Product Implementation Rate:
Positives
Location. But only till the metro arrives and the city is well connected
Negatives
High density project. 750 large carpet apartments in a small land parcel of less than 5 acres
Inferior Amenities. Better amenities can be obtained at less than half the price within 10-20 mins of BKC (e.g. Wadala, Andheri, Chembur) and at much cheaper rates in Lower Parel, Prabhadevi, Dadar, Byculla, Mahalaxmi societies
Unreasonably Expensive and all good inventory already sold to Investors and Tenants. Only inferior inventory is available now
250 apartments sold at half the current price to investors. This will reduce price in the resale market
Another 250 apartments given out for free to Tenants. These apartments should come to the resale market and reduce prices
In other redevelopment projects, Tenants are given separate buildings and amenities. In this project, everyone (whether you get the apartment for free or for several crores) is the same and sharing all common areas. This can cause a lot of issues (society elections, maintenance fee, society culture) after possession
Project with a bad history. Several legal cases and claims ongoing. Check RERA website
Leasehold land (not freehold). Land lease will have to renewed after a few years and the lease expense will have to be paid by the society
