We booked around 3 flats in Sovereign Unnathi flat no 13+1 to 22+23 and some in last floors, but as of now we did not face any problem with the developers, as I read some nonsense comments, as a advocate I have seen all the papers legal, documents, land acquisition part and all are good, that area market price is Rs.3000 to 3750 but this one we liked, we are in 4 people (one more buyer is applied for home loan in SBI). and flats are built in a professional way.

100% Vastu with parking facility, so I never felt bad about the builder. I feel they are the best developers in that area. many flats from 13+ floors are booked and completely sold out. So if any one is ready to sell any flat in 14 to 15 floor let me know please.one of our friend is in queue.

Sovereign Developer and Infrastructure Limited have duped 1000 customer asking them for the extra money against the Agreement to Sell and using all the foul tricks to get money from people and putting the peoples in problem. They are very strong and bribe any person who helps customer.

We request common man not to buy any property from them; they have many other project like Sovereign Sonna & Sovereign Lake View which are not good. Please stay away from the property they trick people for money and when they get money they ask for more money. Even Nationalize Banks are in turn looted for home loans. Its causing huge losses to people and society.

I request every person please do not invest and pay anything to SDIL and any new buyer looking for the property please do not invest as all SDIL's properties will be taken over by court and SDIL will dupe you.

Dear All,

Today’s meeting was called off as the Builder was not willing to meet Mr. Reddy Sir as well as us. (Which is not very new for us and we all knew that he does not keep up his words). Please find attached the letter sent by the builder to Mr. Reddy Sir explaining the situation.

Mr. Reddy Sir has extended his support to us and has spoken to Mr. B. S. Yeddyurappa Sir (Ex CM) and Mr. R Ashok Sir (Ex Deputy CM) regarding the situation. They were kind enough and have given us time to meet them and share our issues that we faced with the builders.

The meeting time is at 10 AM at Mr. R Ashok Sir’s Jayanagar residence. We shall all (at least people staying at this part of town) meet at 8.30 AM at Mr Reddy Sir’s residence and will head to the venue.

What I would request all is to have as many number of people as possible, only then we can prove that all the allottes’ are not willing to pay the builder and are fighting for the flats. Mr. Reddy wanted at least 600 people to assemble at Mr. R Ashok Sir’s Jayanagar residence and then move to Mr. B. S. Yeddyurappa Sir’s residence . More the numbers, the better the impact becomes.

We should thank Mr. Reddy for taking time off from his busy schedule and fixing this meeting with higher ups in political circle.

Hi readers, 10 yrs of hard earned money lost to this fraud builder in 10 days. Dreams got shattered. I own a apartment in sovereign Unnathi project within 7 days time builder wants 8.5L money or taking back my apartment forcefully.

This has never happened with any builders in Bangalore. In the name of ISO certification they have fooled us. Harsh treatment from staffs and they will never respond to our queries.

If you don't believe you can cross check with HDFC bank who has given loan for us they are also shocked by the arrogant attitude of this builder where they are thinking for the release of balance payments.

Please inform your friends in Bangalore not to encourage this builder with his other projects like Sonna and lake view projects in Bangalore where he will definitely cheat people. I don't have any personal vengeance but from a poor family all hard earned money of 10 yrs has gone by this unethical and arrogant builder.

How I'm going to make up my children's future suddenly world is looking so dark to me. My dear lord please save all my people from this agony and pain which we are facing from this builder.

Dear All,

I am an owner of 2 BHK in Sovereign Unnathi( Hormayu Rd) project. The project went live in the month of Aug 2009 with a boom. A lot of people I know who couldn't pay much at that point. arranged money and invested in the once in a life time thing " Home ". The initial progress of the project was good and they periodically and systematically asked for demand notes upon completion of slabs, basement, 1st, 2nd floor etc.

The issue started to creep up around OCT 2012 when the project all most came to a halt. Suddenly we received a unbelievable request. People were asked to pay 40K for a water hose outlet( Supposed to be mandatory) . However, customer was asked to pay for it. There was a long list of items for which builders tried to take money.like 40k for changing the color of the wall, changing the color of the electrical fixtures etc.

Last week I received a demand note of 8.51 lacs as an additional cost. The buying price I agreed to in the sale deed was 22 lacs( Including high-rise etc) . now with 9.5 lacs( with Tax) . its no more a economical zone. Moreover, my bank will not extend my load considering my current salary etc.

