I signed agreement 10 years back for a shop with area 415 sqft, paid all amount against the possession letter in Dec 2023. Requested many times for registry and physical possession. No response. Now I have received maintenance bill for an extended areaof 432 sqft from 3rd party. I wonder how can builder increase the area after the agreement.

We do not know whether the land on which the property is built is agricultural land or not and that is a huge cause for concern for us.

You cannot trust their word at all. They took 4 years extra to give us possession and the property was not made with the kind of material that we expected and the amenities and facilities were also not up to the mark.

One of the most significant impact of the buyers having their stocked up inventory list is that the real estate brokers offer very less property options for the buyers because even if the list is stocked up the buyer is not able to find appropriate seller.

High maintenance charges

The maintenance charges of this complex are higher than any other complex in the area even though those building also offer the same amenities like a swimming pool, club house, badminton court and firefighting systems and it is just not fair! The basic facilites like water supply is also not good at this place.

Given the current conditions, the government is not involved in actively yielding a proper direction so as to allow the owners and the land proprietors to raise the lease. Nor is the facilitation so strong that weight on the land isn't lease controlled.

The delay in the completition has forced some of us to live in temporary houses and it is just so frsutrating and annoying because the builders are not taking an interest in completing the project as soon as possible so that the buyers can move in!

When the buyer visits the office for the very first time so as to understand the property details, it is seen that the property details that are quoted are very different than the one that is actually available for sale to the customer. The entire project that is handed to the builder is different and it is this discrepancy that needs to be handled.
