The apartments are very good looking and stylish .The staff are courteous(showed us precast technology in auditorium and mini version of the plan) except for the people sitting in the cabins(who just loves to talk on phone instead of with customers).

they quoted price around 67 lakhs for the 2bhk for phase 2(non negotiable) although some gold offer was there . the only issue is location which is predominant factor for a city like bangalore. it was too far from the city although we have taken the route from marathahalli rather than bellandur which was closed for some construction) . I think who have offices near bellandur(although narrow road) or sarjapur(under construction)would be much benefitted other people might not be interested. no ola cabs we can get here(autos too much pricey) and any one taking route of varthur need to struggle to go any where due to the narrow road people already mentioned .

in my opinion place is ideal for retirees:) due to lot of open space I am not sure of working families. place is too huge it might take a lot of time to come outside ur parking area if it gets crowded( I may be wrong here) .

staff though mentioned plans of widening the road and sarjapur road construction it may take 5 yrs optimistically.

When I could have brought a spacious flat with some B/C grade builder, I booked a 1 BHK with Sobha Ltd at premium price purely based on the brand name and value. Was so excited to be part of such a prestigious apartment for initial few months but the real face of so called reputed builder started coming out. and the story goes as below.



  • False Commitments



  • I was promised by sales team to get additional 10, 000 reward points(total 25, 000). Did multiple followups, kept chasing them for an year, people kept giving false promises and commitments and nothing happened. Finally, got the points credited to my account earlier this month after escalating the matter to all the levels and like begging them



  • Poor Policies



  • They started charging late payment interest right from the beginning however the agreement was signed and executed after approx a quarter. When asked, no one was ready to accept the fact that why INT was being charged. They should be well aware of basic norm of banks giving loan only after execution of agreement then how can they expect a buyer to pay even before execution of agreement. Again, kept following for an year, multiple people, multiple commitments and promises with no luck. Finally got it resolved last month after escalating the matter and begging them for these basic corrections



  • Unrealistic Prices



  • Then comes the 3rd worst part. I was/am well aware that there is no covered parking for the 1 BHK buyers in the project however the sales team at the time of deal had informed that the parking should cost approx 1 to 1.5 LAC or else open parking space would be available. Received a communication last month that parking can be booked but at a price of approx 4.5 Lac. Ohhh man. This came like a life shocker to me. I fix my budget and adjust for a 1 BHK and then they come and kill the over all cost like this. On top of that they rudely say that no open parking provision available for residents. When I asked that their sales brochure talks about open parking for residents, they simply say what written in the brochure doesn't necessarily to be part of the final project and advised me to refer the TnC of the brochure.





Now what do you call it, a white lie. They mention false things in the brochure but hide behind TnC when asked about. What is the difference between a B/C grade builders and so called A class builder like Sobha.

Worst experience. Feel completely demoralized with the behavior.

My customer relationship manager's name is Mr. Mohit, whenever I call him he tells that he is in his hometown. It's very irritating to hear this each time I call him. Lately he had stopped picking up my phone and doesn't even have the courtesy to return calls, no matter how many times I call him. At the time of doing the agreement they agreed for a price, and after paying the down payment he asks for 2 Lakhs extra claiming the prices of locality has increased. He also promised the flat will be delivered before August, but now claims due to RERA and GST it will take another 2 - 3 months. All my planning is shattered and am in Financial stress and mental agony. No clue when I will get the possession of the flat as The CRM is not picking my call. The road leading to Sobha is a hell. Nothing is being done yet to sort out the road issue. It's only because of the Brand name Sobha I jumped into this but now am feeling humiliated. Life was better before Sobha.

You just cannot imagine reaching so called'Dream' acre after office, It would remain dream!:-X. I am guessing they might have got a land in very very cheap price and making customers fool saying, there would road widening done, they have got govt approval blah blah etc.

I would not recommend this to anybody.

Here is my review of Sobha dream acres. When I visited they took me to mini theatre and showed the plan. It looks good. They said they are finish the project within 2 years, now it is almost 3 years they are not completed. When you come to price they said its budget flat basically for middle class ppl.

But when you look at house dimension it looks small 1000 sqft only 2BHK flat for that they are pricing almost 68L including all. If it is budget flat why they have to offer this much of price. And overall plan looks like Hostel. Marketing people are only for marketing they wont bother about customer service! Sobha is a big brand they should maintain their standards instead of doing like ordinary builders.

Reason for selling – moving abroad,

Possession – Builder has informed that I will get possession by Sep’17.

Price – I bought it for 67 Lakhs, I have paid bank interest for an year now, now the current price for Wing 10 is 72 Lakhs, price is negotiable

Review I: Ruining financial planning and pack of lies

I am not going to talk about Quality, punctuality or commitment. I am presenting another aspect of customers of Sobha Dream Acres(SDA). Readers can have their own discretion.

What builder is doing now post booking is really sad but we also feeling cheated by first line of Sobha - Sales team. They can proudly boast Sales tactics. But we call it as Grave cheating.

Sales team officers provide information which attracted all of us along with Brand name Sobha. Will try to cover all the points which I have faced and I hope many of us as well.


  1. Improper planning from Sohba:





One of the Major issue is Sales team's lies and improper information about PRL schedules. We can claim Sobha's poor planning and bad foresight of PRLs to Customers due to new technology.

Majority of existing customers have done their financial planning as per handover date. These customers are THE focus customer base of Sobha for Sobha dream acres, now they are in financial mess.

We have been told by Sales officers that PRL would come after every 3-4 months. Which sounds reasonably fair as per arrangement of finances and buckling up financial planning.