THIS TYPE OF SCAMS MUST BE STOPPED AS I HAVE REASONS TO BELIEVE THAT THEY HAVE POLITICAL SUPPORT AND RULING PARTY IS LETTING THEM DO WHAT THEY WANT. THIS NEEDS TO STOP AND INNOCENT PEOPLE SHOULD NOT SUFFER FOR BAD PROJECT MANAGEMENT OF THE DEVELOPERS.

People please support this cause and help us from any possible means.

Like others I also got lured by less price. I also thought the same thing - first project so they will deliver on time and with good quality. Forget about the delivery and quality,  the builder is asking 8.5 lakhs extra (with tax it would be around 9.5 lakhs) to pay; and there is no guarantee that we will get the flat even after paying this ransom (this is ransom only) amount.

Flats are not yet ready (was promised to deliver in Nov/Dec 2012), and the way work is going on it will not be ready at least in one year. There is no other option left apart from going to consumer court. People planning to buy flat with this builder, please do not waste your hard earned money.

I encourage everyone to join SUAAWA, you can search for common floor group sovereign Unnathi and then request for membership( you would need to provide documentary evidence to verify your ownership).

Also we should spread the word about this builder, does anybody have friends at print media, we should get this news in papers about the cost escalation demand so that it reaches people thinking of buying other projects of sovereign.

If we all take them to court, they will definitely be screwed.

I don't know if it solves the problem , but neither writing a review here would solve the problem.

( 09/09/2013 :-suaawa, will not be of great help, but you can be kept updated on current events or devlopment by them, if join the team). I could really feel your pain , I am also going through the same. we are writing the same thing in different ways. In troubled times try to keep anger & frustration out of your mind.

Good times are chased by bad times and bad times are chased by good times, I hope we see a bright light at the end of this tunnel.

09/09/2013:-some allotees' had a meeting with a politician as well, lot of folks are working on this issue independently and as a team. Its just matter of time till it gets resolved, I am looking at time line of 1-2 yr whether legal, political or internal for this to get resolved. Go legal is my advice, as that is something which will be in your control.

I wish we had option of rating 0 here, from my stand point 1 seems to be too high rating for this builder.(09/09/2013 this still holds good).

Note the conditions:

a. 3 weeks to pay 8 lakhs.

b. You get 9% extra if you opt to cancel and this is what you get after waiting for 4 years.

c. If you do not respond by 1 week, then your flats are cancelled.

d. The project is still not completed it will take another 2 years and there is no assurance that there will not be any more demands.

So far, more than 350 flats were forcibly canceled by builder and the same flat has been resold to new customers for triple the price. Till sovereign milks 40 lakhs from buyers they will keep coming with extra demands

Spread the word on forums and wherever you want to. Still new customers are falling prey. Any review that is positive on this builder is sure from the staff. Do not go by that.

Sovereign had launched their 1st  mega project in Hormavu we found--- is shaping well and their two upcoming mega projects @ off Tumkur Road as well as @ Vidyaranipuram.

Both have a strong USP's i.e. well located, priced reasonably and lay out is great. Wish all the allotees for making right choice.

"Unnathi" is the best value for money project in entire Bangalore. The MEGA project is nearing completion, time taken is only approx 30 months---comparing the other builder including Sobha etc who are taking 60 to 75 months.

I find it strange when some of my fellow allot tees are going by hearsay. Sovereign surprisingly charging The construction cost is below Rs.1900/- per sft where as the nearby flats by builder are charging Rs 3800 to 4000 per sft.

Appeals I have filed for are adjourned to January coz madam is going on leave and vacations are at end of december.

The Bank may file a case in DRT against the Developers for recovery of its loan amount and enforcement of security of assets mortgaged by the borrowers. The Developer Sovereign has mortgaged the land site to Bank and your apartments are being built on the land.

Bank will be only interested in auctioning of the land if its amount is not paid by borrowers, but it has to get the sanction of DRT to bring property to such auction.

People wmorpheushuman have paid for apartments have to implead in the case in DRT and fight against both of them to safequard their interests, otherwise DRT will not consider other claims.

So, I can keep vismajeechang DRT to watch the time when Bank files a case in the matter and can then file our respective claims.

This is my first review on Mouthshut and I cannot use my original identity as my flats will be cancelled. There are a lot of others whose flats were cancelled because they wrote negative reviews and raised too many concerns to the promoter.

