Don't buy, be aware

I purchased flat in IMPERIAL HEIGHTS, Hyderabad in the year of 2012 and the project delivery date is April 2014 which is still in progress. Builder don't have any concern and never respond to buyers/owners at any point of time after lot of followups. If anyone raise voice or asked twice about status then immediately they will send threatening mails stating that your flat is cancelled or penalty have to pay.

Builder not registered single flat after taking 90% of money some cases 100%.

We did peaceful protest on 6th August 2016 then they promised to deliver total project with all amenities by Dec 31st 2016 still single flat/ block not handovered, they were not paid money to contractor's/ labour due to that 3 times they did dharna.

Now they're saying clubhouse and terrace is belongs to builder, even they're not providing amenities after collecting approximately 5 lakhs per flat.

Bought a house at IH back in 2012 in rental scheme thinking they are a reputed builder. Till date the company has neither handed over the flat nor paid a single penny in rent. They are very poor in responding to emails and standing up to their commitments. Unless they change their ways, I wouldn't recommend the builder.

I went for a site visit yesterday to Imperial Heights and was satisfied with the output of I Block. Everything is in placed as promised and works are going on full swing in the other blocks. Don't listen to all the rumours written by some people trying to defame the company and projects for some personal vendetta. Go for a site visit now and you can feel the difference. Everything looks dirty whike you listen to such people. Keep.some faith and observe the works and improvement you'll agree with me. Writing unnecessary things about the project you booked on does nothing to the company but devalue your property and money. Grow up and act like matured people.

Aditya Windsor a good project

I'm very happy to own a flat in Aditya Windsor as it is very close to my work place. I reach home early and spend some quality time with my wife and kid. Aditya as a brand is living up to its standards with excellent locationl advantages. Aditya Windsor is very near to Mahindra Satyam, Dell, HP and several such big companies in Madhapur on one side and financial district on the other side.

Bought a flat in 2012, but yet to deliver at Hafeezpet. Poor response from their team and even threatening emails. They don't inform project status too, which is very bad. Don't recommend at all. There are many other projects worth it in that price bracket.

My brother has purchased a flat 3 years back. We were of opinion that Aditya has a very good brand value and is counted among top builders in Hyderabad. But Alas.The ground reality seems to be very different.

When we purchased the flat it was said that the flat will be handed over in 6 months and is in final stage. Even after so many years of waiting we are yet to receive the flat. You will see the workers working on the ground once in a blue moon. If we approach the higher up's then they would ask us to go to court. We all know that it will take ages to settle in court and is a nice ploy employed by all builders.

Also we heard that when some of the owners were complaining, builder has sent cancellation notices. Not sure of how much validity the cancellation notices hold and what legal rights owners have. But going through all these is mental agony along with loss of hard earned money.

We are happy to buy a flat in Aditya Empress Heights. Amenities and Infrastructure within the community are excellent. Pedestrian Friendly Podium is a great feature as we feel assured that our kids playing in the community are safe and secure. We have people from different backgrounds there by making our people living in the Project unique and trust worthy. Association is also productive in dealing the issues faced by the Owners and Tenants.

Go through the specifications of their projects and it would excite you for sure had you know little knowledge on Builders or constructions. Italian Marble in Living Room and Textured walls on all sides irrespective of facing. Go through other specifications of Electrical and Interiors you'll be nothing short of getting surprised. Purchase it if you want to have a Good House in your budget.

Nothing beats the Pre EMI offer, provided you have Loan eligibility.  We must pay only 10% while booking. The company then pays the interest for our  loan to the bank till  the possession. No other builder is offering  such a customer friendly offer in  Telangana and Andhra Pradesh. You can buy in prestigious projects of theirs such as Aditya Capitol Heights or Aditya Beaumont. Im telling this only after evaluating all the other offers provided by builders.

They beat every other competitor in capturing the market share by developing projects in strategic locations across hyderabad. Be it a Villa Project or a High Rise Tower they are exceptional in maintaining the guide lines there by achieving their vision of building the landmark projects in India.

Buy in Aditya if you want to live in a good gated community. I visited Empress Towers and Imperial Heights which are nearing handover and trust me they are the finest in terms of Quality, Elegance and Richness. They are definitely the finest in Hyderabad. Go for Empress Towers if you are willing to have a peaceful life.

Villa Grande is in Kompally and is close to Nizamabad Highway. I was happy that I shifted here to this project last year so that I can take care of my businesses back in Nizamabad as well as in Hyderabad. I saw lot of villa projects in that area and no other project has such grandeur and location advantages.

6 years and counting. I visit India every year in the months of January and DEC. I stay at my house in Hill Paradise, Nandagiri Hills. My stays in India are Comfortable and pleasant in my home in Hyderabad. I can go for a walk in the KBR Park or for a movie in the near by PVR. It is more due to the park view that I took this house. I Would love to spend more time here in Hyderabad once I come back from US altogether.

Eden Park by Aditya Construction Company is a fantabulous Project with scenic landscape and amazing neighbour hood. I visited the site last week and I am excited to join this community. Nice elevations, good landscaping and above all a peaceful locality. I must mention that A beautiful children park is present the middle of the project . Go for it if you a need a luxury and peaceful home near to Financial District.

Bought flat in Empress Heights almost two years back with a very high hope. There were several promises made but none were delivered. Staff and management appear to be fraud. They don't care about customer, only puctuality is shown during payment. Once payment done then you will enter into endless loop of trouble.



  1. Bad quality of finishing



  2. Delay in project delivery



  3. Material or quality specified in booking letter or their marketing pamphlets doesn't even match close to what is delivered.



  4. No drinking water since 2 years, endless phone calls, emails, office visits but no response. They even managed to get building completion certificate from GHMC without water connection.



  5. No fire safety



  6. No gas pipeline as mentioned in booking letter, when asked they told its typo!



  7. No children play area as mentioned in documents



  8. Finishing not done, electrical wires and duct kept hanging



  9. Severe water seepage in building



  10. MOST IMPORTANT, NO ONE RESPONDS NOT EVEN THEIR CHAIRMAN OR DIRECTOR.

Empress Towers is outstanding in that location. You can feel the difference when you are going through their projects in Shaikpet, which were built on either side of the Road. Elevation and designs are excellent. Landscaping is damn good. Apart from this the Villa Project on the Back side of the Empress Towers is too rich in terms of look and feel. If you have any idea of investing in an apartment in Hyderabad, Go for it without any second thought.

I brought a flat in 1407- Aditya Capitol heights near HITEC city MMTS Station. I shortlisted all the available options in that area as it is near to Kukatpally and Raheja Mindspace. I thought of buying a Ready to MoveIn Flat but later finalised this due to the pre emi offer of the company. I would prefer other people to invest in this project with the same offer if you want to spend your hard earned money wisely. I can surely say that it will become an iconic project once it is completed.

My friend have a personal experience with this group he loss his money builders also very rude behavior and construction design of the flats also planning less better to not choose this group of constructions in this group customer service also not good they are not respond probably and also my friend made lot of reconstruction in inner side and kitchen also so worst they have no skills to build house I definitely not suggest to my friends also because first thing is they dint know how to respond customers
