It is the worst builder in our area. We had given him a contract of construction of buidin seven years back. But till now the work haven't been completed. The builder is very slow in his work.

Also the building mapping and charting changes every year so the work has to be stop for few days.

Also the builder has less labours working. Apart from this the builder don't listen to our suggestions at all. He is very rude and also he do the work according to him. He doesn't visit the construction site regularly. Most of the people who used to stay in that building are staying on rent and have paid a huge amount of rent till now. The part of the building which is completed Don't have proper electric and power supply. I suggest not to give contract to this builder as he will just disappoint you.

All reviews are fake and are done by smr builder's only .  They are doing advt here .

No customer service . Once you make payment as token or advance thats it . u gonna see the hell .

They are just using SMR the brand . none of the projects are successful .

Vinay Harmony County is bit highly priced compared to the other properties in the same area. But they are giving quality work compared like wiring is from the brand Anchor etc.

Also in terms of amneties provided, they are one of the best in that location. The biggest advantage is, as the project is big, there will be the scope of a community living, which is not there with other builders.the SMR Vinay Harmony County

I recently went to buy a house in SMR Vinay Iconia in Kondapur. I was amazed looking at their marketing office. It was huge and lavish. I don't think you will ever find a better marketing office for another real estate company. I visited their model flats and it completely blew me as they were so beautiful.

They had shown me 3BHK and 5 BHK Apartments which was one of the best I've seen in Hyderabad. I hope to buy this house soon. Thanks SMR. Keep doing the great work. I will definitely recommend you to all my friends as well.

I decided to write this review due to lethargic attitude of SMR builders/management towards project SMR Vinay Endeavour, Banglaore. We are tired off on following up to get amenities completed for past one year.

It has been more than year since I shifted here and amenities are not in shape at all. Each commitment delayed by few months or more. This management is not trustworthy at all.

Even small things like getting MAP systems for children play area or getting lights in the garden they will make you cry.

I invested with positive attitude despite some of the bad reviews about SMR builders. But dark dream came true and today even after 2 years since I got possession, we have been running behind SMR management to get amenities completed.

Even though work quality is good, but one must think more than 10 times(actually 100 times) before investing in any of their project. Also I would suggest you should be careful while making contract/agreement and make sure you have clause on time of completion of amenities.

At the time of purchase, we were given a beautiful brochure with fairy tale promises, that compelled us to  purchase a flat in SMR Vinay Endeavor Apts. However, 1.5 years post handover of apartment, we are still hanging almost at the same place where we started.

There are several amenities that are still to be turned out to us residents, however the scary tale is that the builder now wants to charge us maintenance! How can one charge for maintenance when there is nothing to maintain? This simple logic is something that the builder doesn't follow. absolute lack of ethics and focus on money extraction with least priority on delivering made promises, let along customer satisfaction.

If you want to purchase a flat from this builder, all I want to say is be aware that you are in for a long tiring battle with little peace of mind until(and if ever) the project work is completed.

There is not even a single project of SMR without any issues. Please do not buy from SMR. Keep away from this project. Very unethical project managers.

SMR has cheated customers through false promises. They are money minded, extract money from the buyers and do not have any basic ethics. They have charged excessively and also have received additional maintenance charges which were not part of the agreement. The house key was handed over only when this charge was paid. Now, without completing the promised amenities builders are trying to utilize the maintenance charges. Any new buyers should strictly avoid this builder. Buyers beware! No quality as well. Only loss of money and peace of mind.

In a nutshell, SMR builders is a builder who treats customers like they are obliging by providing flat and other amenities. They take you for granted.

I am a resident owner at SMR Vinay Endeavour, Hoodi circle, Whitefield. Builder promised to deliver the completed project in August 2014, but we are still running behind them for everything. It took them 9 months to get Electricity connection and almost 1 year to put children play area, 1.5 years for garden lights and Intercom, that too after lot of follow up.

It's been 1.5 years of building occupancy and we have not received all lifts in every time working condition, Fire safety certificate, occupancy certificate, Kaveri water connection, Swimming pool,  Gym, Club house etc . .and forget that even the building does not have a name written on it. Courier guys keep asking for it.

