Bought a flat in Aditya Imperial Heights, Hafeezpet in 2011. Till today the project is not completed. In fact none of the projects by Aditya are completed in time. They lure the customers with attractive offers like Pre-EMI, Rental Scheme etc. and you are trapped forever. Later they cancel the schemes and you are forced to pay EMIs from your pocket.

The management is most unprofessional and unethical. They start exortion once you book the flat. The management or the CRM team does not pick up the calls nor do they respond to emails. They just behave like rowdy sheeters. They give the most senseless explanations for anything you ask.

While booking they promised 35000 sq.feet club house and now they are giving only 10000 sq.ft to the society. They also reduced the Undivided Share of land when doing registrations. Also at the start they promised lot of amenities(piped gas line, landscaping, children play area etc.) and now they are backing out one by one.

The quality of construction is very very poor. Only the external appearance looks good.

If you really value your hard earned money then don't even think of ADITYA CONSTRUCTIONS. Beware of these fraudsters.

I have booked my flat in 2013 and paid 100%. Still every month they are saying after 3 months we will do the registration. This drama is going on from last 2 years. We are burdening with rent of existing house and the mental tortures by this bullsheet builder. I never propose anybody to go for this builder.

I'm sharing my brother's bad experience with this construction company.in 2012 my brother was attracted by their brochers and publicity.he decided to invest in that company and invested by bookin a double bedroom flat.as per given promises they should handover the flat but till now they not given a flat to mt brother and to anybody also.by that my brother struggled many problems.the service to the customers is very very poor and bad.there is no courtesy by the staff to the customers.they not even respond to our phone calls and they send outside the gate for asking our flats to hand over.the implementation of the project so lasy and till now they have given a single flat to any buyer, this is one of the waste company, so i'm suggest please go through the before projects of the company and then invest in that construction company.it is very bad experience to my brother.it is waste of money and getting many tensions and health will also spoil. thanking you.

Don't fall for cheap tricks/offers from Aditya

I am a first hand sufferer of this builder. Having paid for the flat in 2011 and still waiting to get handover of the flat in Hyderabad Aditya Imperial Heights.  Personally I would recommend to go to a trust worthy builder who will deliver good quality as per promised time,  instead of buying for little less from Aditya construction company and suffering for years to come.  Sometimes I feel, if there is any law and order at all which looks at these rogue builders and punish them for  cheating their customers.  The financial loss for the customer is not small. Its a huge hit on the finances and yet there is no-one to come to rescue of customers from builders like these.

My sincere advice  that I would like to  share:

Dont fall for cheap offers from builder.

Don't just believe the builder from their brochures and  oral promises.

Go to few past projects of the builder and see for yourself.

If you go to any project in the last 5yrs of Aditya, you will know where they all stand now. That should make your decision easy .

In summary, by all means  AVOID this builder.

Stay away from Aditya Construction Company. They are money collectors with poor project execution strategies. Never deliver their promises. Blame Customers for everything. No respect for customer. Do not value their customers and never support them or their families. They are never courteous on calls and act like professionals with zero project management and zero conversational skills.

Overall, beware of the fraud posts that talk great about the company. They are all internal Aditya staff. Never trust them. Please save your hard earned money and invest elsewhere.

Big cheater who cheated more than thousands of families, Corrupt IAS and soon to be a Corrupt Politician.Please dont buy flats in Aditya Construction Company.All his projects have NO OCCUPANCY be it Botanical Gardens, Hafizpet, TowliChowk ventures.My friend's parents are suffering from severe mental truama due to Aditya Construction Company.

If we look towards the construction the huge change is happening over here. so as per my experience the aditya constructor are the very good constructor. if we look towards the construction work the accuracy precision is very good as comared to others. there is no requirment of maintance also more than others. it should be done within the limited time. if you are interested in that construction you should preffer this. as per requirment it is very good.

Aditya construction is the good company in hyderabad. Company is one of the leading earthwork contractors for excavation in earth & rock for building foundation, basement and land development work. Company is very powerful and helpful for all client so as soon as possible go and visit see the work and then decide in the construction side all are near by like school, colleges hospital it's very comfortable to travel city mall and any other places so go and visit for one time as my word.

If you dont bother about your money. If you dont want to live in your own house. If you just want to donate your money. Here is the right place for you to buy an apartment or property with Aditya Constructions - Hyderabad. One of my friend bought an apartment in Aditya Constructions project Imperial Heights, Hafeezpet. They promised the delivery by April 2014. But till date the work is going with snails pace leaving their customers in vain. So my advise is not to by any property with Aditya Constructions - Hyderabad. Recently they had launched Capitol Heights with pre emi scheme. Just read the sufferings of people who bought an apartment in Imperial Heights, Hafeezpet. Builder stopped paying their pre-emi a year back netting all the customers into trouble who were in the pre emi scheme. My sincere advise is that just avoid this builder.

