Hi everyone,

I am here to say something about Vijetha Gardenia in HSR Layout, I too got the same doubt after seeing mouthshut.com, so I dint ask for any review or suggestion from anyone, I took a bold decision of going to the site location and verifying the things. After I met the marketing head Yogesh over der I got a clarification of this vijetha Builders. These people from vijetha gardenia were previously known as sunrise Builders and they renamed this name from 2015 and they showed me the licence copy of registration of the new name which was on 2015 so I was completly out this confusion.

Now I am a happy purchaser and have verified all the documents and have received the CC Copy and they promised for OC at the time of occupation which is August-2017, which clearly mentioned in agreement.

I am talking about Vijetha Gardenia which is near HSR Layout sector 2, hosapalya main road.

I am thankfull to the marketing head Yogesh for all the clarification and helpfull in getting all the changes as I required.

As we all know real estate sector is the most curroupt sector in the country, I had bought a flat in Vijetha elisyum.

I find it better than the one my cousin had bought from a so called reputed builder they are one oamong the top 3 builders in Bangalore, they have delayed the project by 3 years , Vijetha did delayed the project by around 1 year but we all know its a usual practice with any real estate builder, I am actually happy that they dilevered a good project at an resonalble price and faster than so called top builders.

They are good builders, I have seen them from many years they are honest their staff are also good , we booked the project 31/2 years back and it seems they are planning many more projects in bangalore, I will surely buy and recommend other to also buy their ventures, This industry is like that you cant be clear and honest all the time. however these guys did the best even in bad times and delivered the project in time

My Brother works as Sr. VP at Microsoft Hyderabad and I work for INTEL Bangalore My brother had bought a flat from them at Hyderabad Yes the price at they charge you just Cant the A+ quality but it was same as others offer at that price.

I have bought a flat at elysum I find it good. Value for Money not only that, these guys have to break one side of the kitchen wall to suit my need, which they did at little extra cost, I was really worried after reading these reviews but I find them fine yes they are not as professional as Brigade or mantri but thats fine with me.

Vijetha developers have started their new project in basapura, near electronic city.They big cheaters and Land mafia company.

I have my site adjacent their construction site.

My site is dc converted and perfect 2 years back without any notice , these FILTY BASS acquired 20 feet in from my site by breaking the barricaded fence.Their construction site has too many complication and many criminal cases filed against them.I urge people not buy any property from this builder and burn their hands in future.

These builders entice you with their "Experience" and "Quality". They even hand out shiny brochures and take you on a tour of their exquisite mock-up flats. You ask about the prices and you get a bargain. To them every new project is one better than the previous one. By the end of the meeting you definitely want to consider their project as a prospective buy.

Then, you DO make that commitment and put in your hard earned money towards your dream home only to realize that it is the biggest mistake you have made. Welcome to the club. From shoddy construction to deviation from plans. You name it, they have it. They expect you to compromise on quality of materials and time.

If you are considering to invest in one of their upcoming projects, be a wise buyer and talk to flat owners (and not tenants) of their existing projects "Lapis Lazuli" and ongoing project "Elysium" before taking it a step further.

They are no more than bunch of cheats. Do not believe a word of what they say. Best suggestion would be to invest in builders like Sobha, Vaswani, Mantri etc., where they ensure that the customer is happy. There is no doubt it is impossible to please 100% of your customers.

But atleast the reputed builders will give you value for money and see to it that customers are satisfied to the extent possible. Vijetha builders are bunch of cheats. Talk to customers and you will realize 90% of the customers are dissatisfied. If you are ready to be the other 10% then go ahead and book your apartment. There are partners and what one partner will promise the other partner will contradict.

Couple of the managing partners are very arrogant and are under the impression that they can take anyone and anything for granted. It is time they realize that they cannot progress with cheap tricks on customers. If they continue with this kind of cheap attitude, it would not be long before no customer would dare to buy an apartment from them. It was my mistake buying an apartment in Vijetha. Prospective customers beware of these guys. Do a reality check whether it is really worth to buy.... they might tempt you with reduced prices... You may feel good looking at the rate / sq ft but at what expense? At the expense of poor quality product? Think not twice or thrice but a hundred times before you decide.

