Following the cancellation of association by the High Court in 2021, the absence of an official apartment association has led to a chaotic situation at vandana earls court. A set of individuals acting as builder agents started collecting maintenance illegally from the residents then diverting it into their personal accounts with half the funds misappropriated and stolen for personal use.

In view of the illegal status of the project and builder absconding almost 10 years ago, all prospective buyers & renters are strongly advised to conduct thorough legal verification including police verification of individuals claiming as association before engaging in any transactions.

This is an update to all prospective buyers & renters on the issue of outstanding maintenance dues owed by the builder to the society since 2015.

According to reports, all dues have magically disappeared, conveniently settled through dubious discounts extended to certain ex-committee members who have conveniently acquired additional flats and extra parking during their tenure.

The list of ex-committee members involved in this shady dealing exploiting their positions for personal gain are:

Vishnu Valliappan - Flat no. C306 & C310

Narayana Vedampudi - Flat no. B106 & C010

Simhachalam Naidu - Flat no. B310 & C105

Navaneeth Raju - Flat no. A307 & A304

All of them benefited from discounted purchases and extra parking in collusion with the builder misusing their position by cheating and betraying people.

Due to all these reasons, the society registration was cancelled by the High Court in 2021.

The apartment, left incomplete by an absconding builder, lacks government approvals and was constructed without proper permissions. Attempts to form a legitimate association for maintenance collection were thwarted by a group seeking to profit unlawfully. Despite a court order to establish a valid association, this unscrupulous group continues to avoid transparency and accountability, preferring instead to exploit residents by diverting funds into their personal accounts. Prospective buyers and renters should exercise caution, as outside interest in this unauthorized building is minimal, with only tenants being deceived by a few unscrupulous elements acting as builder agents. I live in C block in Vandana earls court and I have to say thisblock is one of the worst among all the 3 blocks. Firstly there are constant issues with the Diesel generatorpower supply to this block. I am replacing my ACCL continuosly due to constant power failures and its costing me lot of money.

Second, the construction quality is so poor that there are already huge cracks on the wall leading to seepage and pilferage.

Recently rain water started leaking from 3rd floor to 2nd floor and there is no safety for the flats in these two floors.

Builders are fraud and they are not responding to the calls and emails sent regarding these issues.

I would request the prospective customers to do a thorough study before you think of renting/buying here so that you dont suffer the same fate I am suffering.

This project is a third class project constructed by a third class builder. The quality of construction is so abysmal that recently the rain water started leaking through the walls in C block 3rd floor and there is no safety for the flats in that floor. Similar issues are observed in A block, there is a huge crack in the wall adjacent to the pool and water seepage is happening inside the structure.

Also there have been many reports of water seepage happening inside the walls of the flat which is causing the paint to peel off and some cracks are developing.

I would suggest prospective buyers/ tenants to do the due diligence before you think of coming here.

Every year the residents are cheated by a set of individuals in the name of ganesha festival in the apartment. These so called volunteers go door-to-door collection pestering residents to contribute higher amounts by showing them fake entries. From the collection, half the amount is spent on ganesha and the other half goes directly into the pockets of these so called volunteers. This has been going on for years where the ganesha is misused for collection of funds and then misappropriated by these so called volunteers for their personal benefits without sharing any accounts with the donors. Many residents have realized how they are being cheated and the motives behind organizing such events and have now stopped donating for such events misused by these so called ganesha volunteers .

The builder has not done any legal handover for this apartment till date. The land EC is still in the name of the landowners and not transferred either in the name of the owners or association of owners. The building does not have Occupancy Certificate.The earlier association of builder & his agents was declared illegal for maintenance collection and cancelled by the High court almost 2 years ago.Since then there is no association and day to day affairs being mismanaged by a bunch of builder agents colluding with vendors. All buyers & tenants should refrain from buying or renting in the apartment. None of the scheduled nationalized banks are approving home loans for purchasing flats in this illegal apartment.

Frauds are common in this apartment. Half the unauthorized collection of maintenance goes into the pockets of few individuals claiming themselves as volunteers in absence of any association. The court had cancelled the earlier association declaring it illegal now some volunteers started unauthorized collection in their personal accounts and cheating everyone by colluding with the vendors.

This is a fraud project from a fraud builder who has run away from the project without doing any handover. His stooges have taken over the maintenance of the project and are charging 10k per month as maintenance though the quality of the project and amenities is way below par. Also there are some criminal cases going on against a few residents for indulging in extortion and blackmail.

In addition, there are water tanker frauds happening as tankers are purposely being called in the middle of the night and the same tanker is doing multiple rounds and residents are getting royally fooled.