But in reality is it comes in every 25th day and 70% of demands are made within 7-8 months. This is becoming a disaster for our planning.

Many of us are overloaded with penalties and heavy overdue of amount.

If they knew about technology they knew the time or rate of construction also, so should have told the facts upfront in pre-booking phase. We would have decided otherwise.

Many of us agree that agreement is construction based but question is how we are going determine the rate of construction in pre-launch phase?


  1. I was told that flats having 10 years warranty.





But not written in Agreement - trusted Sobha as Brand. My fault.


  1. PRR(peripheral ring road) to ORR(outer ring road) road widening tender. Customers were informed that Sobha and Prestige have been allotted a road widening tender from government.





Again a lie from sales team would attract investor more than end user.

I hope everyone faced the string of lies and now should come up in public so that at least potential customers can decide better than us.

Review II: Why we booked flat in Sobha Dream Acres(SDA)

No introduction, shamelessly going to the points:



  1. Sobha is known for its quality. Has a track record of good quality.



  2. Location of project is really good as it is among many Business parks and accessible to most of companies in Bangalore.



  3. No legal hassles



  4. No need to track and review of the construction as Sobha understands its responsibility very well.



  5. Good Customer relationship history.



  6. Tested technology(PRECAST TECHNOLOGY) used worldwide and best part is Sobha is using so quality and delivery will be an example for other builders.





It is nice to see so many points in this project so we went ahead and booked. The reality is:


  1. Sobha Quality:





After rain you see water seepage in your flat. Water will come inside from all possible ways say it from ceiling or from Window shades or from the sewage pipes hidden beneath pseudo ceiling in bathrooms. You name it so you will get it. The process of water proofing to flat is either ineffective or have NO expertise or it is fake. Please see the pictures

The quality shown to us in Sample flat is the not what we are getting. Aluminum window and door channel is thinner than Sample flat. The door which is given to us is just a two sheets of laminations hollow inside. Tiles used are old, full of scratches. The locks fitted on the door are either coming out or key is getting break easily. See the pictures.

Sobha precast factory working around 18-24 hours a day and construction is very fast. In a month we are getting around two to three demand notes from builder for release of money.

But quality is worst which is only suitable for C-grade builders.

New technology(PRECAST TECHNOLOGY) is good but Sobha has no expertise for it. We are seeing many issues because of it.

Sobha is stopping customers visiting inside under construction flats with any context, so that customers will not to be aware of the issues and Sobha will handover flat to them. So what happens after handover- Customer keep on escalating the issues and Sobha justifies all with proper reasoning for their QUALITY TEAM. No rectification only mail chains prevail from CRM.

We customers found the template answer for Sobha Quality Department from CRM:

“We would like to inform you that the project is still under execution and the quality check is a continuous process and no activity is complete without it being cleared by the Quality Dept. The Quality Dept will always check all such issues and get it rectified as per the process document before and after construction of the building.”

But are we seeing the Quality anyway?

Location:

While booking we were told that there will be 80 feet road and there will be a separate road to Croma for easy of journey. But reality is after rain water is getting logged where only water tanker could sail but not cars. See the picture.

Good Customer relationship history:

Seeing the all above if you mail to CRM asking the reason. They will answer improperly and will give only half truth answers ALWAYS. CRM is to block customers than helping them. The layer of CRM should be removed if customers need to happy. So the Million Dollar Question.

Are these the reasons we should book flat with Sobha?

I know putting these points in public can affect re-sale of flats. But if Sobha shows presence of mind, this could turn into one of the best projects in Bangalore. After all 65 acres project with lots of amenities are very hard to conceive along with all positive factors is win-win for Sobha and Customers…

I had a very bad experience with SOBHA. do not believe any sales person from SOBHA. They may tell you 1% cash back from CP at the time of booking, you will not get that.

But once booking amount given they will never pick your phone, even they will not reply to your mail. Finally you have to accept that you did mistake by booking property.

My CRM was Mr. Pradipta(from orisa) do not believe him at all. I hope he dont know any rule of SOBHA he may say any thing only to get the bookings. do not believe addressofchoice.com they are cheater.

The marketing team(Proptigers & Sobha) plays very tricky games to make the customer pay the advance. We fell prey to that trap - and lost 30, 000 - Multiple requests for refund on medical grounds were rejected. Very much disappointed with Sobha. Decided never to go for a Sobha propery again. Reviews of many others in Mouthshut.com are supporting my opinion. Till we pay the advance of Rs 30, 000; the marketing team was very polite - and when we ask for refund - they were very rude. They were not ready to show me a draft of the agreement- before paying a huge amount.

Corridor width is only 4.2 feet. Not expected from a builder like Sobha. Absolutely disappointing. Untrained inexperienced architects and engineers. No sunlight in the corridors. Dangerous in an emergency situation due to these small corridors.

Rest of the apartment is average. It is an economical apartment for nuclear families. I have no other complaints. There is nothing that is great out of the world.

The selling point I think would be the open space. I am hoping that this will compenste for the ridiculous corridors.

Hi Guys,

I have bought a flat in Sobha Dream acres and want to tell others please Dont even think of buying apartment in Sobha Dream acres, you will  in trouble due to following problems,

1) Corridor width is 4.1 ft in actualls but there sales team says it is 5 feet. Govt hostel corridor is much better than this, please go to site and measure actualls.

2) Road is the another big problem, sales guy says that peripheral ring road and existing road will be widened but as of now there is no work progress on this and there is only one small tunnel in panathur railway bridge which make you stuck minimum of 1 hour in working days.

Above points is valid for all wings( 1BHK or 2 BHK).
