I’m giving one star as I cannot give zero. Sowparnika builders are cons and bullies. Stay away from them.


I contacted Square Yards for a Godrej property, but the agent(Kailash) highly recommended Sowparnika instead. When I reached there, it was obviously a building under construction. The builder then said that since I was only interested in a ready-to-move flat, I might like Sowparnika Indraprastha that was just a km away, which I initially had no plans of visiting. The builder(Mouli) told me to return to Columns once I was done since the sales office was located there. The Square Yards agent obviously knew this property and took me there.


The Sowparnika Indraprastha flat I looked at had all the walls in place through the bathroom and kitchen had nothing yet. When I asked them how this was ready-to-move, they informed me that they only completed these on booking because owners might want changes. They said there would be a clubhouse and landscaping in future, though nothing was in progress then. The Square Yards agent again actively promoted this as good and affordable from a good builder. I went back to Columns where I told the builder I was not interested in booking anything on the same day before looking at others. He told me such an affordable flat would be gone soon and said he could ‘block’ the flat for me if I paid 50, 000. I told him I did not want it, so he said that since I came through Square Yards who they were associated with for 15 years, he would ‘block’ it for 25, 000 and would give me 10 days to consider it with a full unconditional refund if I changed my mind. He and Square Yards played a tag team and were very persuasive, so I gave in and paid the amount. They made a big deal out of it taking photos. They gave me a box of chocolates and called a cab for me.


Alarm bells were already ringing. When I reached home that evening, it turned out that one chocolate was missing from their box. Then I made a full check on this project and found that RERA had already listed this as lapsed. I informed them that evening that I was not interested and wanted a refund. The builder tried to persuade me again and passed the phone over to his manager(Balaji) to gain my confidence. They were bullying me, with the manager asking how I could be persuaded, do they need to come to my house and speak? The very next day I informed them very clearly that I was not interested in this flat at all. The builder promised to refund as promised.


15 days have passed and I still have not received the money they scammed from me. When I contact them, they do not reply anymore. I also read other similar reviews here. The quality of my interaction with them shows that their quality will be low. They simply do not care and seem confident that they will get away with anything. They con gullible buyers without any scruples.


Real estate is the crux of a country and a lot of underhanded transactions can go unnoticed with such builder-real estate agent tag teams. This is very harmful for India in the long run. Bad builders in this country need to be weeded out.


Update: at 23:46 hrs on the day I first published this review, Mr. Mouli whatsapp'ed me saying, "It will happen", regarding the refund query I sent long ago. It has now been more than 30 days, and it has still not happened.