I have purchased a Flat in Vijetha Majestic Apartments, Saleem Nagar Colony, Malakpet, Hyderabad. Sincerely, if I have to rate them they are nothing but a big fraud.

They make tall promises at the time of booking but once your book , they simply disappear. In our Apartment they have collected money from the purchasers towards Service Tax, Generator , Car Parking and other facilities/amenities.

But till date they have not even installed generator/ allotted car parking. They have not even issued receipt for the service tax collected which means they are collecting from the tenants but not remitting to the service Tax Dept. If any body from the forum knows the Service Tax guys, kindly ensure that the buggers are kept behind the bars.

I only pray to god that he should take away the spouses and children of the Owners so that they remain single on the planet as beggars.

I had book the flat in Nov 2009 , My Flat number is F Block 303, I was just reading some review on Elysium on net, well I find my experience bit different.

I had done a bit of internal Modification including a new Window provision until it is not distrubing the landscape of Building there was no other question raise by the Builder.

I had also change my Bathroom Tiles and extra wall tiles for balcony , I had brought my owb material and they put as per requirement

One thing you have regulary check the progress which is bit painfull but that is expected behaviour as it is a middle class builder and you need to do a quality check from ur side.

Let me bit fair on +ve and -ve side+ve- work doesn't stop even during recesion time- Convient Location- Value for money work

-ve* follow up* currently 6 month delay as per commitment

Vijetha for Elysium flats this builder is not at all reliable. Construction quality is very poor. Don’t rely on the promises given by the builder he is a biggest liar. He is making us fool from past one and half years. I did a biggest mistake of my life and book this flat. They told us about the completion date as July 2008, even though we don't know any thing about it .Please pay some extra amount of money and go with some good builder. Please find some information about this project as below.

   No approval for Kavery water till now but they are charging money for that.

Vijetha Elysium, Bangalore. This is based on my experience on dealings with Vijetha for Elysium flats. On the outset they looked good and made lot of promises so we went ahead and booked.

Now it is a trap, no one responds with the status properly, the marketing guy lies on the face that what I am seeing in front of my eyes, (I mean literally) is not what I am seeing (I can't believe it even now how this was done) about some inferior quality materials and the progress happening.

They try to make you believe that they never said anything before booking and we were just dumb to assume we got clarifications.They don't accept any alterations from the design, you cannot move a wall/item - all the justification for not accepting I get is that there is a "technical problem".

I am not talking with experience of only this builder - they give justification that there is a "technical problem" for not putting up a wall/shelf as it might get built angled or curved. I don't understand how can a shelf get curved or not strong when you have expertise building so many flats - would love to see what JURONG International would say to this.

Funny thing is, if you talk to the actual workers who build, they are very confident of all the things they can do in the apartment - the customer interaction guys don't support it for no reason or some BS reason like "technical problem". Not to mention the threat of delaying the project/construction/pocession.

My recommendation: Stay away

If you are planning to go ahead with Vijetha's Elysium project

at Whitefield, pls visit their previous project **"Lapis lazuli" at brooke

fields, opp cosmos mall**.

Being their 2nd project in Bangalore, pls

don't go by any reviews......VISIT LAPIS LAZULI  and then decide

.

It is similar of having a test drive of vehicles or asking for a free

demo.......We cant go ahead by seeing only MODEL FLAT !!! Only decision

is post visiting their project in Bangalore.

You will get answers from

the project on all queries you have in your mind .......

If you think

they have done good job in Lapis, GO AHEAD !!!

Do go with words from the

builder side....!!!

Do spend some time with any one of  Lapis lazulian

staying in Lapis Lazuli so that you will get the real review of the

builder...

Builder may give you a number of promises (not in paper) It is

upto you how you take it.
