I visited the site today. Excavation job seems to be on. At the sales office, a an uninterested looking sales person said that all except 13th floor is booked and told that the cost is 21 lakhs.

Is it a method to see that the 13th floor in all the blocks are booked first? may be it makes business sense- but I thought this does not fit with the image the company is trying to create- It seemed to be street wise salesmanship at work.

The idea is so appealing and the advertisement so slick. May be they have received so many bookings.

This is for people who are looking for info on  Sovereign Developers - Bangalore and are not member of https://groups.google.com/group/sunnati

The members of the above mentioned group are buyers in Unnathi Project.The draft agreement that was shared by the builder had raised lot of concern.Some points are:



  1. If steel and cement price are raised above Rs. 36000/- per Mt ton  (Current price Rs. 30000)and Rs. 240/- per 50Kg bag (current price Rs 190/-) then the buyers have to pay extra. These prices are for bulk buy. But lot of people indicated the Retail price is way too high and thus the current price could be closer to the higher limit



  2. There is a dead Nala that passes from the project site. This will not be connected out side the project but will be used for Rain water harvesting. This Nala will be open. Which is unhealthy.



  3. SBI had not approved the project yet. upon being asked the builder says it will be done in matter of few days. Already 50 days have passed.



  4. The open area around the towers and terrace could be used by the builder and other apartment owner will have no right in it.



  5. Undivided share of land seems to be low.



  6. Another clause is that if you want to sell your flat, you will have to take consent of the developer. and if developer gives the consent to sell, then 5% of the sale proceeds has to be given to builder



  7. Exact carpet area will not be mentioned in the agreement. Only % shall be mentioned.



  8. Not to drape cloths in the balconies.  Balconies should be allowed as people staying in flats would dry their washed cloths in Balconies.



  9. No proper break up of charges is mentioned this will lead to buyers paying extra. But note that the builder is addressing some points (Might not be mentioned here.This is not a whole list of concerns. For that one has to go through various threads in the group.

Even When I heard about 'Unnathi' from one of my project mate. It sounds interesting. Then I went to internet site studied the plan and thought that in 17.3 lac its not bad deal. However some points we have to consider are :

1) With each floor rise after 3rd floor 20k extra for what ???

(so 14/15th floor flat is coming close to 20-21 lacs ..still is it affordable)

2) The amenities they are talking about....people pls give ur selves break...

1660 flats..so nearly 3000 people to stay (minm 2 per flat..may b more)..will use

1 tennis court :)

1 amphitheatre (50 people seating ..god knows)

1 swimming pool...you will stand or swim .

Gym/Club house...people u have to pay 2 lacs extra...its commercial not for u people

Now I am not saying all these out of blues..i been to the site and visited sample flat too.The interesting part is when I asked about availability...(on 22 may 2010) they said in all towers no flats below 10th -11th floor...rest available. Also the possession is Dec 2012. I am surprised to see so many people n desperate in the site office(as if tomorrow onwards no flats would be available on any place...omg)

I am not really able to decide whether to go for or not.

Good points:

1) Location wise close to Outer ring road ( 8/10 )

2) Amenities : (1/10)

3) Floor area : (5/10)

So please pour your suggestion. I am surprised to see so many people have booked but no blogs and query yet (i am sure everyone is competing with each other for 14 ac flat, oops, sorry 20 lac flat).

Very Very Arrogant Builder and Staff. All they wanted is to take out the money from you from the beginning then wont respond to you at all. They have build a posh office to lure the customers but they are not at all professional in the business.

False Promises

No Approved Project Plan given to Customers

If any details asked, then they threatening the customers by saying we will cancel the booking

No communication and even they never meet the customers,

No project Update

Not at all recommended.

I take back my original review where I endorsed this project. This project turned out to be too expensive and completion looks far away.

I have nothing more to say but the review must have minimum of 300 characters. So I am just adding more words as a filler.

In 2011, Oceanus Greendale Phase II in Hormavu offered me a pre-launch of Rs.2300/- per square feet. I ignored that and booked in Unnathi, which is now effectively more than Rs.2700/ sq feet and is no where near completion. Oceanus Greendale Phase II has been already completed and they have started Phase III.

I booked a 2 BHK Flat with sovereign Developers in 2010 as a Prelaunch Offer for 15lac, with all necessary Agreemnts but builder was asking for extra money and till date not completed the project. Due to non payment of Illegal Extra amount, they cancelled my agreement unilaterally and my money which I paid( Rs.13 Lac) not given back. So I filed a case in court against them. You may pls see the attached PDF show s cases against the builders.

