Feel ashamed to disclose that we recently purchased a flat from this builder in one of their most prestigious project targeted at middle class home buyers. We thought being their first budget project they will not deliver a low quality work. But we were proved wrong. They took to cheap tricks to dupe middle class customers of their hard earned money. They had advertised the project as budget flats with one covered car park.
But until after construction, they did not mention that every thing including shelves and lofts in the apartment would have to be paid for additionally. They charged Rs 1 Lakh extra as additional construction cost for just providing lofts in the kitchen and bedrooms. The shelves or wardrobes were just empty shells and we had to shell out additional amount for creating wooden wardrobes.
They did not even lay granite slabs in the wardrobe shells. They also played dirty tricks and re-quoted and revised their common area quotient of each apartment several times even during construction to match with the rising prices of construction costs. For a 1300 sqft apartment advertised by them, the actual carpet area was around 950 sqft. The final cost of each budget apartment came to Rs 50 Lakhs which was a clear 25% more than the price quoted during their launch event.
If we include the mandatory wood work and car parking slot costs, it came to Rs 55 Lakh per apartment very easily. Consider that for a budget apartment in a locality without proper roads, drainage connections, street lights, water problems, etc. There is nothing positive about this builder.
The floor plans for some flats within the same block were different and lacked consistency. Most of the apartments had rooms that lacked ventilation and fresh air. The terrace was a complete mess with pipelines installed in a zig zag fashion all around on the floor. This was a trick to reduce costs as laying the pipelines around the terrace walls will increase their cost. Never seen such a big builder stoop to such low levels.
Because of that no one can take a peaceful walk in the morning or sit down to have a chat during the sunsets on the terrace. Only a high jump athlete can walk on the terrace. The tiles inside the apartment were of cheap quality and easily broke down during construction itself. The builder refused to even upgrade the tiles or western toilets even after offering to pay for the additional cost.
They never customize anything for anyone even though they offered to be very flexible during the event launch. The construction was at a very slow pace. Please expect at least 3 years for this builder to complete any mid sized project. The car parking slots were not well designed and are very cramped. There were lots of NRI buyers who blindly believed in the brand name and invested money to find the locality to be without proper access roads, drainage or street lights.
The roads were in such a bad shape that most owners cant even drive their cars beyond first gear. The builder lacks transparency and needs to keep customers informed of delays in construction. The builder also promised several owners that entire stretch of road will be laid before hand over but is now blaming the corporation/panchayat authorities for just laying one third of the road.
Most people believed the builder of such a big brand to have taken care of such issues before handing over. Also the builder was not transparent on the potable water problems in the locality. Overall, never visit this builder or buy in any of their projects. Do not waste money to loose your satisfaction and sleep. Very low quality of construction is maintained.
Even for high end buyers its best not to trust this organization. A valueless organization where you shall be dissatisfied. Better to trust small players and encourage them instead of believing in big brands. This builder is still old fashioned does not do self learning to stay updated in their field.
One example was the way the OTS spaces were handled. The OTS spaces were not truly 'Open to the Sky'. They were covered at the terrace level with ugly looking domes that obstructed light and ventilation to several apartments. The car park slot provided were just 6 to 7 sqft in width and it was very difficult to park our car or take it out without scratching the adjacent parallel parked car. Yes, the construction was such that they did not even provide pillars between two parking slots.
Never seen such a wasteful planning. And on top of that, when we went to complain in the marketing office, they shouted at us showing the clauses in the memorandum of agreement and that they did not specify the car parking slot size. So, if the parking space is sufficient for a two wheeler, then also you cannot raise it with them.
For all categories of buyers, there are better organizations striving to create a true value and place for themselves in the budding real estate sector. Do not get fooled by Vishranthi or their boasting of being able to sell any crap to NRI buyers without even advertising in local newspapers. They only focus on money. When quality for price is not met, how can you trust them? One grain is sufficient to find out if the entire bowl of rice is boiled. One project is sufficient to state whether a builder is genuine or not.
