Sovereign Builders (SDIL) is the most corrupt and cheat builder in Bangalore.They will first sell a flat to you at a comparatively lower rate so that you end up buying there. Then after sometime their tricks of looting money from you will start.


1.  They will ask huge money out of the agreement for things like washing machine point (Rs 35000)(mandatory), merging flats (Rs 275000), removing wall between hall and kitchen (Rs 30000) (event before the wall is constructed) etc.




  1. They will ask you to pay for grilling work etc at a very high rate (Rs 28000 per grill), and will tell you that if you don't  do the grill work now they would not allow it later.




  2. After you have paid 90% of the construction cost to them, they will come up with a drama of escalation in the construction cost. They have asked every customer to pay as high as Rs 851000/-. They threaten to cancel your flat if you don't pay the extortion money.




  3. They also threaten that if you go to court and happen to loose the case, then you will have to pay additional amount of  Rs 1200000/- . This way they threaten you so that you don't go to court.




  4. The project was supposed to be completed by Oct 2012, but it is still under construction. They have delayed it by 1 year already. Construction in some blocks are so far behind that it would not be delivered for another 1.5 years.






Once you get into their trap, they will try everything possible to rip your hard earned money. If you try talking to them, they will become very rude and starting shouting. No logic will work with them once they decide to loot your money. They are introducing a new trend of extorting money in Bangalore.


Don't buy flats in  their new projects like Sovereign Sonaa, Sovereign Lakeview etc. They will rip happiness out of your life.

SDIL is a bunch of CHORs. They know very well how to trap the customers in their net.
1. They will trap you in the name of affordable housing and then once you have invested, they will keep asking for more money.
2.If you dont pay, they will...cancel the flats and sell it to somebody else.
3. They put clauses in the agreement which can be used against the customer.
4. They refuse to honour the flat price mentioned in the agreement.
5. They will say no money to complete the project, so pay us more. But you will find that they have started many new projects in Bangalore in the last 6 months. There is a strong feeling among the customers that they are using the money taken from Unnathi customers in these new projects.
6. If you question them, they will become rude and start shouting. They will say do whatever you want but we will cancel your flat if you dont pay more money (8.5 lakh rupees)
7. There was supposed to be a penalty for delay in delivery of the project. Now they are refusing to pay that.
8. All the amenities they show in the master plan are actually part of their club house for which they charge Rs 200000/- extra.
9. The road that goes through the apartment turns out to be a PUBLIC road for which we will have to pay maintenance.
10. The so called LAZY river shown in the master plan turns out to be NALA/Public Drain.
11. The Utility area is so small that a washing machine would not fit in to it. They have not done anything about it inspite of complaining again and again.
12. They have charged Rs 35000 extra for washing machine water point. This is an additional cost never mentioned in the agreement. But they have charged it forcefully calling it a mandatory cost.

These are only few examples of the SCAM that is going on in the name of Sovereign UNNATHI.