In state Consumer court 46 cases and in Bangalore Dist. Court more than 500 Cases are there against this Fraud builder.

Pls do not fall pray to this Unprfessional, arrogant builder.

Please be aware of SDIL highhandedness and rude and fraudulent ways of making promises and changing agreements as per their wish and forcing us sign new agreement. Escalating cost which no developer in history has ever done.Mismanagement of funds and not answering to queries threatening to cancel flats. Already 400 plus cases filed against builder.

Have booked one 856 Sq.ft. apartment at Sovereign Unnathi with Sovereign Developers & Infrastructure Ltd. No.16, III Floor, SD Complex Jaladarshini Layout, New BEL Road, Bangalore 560054 on 27/08/2011 for basic price of Rs.23 lakhs.

The project was expected to be completed by middle of 2012 but did not happen as the work was going on at snail speed, may be due to the builder diverted funds for other upcoming projects elsewhere. Now on 30/08/2013, the builder sent a registered letter demanding additional sum of Rs.8, 51, 000/- to pay within 3 weeks from the date of receipt of the letter by me or surrender the flat.

The flat was originally sold to a few customers for Rs.14 Lakhs base price whereas I have paid a base price of Rs.23 Lakhs. The builder cites reason for additional payment to him due to increase in the construction cost in which the current base price works out Rs.22.51 Lakhs and hence is demanding Rs.8.51 lacs extra.

As far as my case is concerned, my base price at the booking of my flat itself was Rs.23 lakhs which is more than the current base price advised by the builder. Secondly, our Agreement to Sell executed between the builder and myself does not mention anything on the ‘escalation’ cost. The builder is bullying their customers and resorting to arm-twisting whereby he say that if the money is not paid within a specified period, he will cancel allotment and resell the apartment to someone else.

The builder indicated in their letter to me that after selling the apartment to another party, then he will refund the money paid by me with a simple interest of 9% per annum without any additional cost & expenses incurred by me.

I wish to bring before the State Consumer Forum that the Builder is unreasonable in demanding extra money from me since his cost of construction equivalent 856 Sq. Ft today is less than the cost worked out by him. Again, in the absence of any cost-escalation clause in the agreement, it is unfair on their part to demand additional sum from me. The threat of cancellation of apartment for failing to settle the additional sum is considered as ‘ARM TWISTING’ method adopted by the builder.

Again, paying interest at a rate proposed by them and settlement only after he sells apartment to another person etc.without paying any additional cost and expenses goes against any morality and uprightness as I have paid my hard-earned money promptly as and when demanded by the builder. There is a serious allegation in the market that the builder had diverted funds to two other upcoming projects neglecting their maiden project for the sake of more profit.

I don't how Sovereign's SONA and LAKEVIEW project is progressing and what has been customer's acceptance of the project but being a buyer in Sovereign Unnathi I can vouch that they have ill intentions of duping customers of their hard earned money. I can't believe that they can do such a day light robbery and I allowed them to. Don't know whom to blame, me for my short shortsightedness who fell for their sweet talk or them for being such a cheat.

Their MODUS OPERANDI so far has been:

1.Lure customer in the name of affordable housing project at an economical price. Show you AKME projects that they have completed to impress you.

2.Indulge in sweet talk till the time you fall in their trap.

3.Sing their praises saying they are game changers and not fly by night operators.

4.Fire all their staff mid way alleging all of them were in-competitive.

5.Show their aggression in issuing the demand notes without completing the promised milestones.

6.Issue terse and threatening emails to cancel the flats, if you protest or delay payment.

7.If you ask questions, doubts or join online forums of like minded allotees, you are branded as competitor and threatened again of cancellation.

8.Cancel flats of people who have been vocal and supportive of the allotees association. Mark the reviews in this forum as FAKE.

9.Once the project is nearing completion issue demand note of cost escalation of more than 55% and threaten them to pay within a week or face cancellation.

10.Deter you from approaching courts saying they good army of lawyers to defend their interests.

If you choose to go with this builder do not be surprised if you are greeted with unprofessionalism, cunningness, arrogance, incompetence and what not.

Not that any builder is different, but they have fallen to extreme low altogether. In the absence of any regulations, they are having field day and the consumers are taken for a ride.

