This is my first review on Mouthshut and I cannot use my original identity as my flats will be cancelled. There are a lot of others whose flats were cancelled because they wrote negative reviews and raised too many concerns to the promoter.This is how the promoter attracted customers for a cheap deal and locked them into paying more.Sovereign built a very strong customer base by launching a ultra low price project, this itself was good enough for an upcoming scam.
2 BHK sold in the beginning for 20 lakhs and after 2 years of construction progress builder has milked extra money as explained below.
a) Washing machine point is charged extra Rs. 35, 000/- and is mandatory for all units. AC provision needs Rs. 70, 000/- for one room.
b) The very basic additions like exhaust fan provisions, wall hooks, balcony grills are quoted exorbitantly and the promoter claims this should not be done with external vendors as the structural integrity will be broken. There are more funny and unreasonable pricing in the attached sheet, which are given by default by other builders.
With the above 2 points, a 2BHK will easily cost an extra 2 lakhs to gain get your basics of the flat.c) The project has been delayed by 12 or more months approximately. Initially their MD boasted that the project will be completed in 18 months with their expertise and experience though they have quoted 30 months for completion. In the current state, it seems the project will not be completed even by 48 months.
The labor and funds are moved to another two new projects, Sovereign Sonaa and Lakeview.
This project is starving without equipments, man power and money as it has been sent to the new projects.
d) Penalty for delay will not be paid, though it is there in the agreement.
e) Like me, those who opted to merge 2 units together have to pay 2 lakhs extra.
In reality, by merging I am actually saving costs by reducing walls, electrical points, sewerage, water, kitchen units etc. But I am being milked to pay extraHere is the most important point that outlines the scam.e) ALL buyers will need to pay extra to maintain the bookings.
After 2 years of construction progress, the prices have gone up - approx 30 lakhs for 2 BHK unit.
Even if you booked a flat for 20 lakhs as per agreement, you will have to pay the escalated price now.
f) The promoter does not allow to sell my flat either by not cooperating and bluntly saying'You will not be allowed to sell until possession'. The fact is I cannot afford to pay more money even if I wish to. The promoter will wait till I default the payments and then cancel my flats - the same flats will be easily sold above 40 lakhs, whereas I had my agreement for 20 lakhs.
In summary, you paid more than the market price for the flat.
You booked a 850 square feet unit for 20 lakhs all inclusive but you end up paying 40 lakhs, excluding registration.These document evidence for this scam will be soon posted:
1) Extra charges i.e. washing machine, AC points and other basics at exorbitant prices
2) Demand note for merging 2 units together
3) Notification from promoter to pay escalated prices i.e. higher price irrespective of what's been agreed in the sale deed.
4) Document evidence of project delay and refusal to pay penalty charges(Rs.5/- per sq.feet as per the agreement).
If this does not teach a lesson for anyone looking to book a unit in Unnathi or any other project, please wait and watch till the completion of this project. Or you will see it for yourselves how the promoter leaves you at his mercy.
