I booked flat in their new project Aditya Garden Floraa in Dec, 2011 without doing any research about this builder cum modern thief reputation. I was impressed by the location and their old project Aditya Garden City at Warje Highway.
At the time of booking they told me possession will be given around Diwali 2012. They delayed flat possession by more than 1 year from promised time. At the time of booking more than 90% construction was completed which looks is their main game plan, to get maximum payment and then delay complete construction and possession by years together.
The sample flat they showed me was made with good quality material but when your flat gets completed, it will have such a shoddy construction and poor quality that you would never want to live there. Even if you complain them, their response will be you can either take the flat or we can cancel the agreement as their are many desperate buyers in the market.
Some honest onsite engineers told me that they buy poor quality and rejected materials from dealers who are all relatives for this promoter to maximize profit and are least concerned with their brand negativity and customer complaints.
Now comes the flat possession part which happened for me in Dec 2013, by this time with so much delay and sad affairs of construction, you will be completely frustrated and desperate also to get the flat if you are staying on rent. Now their strategy will be to show you some frivolous/illogical payment delay and ask you for interest and unless you pay that they will not give you flat possession. Nothing is given in writing or any demand letter for this and they expect the payment also for this interest in cash!
Also most of the things like clubhouse and car parking and landscaping is still being at 20% of construction stage but you are already charged maintenance for the same and if you deny reason is same you either pay or we can cancel the agreement.
Such is the arrogance and confidence this builder has that they will start make you realize that you have waited for so long for your own flat and now why do you want to waste your more money and time by delaying the payment of interest part which is laughable because you are not going to pay interest as per any logic as most of the lower middle class salaried family will take all the legal route to make your own payment and rest get it sanctioned from bank at appropriate time. This interest part is never told to you, never mentioned either verbally and in emails to you from the day 1.
This is in simple language called blackmailing and theft, so if you are willing to go through all this then book a flat with Aditya Promoters, Pune.
Unfortunately I did research for this builder after facing so many hardships and trauma then I realized that whoever has taken flat in any project from this builder they all have faced same problems and some even had filed legal cases against them. I believe now they have some connections with some corrupt officials because of which they are still in business and have not been affected much.
Please speak with at least with 10 families before booking flats with this builder.
