Planning to book sobha moonstone near manyata tech park near  hebbal flyover in Bangalore.please advice on return on Investment as am  looking at it only from investment point of view and what abt water in  north Bangalore.


The rate per sq ft is 3400/- please advice on that too.Can we negotiate with the builder?


What are the points do we need to check and clarify with the builder before committing?


Is the location good?

My suggestion is No for the following reasons:
1) Locality is not very good and there is no way neighbouring village will change in next 5 years
2) Swimming pool above ground level will have its issues of construction after 10+ years
3) T...he ground has a major stone there hence Sobha took this approach. So please be cautious as you have to invest very close to 80+ lakhs on it.
4) Many people realize the facts hence they are unable to sell it. Bookings are started in Sep-2006.
5) Reselling this property could be a challenge.  Read More