This is how the promoter attracted customers for a cheap deal and locked them into paying more.

Sovereign built a very strong customer base by launching a ultra low price project, this itself was good enough for an upcoming scam.

2 BHK sold in the beginning for  20 lakhs and after 2 years of construction progress builder has milked extra money as explained below.

a) Washing machine point is charged extra Rs. 35, 000/- and is mandatory for all units. AC provision needs Rs. 70, 000/- for one room.

b) The very basic additions like exhaust fan provisions, wall hooks, balcony grills are quoted exorbitantly and the promoter claims this should not be done with external vendors as the structural integrity will be broken. There are more funny and unreasonable pricing in the attached sheet, which are given by default by other builders.

With the above 2 points, a 2BHK will easily cost an extra 2 lakhs to gain get your basics of the flat.

c) The project has been delayed by 12 or more months approximately. Initially their MD boasted that the project will be completed in 18 months with their expertise and experience though they have quoted 30 months for completion. In the current state, it seems the project will not be completed even by 48 months.

The labor and funds are moved to another two new projects, Sovereign Sonaa and Lakeview.

This project is starving without equipments, man power and money as it has been sent to the new projects.

d) Penalty for delay will not be paid, though it is there in the agreement.

e) Like me, those who opted to merge 2 units together have to pay 2 lakhs extra.

In reality, by merging I am actually saving costs by reducing walls, electrical points, sewerage, water, kitchen units etc. But I am being milked to pay extra

Here is the most important point that outlines the scam.

e) ALL buyers will need to pay extra to maintain the bookings.

After 2 years of construction progress, the prices have gone up - approx 30 lakhs for 2 BHK unit.

Even if you booked a flat for 20 lakhs as per agreement, you will have to pay the escalated price now.

f) The promoter does not allow to sell my flat either by not cooperating and bluntly saying'You will not be allowed to sell until possession'. The fact is I cannot afford to pay more money even if I wish to. The promoter will wait till I default the payments and then cancel my flats - the same flats will be easily sold above 40 lakhs, whereas I had my agreement for 20 lakhs.

In summary, you paid more than the market price for the flat.

You booked a 850 square feet unit for 20 lakhs  all inclusive but you end up paying 40 lakhs, excluding registration.

These document evidence for this scam will be soon posted:

1) Extra charges i.e. washing machine, AC points and other basics at exorbitant prices

2) Demand note for merging 2 units together

3) Notification from promoter to pay escalated prices i.e. higher price irrespective of what's been agreed in the sale deed.

4) Document evidence of project delay and refusal to pay penalty charges(Rs.5/- per sq.feet as per the agreement).

If this does not teach a lesson for anyone looking to book a unit in Unnathi or any other project, please wait and watch till the completion of this project. Or you will see it for yourselves how the promoter leaves you at his mercy.

We went to see the project Unnathi yesterday and experienced such a horrible behavior from the site and security guards. These guys are extremely rude and get violent without any reason. They smashed the entrance door at our face and when my husband and my friend protested, the security guards and the site manager took them inside the construction site and started beating them up.

Fortunately the people staying near the building came and helped us. These people need to understand the basic rules of customer satisfaction and handling. Beware of these goons. These angry fools can actually kill you if you visit their site.

This is my first review for any product/service. I am writing because I want to alert other people who may get trapped like me by Sovereign developers. I have a booking in Sovereign Unnathi Project.

At time of booking they told there is no hidden charges in this project. But now when they started constructing the wall, they are charging hell lot of money for even basic amenities like- Washing Machine Point in Utility(35K), Provision of hole in the wall of kitchen for exhaust for the chimney(2K), Provision for AC Point(80K per AC), Changing the Western Style commode to Indian style commode(35K).

There are lot of other modification option they are providing with unacceptable price. These are some example which I feel should be a basic amenity in any apartment. But now they are charging the customer for these basic amenities. They are telling it's no where mentioned in the Sale agreement that these amenities will be provided to you.

I would strongly recommend to avoid these sovereign developers. We are already trapped, be careful!!!

I'm a genuine buyer at Sovereign Unnathi and I have been suffering lot of issues with the builders. You as a customer does not have any rights to raise your concern. The moment you raise any concern regarding the builder  even on any of the groups, they track your corresponding apartment and cancel your booking. This is done even without your knowledge. They NEVER EVER responds to your email also does not encourage the customers going to their Offices.