I wish I never had to write this review but my intent is to help you take an informed decision and do not fall for such gimmicks from this builder.

PS: I wouldn't be surprised if this review gets marked as FAKE as I see all other genuine reviews getting marked as FAKE.

Sovereign Unnathi project was launched in April 2010 with a lot on fun fair and at very attractive prize 15 Lakhs + taxes + Reg and others for a 856 sgft flat. They explained us how they are saving cost and will be able to build the flat successfully. No wonder people flocked in and within few months all 1600 flats were sold. But nobody had any idea of the pain and agony one will go through in the coming years.

Below are the issues we faced during last three and half year

++ They promised in their Brochure that Project {all 1600 flats) will complete in Nov 2012 with three months grace period. Later they divided the project in 3 phases and as they had approvals for A and B block only. Approval for C and D block came after almost a year i..e in 2011.

++ They said they will start the wall work of first floor once the fourth floor slab work is complete. But they never did that and the wall work completed only after whole 15th floor slab work was completed. Main reason was payment was based on the slab work. They wanted to mint all money from us.

++ They promised to give grills in the balcony from third floor instead of walls but later changed the plan without informing us.

++ In 2012 they said VAT and ST has increased and we have to pay extra tax for prev installments, when we asked for receipt they said not possible.

++ In 2012 they asked us to pay Mandatory charge of 35000 for the washing machine fittings. God know what they were doing during the planning.

++ In 2012 Dec they asked us to pay around 3.5 Lakhs for merging two flats which earlier was promised at 50000.

++ They have missed all the deadlines for completion and ready to pay the penalty as mentioned in the agreement.

++ In Aug 2013 we got the shock of our life, they asked us to pay 8.5 LAKHS + tax extra to complete the project. They are saying the cost has escalated and they need more money. They gave us three options:



  1. Pay full money and get 10% discount



  2. Pay in three installment all within 11 weeks



  3. Surrender the flat so that they can sell it to someone and return our money with 9% simple interest (within six weeks). Also mentioned that if we do not respond within a week they will cancel our flats.





Gosh, I can write more but above are the major ones.

This company is full of cheaters and after meeting their VPs and GMs I understand that why they are behaving like this, all their VPs and GMs are truly un-professional and do not understand anything, they speak utter non-sense. In one of our meeting their GM said that they will complete one tower and will give to all the people who will succumb to their un-ethical demand of 8.5 Lakhs and pay them, doesn't matter whose flat it is.

PLEASE DO NOT INVEST IN ANY OF SDIL PROJECTS.

We are now fighting the battle with them in court, complaining to CCI and Credai. Also taking help of our politicians.. We will fight and will fight hard.

Hope this review will save someone from these cheaters !

I booked my flat in 2011 . Soverign was supposed to deliver this May 2013 but instead received an illegal demand of Rs 8.5 Lakhs and a threat of cancellation of my flat in case of non cooperation.

Builder is not at all ready to listen and have threatened to take legal action against all the customers through an arbitrator appointed by him.

Think twice before investing.

Invested in 2010 August with great dream of owning a shelter of my own,  but my dream went in vein. the builder surprised us by sending a demand not of Rs 851000 which is more than 60% of the base rice.

Currently I have no idea if I will even get my flat. The builder has taken 98% of the money and the pending payment to them is just Rs 20000.

They are fooling around with more than 1000 customers , who have already booked flat in Sovereign Unnathi. Initially they will lure customer showing low price tag of flats/properties later they will start demanding more money by giving all unreasonable excuses.

Once you book the flat in their project then they will tie your neck with a rope called escalation cost/ hole drilling cost etc.

Sovereign Unnati does not deserve to have a rating of single star also. They are cheaters as well as thief. We should not believe this company and I suggest all please stay away this company. One strange thing is builder cheated 1600 flat owners and to the their own workers.

These kind of builders should be punished and kicked out of the market asap.

Project not delivered yet, 95% of the amount taken (100% Builder share) from the customers and they are not ready to deliver the project. Construction quality is second worst to none.

The above sounds like a recipe for a disaster? Yes it is. The builder is very incompetent and staff is as lame as it could get. They excel in nothing, neither customer support nor delivery of the project. Quality is pathetic.

There are already 250+ cases filed in consumer forum. The builder is not handing over the flats from past 4 years. Beware of fake reviews by the builder himself.

