Fraud Project, poor quality, flop show

Fake people. Urban Lakes, Konnagar I - Saleman Arnab Mukherjee asked me to pay 21, 000 on 26April 2024. I was still not sure if I am buying flat or not. He said from 1st May prices will increase. I paid him 21K and he promised to hold the flat at same price till 5th May24 so that I cna be sure on my decision. If I dont buy flat, he promised he will provide full refund in 7-10 days. My father and wife was there in the meeting room with him. Again, on 30th April he asked me to sign on Application for flat otherwise he will not be able to hold the price because of some rule with Head Office and also he said its mere formality so I did that without knowing he had fraud in his mind. On 5th May, I told him its out of my budget and I cant buy, he said ok and confirmed that he will pay the money back. Then he stopped replying my phones and emails. 2 short phone calls he picked and said Managing Director is out of country and has noa ccess to email so he can not approve. Once he comes in 2-3 days, he will do it. After 1 month, I got email reply from person named Shirshendu that 100% amount is forfeited as per application rules. Arnab had completed my application form from his end without my knowledge. Now, he never picks my calls. His phone no is 914718xxxx. I am anyway filing police complain for cheat and already did in RERA. His manager Mohan is also involved with him. Never ever purchase any property with this fraud people who cant stay on their words. There construction quality is lowest. Locals says the under construction building is falling and they have very bad reputation in the area. Arnab keeps demeaning other residential projects when you talk to him. Unnecessary hidden charges they will ask to pay. His manager is so rude person like he is the PM of country.

The carpet area of a 2 BHK is like a 1 BHK here! The space is so small and you pay the price of a 2 BHK, so do some research and see what a proper 2 BHK needs to be like so that you do not get cheated!

Takes long time to travel to work place

The location of the place is not feasible enough to suit for basic commute. Places are far. Travelling takes away lots of time to places of significant visit. This is not a feasible option especially when considering commute of small children.

Less car parking space.

Maintenance charges are really high!

No long term scope for the project areas

Scope for the construction of new projects is very low in this area. Sometimes, connection with bridges seem to be a far off things to be seen as an amenity in the vicinity. Hence it is not reasonable.

Damaged patches of lawn

This is one of the main reasons why many of the owners are not favoured to buy projects which is the Damaged patches of lawn that is quite evident from uneven grass length or large brown, dead patches thereby serving as one of the many cases of infestation. This needs to improve.

Carpet area of this place is small.

The carpet area of this place is very small. Their 2BHK houses have the carpet area of a 1 BHK flat and the cost is similar to a 2 BHK, which is very disappointing.