Factual review:

The fact of the matter is this building is completely illegal and unauthorized construction without any approval or permission from BBMP. The builder has cheated the buyers and disappeared. Now the residents are facing issues with frequent inspection visits and notices issued by the local authorities including bescom, bbmp, kspcb, bwssb etc.

Several cases are running against builder and his agents illegal association cancelled by the high court asking these agents to form a valid association authorized to collect maintenance. These agents even played a fraud with the court and now going to face the consequences of their frauds when they appear in the court the next time.

Caution to the tenants/buyers:

Wake up to the reality and don't believe these builder agents who are giving you a rosy picture about the apartment only to cheat you later.

actual review-

this is a really good place to live for the affordable price. it is a pretty lively place and regular events keep happening like ganesh chaturthi and diwali. yes, there are some issues but that is to be expected given it is a 7 year old construction.

there are common issues like STP which are to be expected given the age of it.

the resident community is also actively solving problems and there are no such problems quite often anymore.

I would have reccomended getting to live here but that isnt sensible now as the construction is just old

This is the worst apartment in the locality. Builder has not done legal handover and ran away midway and handed over incomplete work to a bunch of goondas and ruffians who are extorting money from the residents. Maintenance is exorbitantly high at 10000 p.m.

There are a whole lot of issues, particularly the complete lack of amenities. Frequent and prolonged power outages are common and high voltage fluctuations with unstable generator back up. Frequent issues in lifts. The gym is in a deplorable state with most of the equipment either broken or not working. The jogging track is poorly maintained with cracks and uneven surfaces. The swimming pool is out of service with no cleanliness for months. The play area is equally disappointing. The equipment is rusty and unsafe for children to use. Buyers/renters are strongly advised to consider other options elsewhere.

This is one of the worst apartments in town. The location is not at all convenient and quite a distance from the main road. There is voltage fluctuations, power failures, dirty and unclean premises, water shortage with dry bore wells, dirty smell from nearby drains & composting plant.

Strongly advise against booking this apartment if you are looking for a comfortable, well maintained, and hassle free stay in the area. Only builder and his commission agents recommend this apartment.

An unfortunate incident of sexual assault & molestation occurred in the apartment in Feb 2021 in the A-block when a vendor from ZeroB water purifier gained unauthorized access to the apartment due to a major security lapse. The vendor entered the house of a lady in A-block and groped and molested her. After she raised an alarm the man fled the building by jumping over the compound wall. The incident was immediately reported, leading to registration of a molestation case against the accused by the Parappana Agrahara police station. The accused is currently absconding with a non-bailable warrant issued against him.

Many parents also reported stalking incidents involving the building security guards when they found them flirting with their teenage daughters.

Living in vandana earls court is nothing short of a nightmare. The maintenance of this society is absolutely pathetic with deplorable state of the premises. The lack of cleanliness is very evident with trash and debris scattered all around without any cleaning for days together. The presence of mosquitoes, rats, cats, snakes and dogs roaming free in the lifts & corridors makes it look more like a zoo than a residential apartment. There is a nauseating stench from the nearby drains & stp all the time. Apart from this there is frequent power cuts with instances of thefts in the complex. During the rains the basement gets completely flooded without any proper drainage. All in all the apartment is one of the worst and strictly avoidable.

It was shocking and distressing experience that we encountered as a buyer in vandana earls court. This is to inform all potential buyers and renters in the area.

We discovered that the flat we purchased with our hard earned money was sold to someone already prior to our purchase and we were not the only ones affected but the fraud builder duped a total of 12 buyers like us by selling them second hand flats. We received a lawyer notice from the first buyer who was also cheated by this builder and obtained a court order against us and also filed a criminal case.

Buyers/renters should exercise extreme caution and refrain from buying or renting any flat in this illegal apartment to avoid falling victim to the frauds.

Let this be shared with your friends, family and colleagues to ensure they are well-informed and safeguard their interests against the frauds going on in the apartment with some builder stooges in the apartment working for the builder and misleading the public with their lies & frauds.

The last chance given by the High Court of Karnataka vide its order dated 02-06-2023 in case no. WA 48/2022 to form a legally compliant association within 4 weeks has expired last week. We are currently back to square one and consulting with our lawyer Mr. Naveed Ahmed for the possible next steps.

This is just to keep the buyers/renters informed so they don't regret later after moving into the apartment.There are lots of legal issues going on in the apartment which might come as a surprise to the prospective buyers/tenants later hence this post to keep all of them aware.