Hi All,

I am one of genuine buyer of Sovereign Builder apartment, I booked 2 BHK 856 sq feet two flats so that I can merge them. Earlier builder said you can choose any of 9 approved there plan and you don't have to pay any extra cost for merge. This turned out be utter nonsense and lies, they asked first 50k for approval of merge plan. I paid this amount of time. Later they came up with demand asking 2.84 lakh for merging of this flat, earlier I refused to pay but later thought ok lets pay this.

Now comes the real cheater builder asking us to pay 8.5 lakh for each apartment so for me it will be 17 lakh rupees. Are they crazy, do they think we have money plant in home and we can just get the money from this plant? God saves this builder from curse of 1000 buyers. They all will be cursing when they thought of booking this property.

Finally I am waiting for them to cancel my apartment, they are not going to pay me merger cost I paid which is around 2.84 lakh, they are going to pay me 9% interest, I paid 11.5% to bank, I am losing there alps 3 lakh Rs. Now if I plan to book apartment cost has gone up. Hence total loss will be lot.

I can only say guys if you have plan to buy with builder think 1000 times and go for other, also remember they should also not cheat you like this.:(

Sweet word during they sell. As soon as sale agreement signed, immediately surprising demand letters. No answers to mails or attending phones. If demand has not paid then threatening letters. My investment was blocked. I am ending up paying interest as well house rent. I don't like some other person trouble like me.

Sovereign Developer and Infrastructure Limited have duped 1000 customer asking them for the extra money against the agreement to sell and using all the foul tricks to get money from people and putting the peoples in problem.

We have booked the apartment 3 years before and now the builder is asking 8.5 Laks as an cost escalation charges. Be aware of this Sovereign builder.

They are very strong and bribe any person who helps customer

We request common man not to buy any property from them; they have many other project like Sovereign Sonna & Sovereign Lake View which are not good.

Please stay away from the property they trick people for money and when they get money they ask for more money. Even nationalize banks are in-turn looted for home loans.

Its causing huge losses to people and society.

I am a genuine buyer of Sovereign Unnathi, Horamvu-Kalkere main road, Bangalore and a frustrated, fooled buyer trapped with all my Hardworking money investing with Sovereign to own a flat.

These guys only know how to attract/ fool people by launching  low cost apartments with a very good demo house, like they did for Sovereign- Unnathi: 18 lakhs (inclusive all) for a 2BHK 856 sq-ft flat in early 2010, promised to deliver it in 30 months max by Dec2012. They could able to sell most of it promising a lot with that. People trust them because this is their first project and nothing there to inquire about them (God knows if they have done scam like this earlier and started this with a new name and can do the same in future).

They constructed the G+15 floor structure within a year and took 90% of the flat cost. That's all  and no major progress till data. Its been already delayed 8 months and will take another 2 years to complete the way its getting progress. Thats not the end, they do have many below surprises and hidden costs



  • They charged mandatory 35k to provide a washing machine point at utility. which should come by default.



  • Construction quality is very low. used cement and iron were laying outside for long time. patches all over. One person can easily penetrate the gaps in windows rail. Door wood and side is poor.



  • Water pipes have gone open on the bedroom wall from one bath room to other.



  • Huge charges for small modifications. for example an A/C point cost 75K etc.



  • They had 30feet road inside to campus shown as gated community and claimed 60% open area. Now the roads turns out to be public road and not part of them. they will have separate boundary wall for D-block where all amenities are there. People have to cross the public road to access those.



  • Amenities they showed part of plan such as swimming pool, children play area are turns out as extra amenities and buyer have to pay extra money.



  • They took 1% as stamp duty for sell deed agreement which is actually 0.1%. so ~16k extra. Not sure if they will refund that one.



  • They do have a "Nala" (20ft wide river flowing inside the campus) told us meant for rain water, hopefully its not turn out as Drain water for that area.



  • 5 rupees/sq-ft they should pay per month for project delay, which they saying no to it now.





Now that's not the end, the most surprising one is- in terns of price escalation they are asking now 9 lakhs extra for 2BHK and 18 lakhs for 3 BHK on top of initial agreement. and threatening to cancel the apartment if not paid. I am sure its not easy amount to pay by anyone. Definitely all will go to legal and this project is on dispute now. It will never complete in near future. So whoever have booked are trapped and all their hard-earning money is trapped.

So, don't make any deal with such kind of rude, arrogant, mindless, unethical builder. Hope to see the build soon behind bars.