Not the Good Old Aditya Builders of the yesteryear

For many old timers in Hyderabad, Aditya Builders is a very well known name. They were genuine and famous for thier work. Unfortunately, that's not true anymore.

My best friend who returned from US and was hunting for a flat ended up buying a flat from these builders 2 years ago(in the venture near the Hafeezpet flyover). He was promised the flat will be delivered in 3 months time. The project was already running for at least 2+ years by then. Till date, the flat was not handed over to him. The staff there just mechanically respond that it will be delivered in another 3 months. That 3 months never seem to get over.

I feel sorry for my friend because when he asked me for an opinion, I gave a positive review of Aditya builders.

All those giving positive reviews on this site, about this builder, are most certainly either their own staff or friends of them. No one who even remotely knows what's going on at the ground level would rate them good. Like another reviewer suggested, go check the work and progress yourself to know the facts.

Very rude company and staff . I have flat in empress towers toli chowki and these people have delayed it for 3 years now.once they took 95% payment they stopped sending progress report. Dont answer my call anymore. Dont reply to email. I went to office and crm didn't even meet me though he was in office . So for delay I have filed a case in consumer court . Dont trust these people.

Their service is good, first of all when I gone through some quaries regarding adithya construction I saw some negative reviews and I when I gone through company and spoken with staff and their service is good and I would suggest adithya constructions. coming to projects their art of implementation is good their infrastructure is good. these builders providing us at right cost and providing good infrstructure

I bought my flat in aditya imperial height in 2011 . They offered me pre emi and clearly wrote in AOS that pre emi will continue till I get the flat.the handover deadline was december 2013. I didn't get my flat till now I.e jan 2017. They stopped pre emi in jan 2016 saying flat is handed over for interiors and in next 3 months you will be living in it. Flat is still not complete I am still living on rent paying hefty emi too . Now they are asking for more money from all buyers saying all have defaulted. They have given some imaginative delay days and asking for 24% penalty from all buyers. Still no flat is registered. If anybody asks question or raise voice they immediately send cancellation notice . They won't listen to any of your argument once you pay them 90% . They ask for maintainence, corpus and service tax . Which are not mentioned in AOS.they have charges 1 lakh for club house . Now they are saying 80% of clubhouse is commercial area and 980 owners ger 20% I.e only 10k after of clubhouse so 10 crore for 10k sft. They also collected 50k per flat for manjeera and are not commiting to that also now. There are n number of problem before we have even moved in. I don't know when we will move in and what more issues are on the way. Also they are saying terrace belongs to them which was not in AOS.Also they are reducing undivided land share in sale deed from AOS so that they can acquire clubhouse and terrace .

I think the aditya constructions of the hyderabad is not good as compared to others construction company.i think itis soo bad.the construction of this company is not strong construction and more consumption of money and wast of money if you all want to wast your money then you can buy this aditya construction it's a very bad consumption company I think my brother was on this construction company not so good.

Our family booked 3 flats in Aditya Imperial Heights in 2011 and all of us live in USA. Project was supposed to be delivered in 2014 however delayed by almost 3 years. Communication with CRM team is always 1 way, they just contact you for money and never respond to customer queries. To make up their losses, they came up with this idea of penalties.Aditya company is penalizing customers when they do not receive money from bank which they refereed and not submitted demand letters on time. Being here makes situation whole lot worse and I would like to talk with group people who has same kind of issues and work as a team.

Please share if there is any home owners association for this project or people who agitated in 2016.

I have bought a new home under a=Adity Construction Company they r super awesome and trust worthy firstly when they make promise to give my home fully furnished in a given period I thought they will fail but they give my flat fuly furnished and stand on that promise and satisfy my with each and every corner of my house as a coustmer I liked their services and their rates on flates they r trust worthy and take that much how much they give compare to other constuction companies.

A discussion with a lot of my colleagues in workplace. We short indexed Aditya and Aparna buildings in Hyderabad. Now another predicament is that each of those structures have court cases. One of my buddy is residing in Mount fortress of Adityacc. Every other one living in Windsor. Each had been delivered in 2008. However now going via these evaluations I was horrified. I made a go to to the Imperial Heights assignment but to my marvel I found that the model was too desirable. You men may additionally have faced the problem but I in my view feel it is not the case with others. I'd say region, quality and elevation are the biggest assets of the undertaking.

With the minimum knowledge I compelled and convinced my brother in law to buy a flat in imperial heights. and that suggestion is my biggest blunt in my life.

I really feel embarrased whenever he reminds me about that. Delay is not his concern but they dont have a single clue on when the imperial heights will be ready to occupy.

they just have very good marketing team who show hell as heaven. and team who will be prepared to prove that customer is at fault from day 1 of booking flat. if any one booked a flat then he is booked. also very good at writing 5 start reviews on net.

Please do not rely on any rating greater than 1 Star. they all are by their marketing team for sure.

just imaging will any one give star rating for builder who did not deliver the flat after 3 years from date promised.

finally. Adithy. Pre-EMI scheme and post harrasement is bonus.:)