My fair advise is that NEVER GO for the projects from these people.

I have purchased a flat in Sovereign Unnathi. I am a genuine owner of Sovereign Unnathi flat. Here is my experience. I am not writing any false news or any assumptions(by hearing from other people). This is my own experience with Sovereign Unnathi management. 100% true.



  1. Management is very rude/arrogant. They speak veyr politely on phone/email, but their actions are very rude/arrogant.



  2. I can't reach management:





Phone: Receptionist will never transfer my phone call to the respective manager to discuss the'false' invoices they raise to pay 80% amount when only 4 floors are completed out of 15floors.

eMail: I have written multiple emails to the management but they don't respond to my emails. They will respond only to ask money or to send warnings that they may cancel my booking.


  1. Management is NOT interested in owner's compliants/concerns/questions





If a owner raise a concern/question/compliant then they call them as "compititive builders". In the name of this'compititive builder' word, they never answer any question raised by a genuine owner.

Though I am a genuine buyer(they know because they have Name, contact details), the management shows a reason saying if any one comment/raise a concern/question then they are NOT buyers but'other developers who are trying to spoil their reputation'


  1. Staff keep on change





Many staff members leave the organization. Today's incharge may not be there tomorrow.


  1. Booking cancellation:





Whatever the management asks the owner, they have to follow. If not booking will be cancelled. Their full confidence is if we cancel the booking(though its against agreement) then the'buyer' wont go to Court. Lets cancel and sell to new buyers on high price.

Whatever the management says though its against agreement, owner has to follow. Otherwise they will cancel apartment booking.

Management will keep sending the reminders to pay the raised amount even though its against Agreement. If not paid, you will be marked as'Defaulter'. Once marked as Defaulter, the management says booking can be cancelled without any further notice. I have also heard from other owners that their bookings are cancelled and SOLD at high price to NEW owners.


  1. CEO's identity: who is the CEO of Sovereign Developers?





No body knows the higher management people of this company. So they might be thinking that, they can start another company with a different name. That's why they don't care for this company's reputation.


  1. Lot of buyers doesn't mean good company:





If 90~95% of the flats were Sold out, that doesn't mean'Developer' is very good.

In India, if you give for a cheaper price, people always invest without seeing any background. After making agreement with the Developer, then only you will come to know how good is the'developer'.


  1. NO communication with Owners.





This Developer has got 1600 flat owners, but there is NO single meeting with the owners. They never convey project progress and keep on sending'money requests'.

I AM POOR OWNER OF SOVEREIGN UNNATHI PROJECT LIKE OTHER BUYERS.

BELOW ARE BY CONCLUSION, OF MY LAST 1 YEAR EXPERIENCE WITH THE BUILDER AFTER BOOKING THE PROJECT:-

(1) WORST, RUDE, ARROGENT MANAGEMENT.

(2) DONT HAVE ANY PROPER ENGINEERING  & FINANCIAL  CAPABILITY FOR LARGE SCALE PROJECT.

(3) NO TRANSPARENCY IN OPERATION.

(4) INSTEAD OF CUSTOMER SERVICE, THEIR MOTO IS CHEATING.

(5) SELLING AGREEMENT IS ENTIRELY INCLIND TOWARDS THEIR OWN BENEFITS.

(6) INSTEAD OF DELIVERING THE PROJECT, THEY PUT FULL EFFORT IN EXTRACTING MONEY FROM BUYERS.

(7) THEY USE CANCELLATION THREATENING TO BUYERS.

(8) MANAGEMENT IS ALLIEN, YOU DONT KNOW WHO ARE THERE TO ADDRESS OUR CONCERN.

(9) LIKE A LALA TYPE COMPANY, STAFF KEEP ON CHANGING FREQUENTLY.

PLEASE SEE THE OUT COME OF THE RUNNING PROJECT DELIVERY, THAN ONLY YOU INVEST.

Please let me know few Info:

1) is the 2nd / 3rd Phase of Sovereign-UNNATHI is BBMP approved ?

2) Is the site is approved by any BANK LOAN, if yes, pls provide me their CONTACT details  ?

Guyz, I have booked 2 x 2bhk. Flats are giant when you combine them. Their overall plan looks very attractive (Price, location, facilities, society all looks good) . I have done some research and found that developers are authentic but still no clue about Land and approvals. Company is claiming to get approval for few blocks, any one has any authentic information for it?
