I recently bought(in 2023) 2 BHK in city apartment, Aditya world city, Bamheta, Ghaziabad. Build quality of flats is average and having all amenities in society like park, gym, pool, clubhouse.

Although clubhouse is not much spacious still good.

I bought the flat in resale and liked the facility it has now in 2023.

I know some year back there was no facilities and builder staff was not much supportive, but now as far as city apartment is concerned now there is RWA in place who works well and try to give the best facility to residents.

Overall, I am satisfied with the society as the price is much better in comparison to other societies in Noida extension or nearby areas.

Note: Every society has its pros and cons, so some might complaint and some appreciate.

This Builder is Fraud flats conditions is very pathetic, my money is not refund till now.Mr. Vinay sales Manager is rude Behavior.

This builder is the worst in person and worst project seen in my whole life time. They have bloody people working for them. In preet vihar office they have a old man named - Mr.Ahuja who does all the politics on behalf of Aggarwal Associates " Aditya Builder ". If you have purchased the flat in aditya world city, sorry to say but you are so unfortunate that you have to pay few things with no reasons.

1. 
   First and foremost you have to pay them the late fee charged on your loan disbursement because your loan disbursement got delay and you have to pay them this amount in cash with no records.
   



2. 
   Maintainence charges with late fee where you will get zero service in the name of maintenance and they charge you power backup. Which is not at all there in the apartment i have not seen the power backup is been used since 2 years.
   



3. 
   Its like you have taken the flat in a village where you have to face ?? electricity problems, road problems, water problems and yes, you have to pay maintenance regularly on time but not get anything in return.
   



4. 
   No bloody staff to tackle all of your problems they are so irresponsible that they dont even urge to reply on your emails and your complaints.

Aditya builder is cheater froud he make fake sign on customers document like builder by agreement. He is a game player he deliberately take payments late so that he can get much amount at last .

1. 
   I sachin kumar Booked a flat in 2014 and promising date was March 2017 but he is giving in 2020. How he can charge when he not paying late charges.

   He deliberately do froud with document in my case he add an additional name in builder by agreement although all payments made by me.
   



3. 
   After a long time he deleted the name of person and take my Signature on another builder buy agreement in 2018. But still he is not ready for registration after getting full payments and registration fee submition.
   

So all my dear innocent buyers don't purchase or Book flat and property in aditya projects.

1. I tried to F.I.R in police but police not lodged my fir they work as builder wants.

So my advice is don't indulge in froud game of aditya aggarwal projects which head office is in preet vihar delhi.

I am a buyer in their Aditya Urban Homes project in Dasna, bamheta village, Ghaziabad. I have following review points about them.

1. All staff is uneducated & idiot from top level to down.I remember when one of staff member(Anil kaushik) misbehaved and First is complaint MR. Prakash, said me I can't do any thing & when I went to director(UMA Aggarwal), She told I can not changed what happened .

2.They put penalty over me due late payment as loan sanctioned late even I tired my much but they did not reduce a single Rs.

They don't try to compensate my penalty with charges due of delay of project delivery at their end.

3.They force me to sign over empty paper else I have to wait for my sales deed upto several days.

4.They made their own rules in their own world, They have transfer charges every time when your property sales.F or life time a property pay them.(pls ask)

5.They work like government office, you have to wait for long, Not answering, misbehave on call.

7.They will send you demand letter but it will not reach you because if it reach you & paid on time than how they will put penalty over you.

8.They all are foul players and trap you in your game.

Please beware these kind of dogs in builder lobby., Don't buy any property from them.It's my hand folded request you to all.
