Very very pricey. We were surprised to know they started with 15floors and now adding 8 more floors with out Phase2 RERA certificate. They plan to apply for rera Phase2 after completing the project as they have to pay less bribe once and for all to get CC.


Apparently the project is stuck for 10 years due to violations and funding issues. When asked why are they quoting 3.25Crs for 3BHK, I was told they had to pay a bribe of 1Cr per flat to get approval for 2nd phase, because it was not in the original plan. It is right next to the raajakaluve hence need to be a little careful. Sales team is not reliable, they keep quoting a different number every time you meet them to show that there is a lot of demand.


Most of the flats have south west corner or south east corner main door. They broke the south facing doors and created west and east facing main doors which is very evident in each flat as there is patch work of breaking south door and creating west and east facing doors. So they ended up selling these flats at discount and push you to only buy these flats that are not as per vastu.


Just wanted to share my honest opinion as i was really annoyed by the attitude of the sales team and the way they covered up whenever we tried to inspect the basement/ or other areas. They don't allow you to carry measuring device as the sqft quoted in the brochure doesn't match.. thankfully I was able to check after 6PM when sales staff left the office. Don't waste 3.25crs, I'm writing this review after personal experience of monitoring for 6 to 8 months of home work, as I dint want to invest so much without being completely satisfied.


There is a lot of seepage in the basement and swimming pool. Last month during heavy rains, the basement 2 and 3 were flooded. Luckily we saw the workers using heavy duty motors to clear the water from basement, so we saw this first hand and was surprised, that's when we decided to step back from this project. There is heavy seepage on basement walls , water from raajakaluve must have been the cause of this seepage. They colour the retaining wall every 6 months to cover seepage.


Internal walls are made of low quality cement bricks and are cracking as it is already 10 years old. There is a lot of seepage on wall in the walkways and staircase passage whenever it rains.


We have visited the site over the last 6 to 8 months to ascertain these aspects during summer/rainy seasons etc and we were very clear it is good to stay away from this project. It is too risky to invest, until you start staying you will not know what's in store. Definitely basement 2 and 3 and swimming pool will flood during heavy rain as there is no proper outlet because they have to make it waterproof /tight due to raajakaluve.


Think twice before investing, 100's of customers are struggling from last 10 years due to project delays. I'm so very disturbed just with the interactions and negotiation with sales team, thankfully I did not get stuck with token advance.
