Let tell you the full story -
we have booked the flats around 2 yr back in SMR Vinay Galaxy near Huddi , Bangalore and have been told that it will be ready by Nov-Dec 2009.
Till now if you go and see work is going on, to make the fool of people they have completed all the outer work and inside when you go and see you yourself can understand it will take another 1 yr for them to complete the full work.
Issues with the builder -
FIrst and the most important one - Right from there MD to the Doorclearn of the Builders team ... all are so arrogant that you can't believe ... for the new customer they will treat like family members but the moment you buy a house there you are in Govt office where no one is available to discuss your issues and you will be helpless since you have already in Trap.
All the Representative are simply useless and uneducated ... to get the full proof of my wording take a tour of the buidling with any good Building Architect and he can show you wrong practice in every room or anywhere ... its all because they dont have anyone who know what is building norms ... even to take it to the next level ... go and ask the builder that I want these all modifications in my flats , , , he will be ready to do all without checking whether it is possible or not. You will be happy to see that you are getting what you want but just wait till the work start at your house and you will find the real pleause of working with a team of uneducated and unprofessional workes.
if anything goes wrong in your flat. That's it.
Call MD (Mr Reddy ) , first he will try to threatens you and next he will send you to Mr Ayub ( Who is the Core tech Arch of there project ) , Mr Ayub. Will tell you we will retify it and you will be waiting for him for next 2 month .. after which he will stop picking up your call. Next once you meet him in person .. he will send you to Mr Sreenivas Reddy .. who take care about whole building work .. in case of any error he is not authorized to take dicision and he will send you back to Mr Ayub and MD.
So the full circle is back. You have only one option to spend more money to get your work done.
every place has so many irregularities that I can't even discribe here.
Price is one of the important factor that you should be concerned. But if you believe me they have sold the flats without any norms.
It all depends on at what how much they think you can pay. I even met a person to whom they sold in 3300 persft just because the rates going on are 2700 sqft. So you can see how they are cheating the peoples.
- Don't even think about buying a flat with these people. And if you don't believe me plzz plzz go and se e the thing yourself.
I am very much sure you will not fall in TRAP.

I've booked a flat at SMR Vinay Galaxy, Bangalore. The project is delayed more than 2 years and the response from the management is always "will be complete in one month"
Their Bangalore operations head, Srinivas Reddy is the most corrupt and rude person I've dealt with in my entire life. He mostly threatens the home owners on any questions made about the delay and poor choice of material and options used for the construction. "You do what you can, I'll close the project and leave" is the typical response from Srinivas Reddy for any query you'd have.
The project is suffering from cronic delays. While the management provides you with promises after promises, nothing proceeds further as they had stopped payment to the vendors(for items like lifts etc). They would divert the cash to other projects and not care about the project once they collected about 85% of the money. They ensure that by putting the sale agreement structured in a way to collect most of the money up front.
The rental penalty clause they agree to put on the agreement for delays is another big farce. No buyer had been able to get a penny from SMR towars the rental penalty and they would not agree to discount the rental penalty against the payments.
Overall I regret everyday for dealing with a builder like SMR.

I was called from Mumbai to hyderabad by hr manager as I was selected and latter I was just kept hanging without 8 days this was a horrible situation for me.
Till today no reply it was very stressful episode of my life.I have written to CMD of the group but no reply till today.Is it ethical way of working and fooling people those who come for employment. After selection and confirmation all this has taken place, Is this correct in any way?

I have got a flat booked in SMR Vinay Galaxy in Bangalore last year. They have still not met the delivery commitments and it seems that it will get extended by another year.
There is a tendency to divide and rule as different clients have been committed different dates of deliveries. All the agreements made are different and depends on the knowledge of the clients.
They will talk sweet, show courtesy and treat you as king when you go for booking. However once you become their clients, they will simply look to grab max money without any work movements. Seems that they start new ventures by transferring money from the ongoing projects.
Will update after 6 months as per the status. However would advise caution before going to this builder.
