This is the first residential project by UKN. At a first look, this is an excellent residential property. However, if you do a detail inquiry then you will realize the dark side. It has been around 2-3 years post completion of the property and still there is no A khata and even Occupancy certificate provided by the builder.


Stay in the property is very good at the moment with less number of families and good free space and amenities. There is not much concerns around the maintenance as of now however it will be changed soon. The best part of the project is the indoor play area, .


Most importantly there is no association formed since builder has not agreed for the same. Meanwhile they have launched Phase II of the project and the interesting fact is that there is no additional amenities for the entire new Phase. This means, the entire project will loose the charm.


Maintenance - This is done by UKN's subsidiary firm Zebrano. Charges are high compared to other reputed apartments. It is around 2.5 to 3 rs per sq ft. A 2BHK would have to pay around 3.5k per month.


Cost wise, this is on the higher side now. Phase II asking price is around 4k. This is much higher compared to what you are offered.

Hi Rahul, we have blocked the apartment in phase II 5 months ago and they are just dragging the launch. What do you suggest....should we still have hopes or look for alternatives. Could you pls let us the quality of work too.

I am an owner in UKN Phase 1. Yes agree with the views expressed above. Complete unprofessional behaviour by the builder UKN. Cost of maintenance = 3 rs/sqfeet - too high, sinking fund still with builder, looks like they have some serious capital pro...blems, no support in forming association, no support on property tax/ khata, do not respond to decent requests by residents etc. Think twice before you associate with them.  Read More
