I do own a flat in V R pearl apartment, Hoskote and here are the few facts on the project:
• Project Approved for G+3 floors but they have built G+4 floors. Due to which our land sharing has been reduced. Total land area should be divided to 48 house owners but due to 12 extra house, they have divided the same with 60 houses.
• Flat booking month – Sep-2014
• Promised Delivery/Possession time – July-2015 + 3 months grace period
• Possession give on – January 2016, with water, sewage and home lighting only. We had lots of issue with public lighting, cleaningness of the apartment as work was not completed. Painting, plumbing, electrical work, kitchen tile work were pending for other apartments.
• Quality of the work is average like window doors are average quality, Floor and bathroom tiles are not branded. They just used local brand. Painting finish is below average, you end-up paying extra for neat painting work.
• Wood work is also below average, main door does not close properly. As per the catalogue, main door should be made of teak wood but they have used the same only for door frame and they have fixed regular plywood door.
• Lift installed on May-2016, means we have to claim 3rd, 4th or 5th floor through stairs. It was very painful for aged personal.
• Generator installed on June/July-2016, mean for 6 months we did not had any power back up.
• Car parking has not allocated even now which is December -2016. They just handed over the apartment to association on October-2016 saying car parking will be allocated by Mid November-2016. We are facing huge challenges and many occasion, we have noticed that outsiders are using our parking space to park their car as it’s not allocated and nobody knows who have parked.
• Security cameras are just functional but does not capture good quality images.
• I have ended up spending 20,000 approx. extra to get the things done.
• It took 4 to 6 months to get Khatha transfer and electricity connection is not yet transferred.
