Many of the flats have been facing deadline in terms of enduring final delivery of the projects as compared to many of the flats that are offered by its competitors. This case needs to be changed since this is not a lasting solution for many of the upcoming projects in pipeline.

The car parking space in this area is not enough and I have to park my car outisde because of that and it is quite scary.

Since red tapes has been practised since a long time now in the real estate private sector, it has been seen that the state officials have been a little less upfront in terms of carrying out the sanctioning process for the developers. This leads to delay in receiving the Occupation Certificate for the developer.

This place is terrible during rains. Water seeps in during the rains and it floods really bad so it is quite a problem.

They have taken 90% of our money and now they do not answer our calls and emails and this has caused us a lot of stress and anxiety.

They are known for taking your money and then not starting the project, so be aware of these fraudsters.

Due to shortage of budget, the developers have been lacking in their adaptability to fix new budget constraints, this leads to lack of workforce, alongside getting resourceful materials that can be put into good use for re-development purposes. This needs to improve.

Mahindra Lifespaces is one of the largest real estate companies in India. The quality principles of Mahindra & Mahindra has been extended to Mahindra Lifespaces as well. Mahindra Lifespaces has an integrated towship in Chennai called Mahindra World City having multiple residential projects in the city such as Aqualily, Iris, Nova, etc. Each and every project has received an overwhelming response and I am yet to come across anyone disappointed by their property at Mahindra World City. My favorite project is Aqualily, It has 1 BHK, 3 BHK, 3.5 BHK apartments and 4 BHK duplexes to offer. It offers almost all the amenities a person might expect in any real estate project.

If you are planning to guy property from Mahindra lifespaces in Mahindra world city Chennai in SEZ area, please be informed that the flats they sell is not actually outright sale BUT Lease of property. While their sales team talk to you, they will not even inform this detail. Only when you pay the advance and sign you come to know that it is a leased property(though it is perpetual lease).

Moreover, recently TNVAT(close to 2 lakhs) got added to the price, There is a recent issue from Chengalpet registrar office that these leased properties need to pay stamp duty(which is 9% of your property value) also. Mahindra lifespaces team will not let you know all these additional cost. Only after booking, you will come to know all these costs.

Think before investing in Mahindra lifespaces in Chennai. Because the money you pay is for only a lease and there is no price appreciation for the past 2 years and also even if you want to sell in future, there are NO TAKERS for these properties.

I am writing this so that some innocent people who have no clue about the lease concept should not get trapped and waste all their hard earned money in this property. I am one unfortunate buyer who invested(in IRIS Court project inside MIPL) in this couple of years ago and now stuck with them!
