getting thing related to maint. repair and PDI completion.

Till date the promised internal club house construction is yet to start. It took good 1 year after moving in that we had equal access to one of the promised club house by AKME it required lot of effort from the residents association to materialize.

We booked an apartment in Akme Ballet in June 2005. The project was supposed to be completed in June 2007. Well the project is still nowhere near completion. Well let me write about some of the broken promises by the builder.

1. 
   Club membership in Fern Habitat was mandatory alongwith booking a flat in Ballet. We had to pay 1 lakh for the privilege.  Now when we have shifted to our apartment we can not use the club because of problems between Akme and Fern. And Akme has been giving us false hopes about resolving this issue for the last one year.
   



2. 
   We were supposed to have a state of the art club house within Akme premises. But even at this stage, even a plan of the club house is not ready.  We have almost lost all hopes for the club house.
   



3. 
   The basement car parking is not yet alloted. It seems the Akme guys have over sold the parking slots and noe trying to save their skin.
   



4. 
   We were forced to pay Service Charges which has no legal standng. But since we did not want to drag the issue to court we paid up the charges.
   



5. 
   Our premises is being used by the builder to construct an adjacent mall. And living amongst the construction activities is a disgusting experience.
   

I can go on and on about our ultra luxurious apartment complex. Anyone reading this please do not buy any property from Akme Group.

If you are planning to purchase an apartment anywhere in India, go to anyone but Akme. They are not only cheaters but also thugs. They threaten their customers if they bring up a problem, send goons to "reason out" and harass individuals.

With them you need to beg and plead to get the basic amenities. As one of the distraught owners, we have gone through nightmares and we continue to do so. Permanent electricity was available after almost 8 months of people having moved in and after multitude of demonstrations and dharnas. The lifts were not working for a long time and people climbed up stair cases in a 10 floor apartment complex, security is callous and most importantly, not a single sole at Akme is bothered. Even today, we do not have a car park slot. We coexist with snakes and other multipedes. And during rains, you need to have your boots ready and your trousers rolled up if you wish to visit us becuase the driveways are waterlogged. Welcome to AKME BALLET, the "Luxury apartment" built by Akme in Bangalore. According to their website, the project is completed. But one visit to the project and you would realise how they are trying to take prospective customers for a ride!!

they have cheated us...  they promised two elegant and state of the art club house as a part of the brochure- one inside the campus and another in Fern habitat which is the naighbouring project. All of us were mandatorily required to pay an additional Rs. 1 Lac each for access to the Ferns club house.  Today, after more than 3 years of our having paid the money to Akme, the club houses continue to be elusive and the internal club non existant !. We cannot enter Ferns club house since we are not being issued membership cards and Akme has not yet put the first stones toward building the internal club house .... and all these in a project that their website claims to be completed and with a club house. How bigger than this could a fraud be?

The True Scenario: With more than a year and a half past the committed deadline of project completion, they are no longer anywhere close to completion. Not only do they have no regrets about it, their top management has perfected the art of giving keeping a straight face and giving deadlines with no interest in achieving them. The top management including Mr Nanda, who has also promised the world to the residents, are not even bothered and blatantly lies to one and all. They owe residents money towards lower area coverage, loss in area, delay in handing over, etc. Those continue to fall on deaf ears and blind eyes today.

So if you value your time and money, keep away from Akme!! keep your money away from them because they would have a lot of things to promise you to take your money but once they do, they would never give you a thing. And if you are one like us who have already invested in another Akme project, our suggestion is to get ready for a long battle.

I wish for once there was a negative rating possible because that is where they would have got a very high rating! for the moment, a 1 because it is the lowest possible.

They sold this apartment as ultra luxury apartment. Their brochure promises TWO elegant club houses - one inside neighbourhood Ferns habitat layout and one inside Akme Ballet.

One and a half years after promised completion date of the project ( May, 2007), we do not have any club house. We used to enter Ferns club house earlier , but then one fine day ( almost 8 months ago) we were stopped entry into Ferns club and all the residents who wanted to access the club were insulted by Ferns builder and even security guards. Akme has not shown any interest to resolve this issue since 8 months.

And, they're not even giving a club house inside Akme Ballet. This is after paying a hefty price of Rs. 3000/sq.ft. and Rs. 1 lakh for the non-existent club house.

A tennis court was promised inside the complex and now Akme management clearly says they're not going to give that also.

The list of such cases is huge. All their staff have no courtsey to talk to customers. Residents have tried escalating the issues to COO Mr. Sonal Anand, Chairman Mr. Anil Nanda. But no one is interested in resolving the issues. Some of the residents were even threatened.

These people are only interested in making money. They do not care a damn about resolving customers' issues. Don't buy anything from Akme Projects Ltd.

One star is given because anything less is not possible.

Beware if you want to deal with AKME folks. They make all kinds of promises in their booklets and sales materials but fail to fulfill majority of important ones.

Their management is not only irresponsible but also misbehaves with the customers who raise their concerns.  The management team led by Mr. Sonal Anand is highly ineffective and impolite with the customers. Akme Ballet project is a live example of unfulfilled promises made by Akme Management. Even Mr. Anil Nanda visited the site and made another set of promises to pacify the angry residents which turned out to be another set of false promises.

I would recommend that all the folks who wish to purchase any AKME property to visit AKME - Ballet apartment and read more about AKME projects before making any decision. They are selling ordinary apartment complexes in the name of luxury apartments.

Their so called Luxury apartment at Akme ballet doesn't have any club house facility. They had promised two elegant club houses. The living conditions are pathetic because of continuous construction work and other issues including water, STP etc.

Simmering discontent over unmet commitments on the part of the builder boiled over with some 120 residents of Akme Ballet, a deluxe apartment complex on the Outer Ring Road near Doddanakundi, holding a protest demonstration in front of the regional office of Akme Projects Ltd. in Indiranagar on Saturday.

Residents said they were tired of complaining to The Anil Nanda Group, owners of Akme Projects Ltd. and builder of Akme Ballet, about a multitude of facilities they were promised but did not receive even after paying between Rs. 60 lakh and Rs. 70 lakh for each flat.

A disgrunted AKME Ballet Resident @ Bangalore

Just thought to add my observation after buying Akme Ballet apartment at Bangalore near ORR. It is supposed to be the ultra luxury apartment but it has been deprived of the basic amenities even after one and half years of completion date overshooting. Some of the things which are blatantly overlooked and false promised are mentioned here. Take your decision based on following facts

1) There is no late payment given to buyers as promised by the builders.

2) The club house which they promised and took money at the very beginning is not there even after almost two years. Why did they need money @ 1 Lacs from 400 families even for nothing to show? They stated that the club house from nearby property is there's and now the world knows the story as Akme residents are not welcome there.

3) Even though there is no rule for service tax as per the new GOI order, they twisted the story and asked for service charge along with VAT which is completely invalid.

4) The whole project is in shambles and it will take really one more year for them to meet even the basic commitments like neat car parking, good water supply, children's play area, maintenance corpus management(4 Crore upwards) to name a few.

5) Onee of the worst customer friendly company as they hate to hear residents concern. Rather than accepting the issue, they just buy time for everything.

6) Marriage of BLK-Akme-Ferns is their reason for all the bad in Akme Ballet premise.

7) Lacklustre on the

outside. Ordinary on the inside. Mis-Managed* all over.
