At the outset I would like to declare that I have no connection with Ajnara group nor do I live in a housing society constructed by Ajnara. My observations below are entirely my own views after years of living in Ghaziabad.
If it is DLF that is known to be a champion infrastructure group in Gurgaon, Ajnara can be regarded as one of the champions of real estate in Ghaziabad. The company was perhaps one of the first to induce organized housing societies in Ghaziabad where people erstwhile had to rely either on GDA houses or the shady real estate mafia. Not many years ago, housing in Ghaziabad involved massive black money rackets and shady dealings and land-grabbing to own a property. Ajnara introduced clean and organized housing colonies for people who wished to own a property but could not afford them in neighbouring Delhi. The group started with offering affordable housing and still majorly continues to construct affordable housing projects. I have not seen any ultra-modern condominiums of the likes of those in other metro cities in any of the Ajnara projects in Ghaziabad.
Since I have selected Ghaziabad as the city besides being the major hub of Ajnara projects, I would restrict this review to the various Ajnara projects I have seen in Ghaziabad alone. The group not just constructs three or four storey group housing projects but has also launched and sold several multi-storeyed apartments all over Ghaziabad. The quality and standards maintained are always pretty decent with all rooms in the apartments designed to receive adequate ventilation and in a spacious manner. The structure per-se including the lobbies etc aren’t the kind you would call aesthetically top-notch because the builder primarily deals with affordable housing as I stated before.
However, for an average-income earning person, opting to buy an apartment is definitely worthier than living in clustered neighborhood where there is no parking space and with houses built without giving much consideration to ventilation in all rooms.
I know people who have bought houses in Ajnara societies and so I have heard that like all other builders in India, the group also launches projects and then proceeds with construction taking funds from the booking amount provided by buyers. Hence, very often project completion gets delayed by as much as a year though the company is known to keep its commitment and pay interest for the delay. As for other amenities within the complex of the project, the company also provides clubs, park and earmarks zones for commercial activities. So buyers get to have full-fledged housing societies in most of the big housing projects of Ajnara.
As for maintenance activities post possession of the apartments, some of the mentioned facilities take time such as provision of intercom and CCTV monitoring. The builder hands over houses to buyers before fully completing the external finishes, setting up parks, club houses and other facilities promised before selling. Hence people moving in first would have to bear with living in a partially completed apartment complex for at least two years.
If you are a buyer, ensure to visit a couple of other options in the neighborhood to get a clear idea of the pricing and facilities offered by builders. The sales agents are brutal in offering the worst location in the complex and at the highest price to an unsuspecting buyer. Negotiate a good deal and also pretend to show disinterest to make them show more apartments in the complex that are better placed.
There is no standard rate chiseled on stone during sales and different buyers are sold homes at different rates depending on the negotiating skills of the customer. In areas that are recently developed, the residents would have to pay for sewage treatments that are set up by the builders themselves because Ghaziabad Development Authority is very lethargic in facilitating government managed solutions for water and sewage. Ajnara always constructs multi-layered underground parking spaces and the locations are allotted after handing over the house.
Make an attempt to get them agree to provide you the parking space at a convenient location. If not, each time you need to take your vehicle out of the building, you would have driven almost a kilometer because your parking space might end up being allocated at the extremity of the lowest basement in the building. Read through the agreement letter well and understand the various charges. Almost all apartments face one thing or the other such as a part, swimming pool or road. All builders include a charge called ‘preferential location’ which can totally be done away with if the buyer insists he doesn’t want his house to face anything.
To sum it up, Ajnara is a renowned, trusted builder to look for if one desires to buy an apartment in Ghaziabad. However, one needs to negotiate and be shrewd in bargaining to ensure to get the best deal from whatever is offered by the company. As for the company itself, it lives up to its name and wouldn’t want to tarnish its reputation.
Hence you can be certain that the resale value of your house would definitely be a bit higher than the neighbouring apartments owing to the brand name Ajnara.