Builder has a tendency to give deadlines, skip them and give more deadlines. They charged for 18 months of maintenance in advance(did not hand over keys to owners without that, please note) and did not even complete the project in 18 months of occupancy. Thankfully, not started deducting the same yet!

There was no plan of a place for Water softener plant, garbage dump area and such basic things . He just put them at random places later which look not so good in project and create inconvenience. All advises from residents are ignored. Drain pipes are left on walking area and they don't even plan to amend the weird design mistakes.

For every payment, they charge you VAT and Service Tax . .but for any refund, it is not refunded.

You should buy this project for decent building quality, big and spacious rooms to wait for quality amenities and peace of mind endlessly. Be wise, think twice.

I am a resident of SMR Vinay Endeavor Project in Bangalore. And from last one and half years Builder is unable to finish the amenities as promised when the flat if booked.

The Builder can never be trusted whatever promises they have made.Till now they have not achieved a single milestone as promised by them.Still basic things like Lifts, Garbage management are not upto the mark.

It took them 9 months to get permanent Electricity.Almost 1 year to get Children' s Play Area.Club House/Swimming Pool has become a dream for us.This is a medium size project with~200 flats, I am not sure how they can start new project with 400-500 flats.Think twice before investing in SMR Builders Properties.They promise too many things and take loong time to finish the complete project.

We are living in SMR Vinay Endeavour, where the Builder has promised so many things

and has not done much even after 1.5 years of living in the society.

When I was booking this flat 3.5 years back I still remember there were around 10 People sitting in his office(they were the owner of Galaxy one more project of SMR)and was saying in front of the builder not to book this apartment, they were saying that you'll sit here same way after few years and here we are in the same situation.

Highlights are:

After 1.5 Year we got one more LIft working, Still one Lift is pending.

Swimming pool/ Gym / Club house nothing is done .

Badminton court( promised turf but just painted the floor.) last day rain it was working as swimming pool.

Car Parking is awesome if you can park the car in second Basement without moving it front and back few times, you can qualify for the Formula One!

After this the big issue is you call him and he will not come he will promise and keep extending the dates.

Really pathatic if you are planning a house Please avoid SMR

SMR Builders team is habituated to cheat their customers, I bought a flat in SMR Endeavor in Bangalore, project completion date was in Feb 2015 but till today they didn't complete most of their amenities and even the construction wuality is very ppor you can check this with anyone who is living in this flat, Ayub & Srinivas reddy both are highly unprofessional in their duties, if you wan to invite troubles & sleepless nights in life then please go with SMR because that's what they offer.

My brother bought a flat in SMR Vinay City, and it is pathetic construction and lot of leakages. When we complain to the maintenance staff they flatly refused to attend the issue and demanding more money. I advise any serious buyers to visit their property and take a decision and not get cheated by big hoardings and newspaper advertisements.

Recently bought a flat in SMR Vinay galaxy and am very happy with the quality of construction.We were very particular about vastu and SMR Vinay galaxy is perfect for us.Rooms are spacious and corridors are top class and at par with the so called Grade A builders like Sobha, Mantri, Prestige etc.I specially liked the doors the builder is providing.Finishing is good and even the top most floor doesn't have air cracks like other high rise buildings have.

SMR has a good name in Hyderabad and I'm happy that they are in Bangalore too now. Hoodi would be a hot destination in 1-2 yrs time and i'm happy about investing in this property.

SMR claims to be a reputed builder in South India.

The experience of those who have bought flat in SMR Technopolis, Madhapur, Hyderabad is pathetic and people wanting to buy a flat in SMR are warned. The residents of the apartment were forced to unite together to fight against the atrocities of this builder.

SMR promises a lot of facilities and attracts buyers but after they have managed to con the prospective buyer, then you just have to run behind them. All the owners have spent numerous numbers of hours just waiting on their office.

Facilities such as play area, club house, sports court were promised. The flats were supposed to be ready more than 6 months back, but they are just not bothered to complete the flat. The commercial complex(in front of the apartment) corporates who have leased the office are being wooed and pampered since they pay exorbitant rent.

The parking area supposed to be for visits of the residential area complex has been handed over the commercial. The decisions by the builder are taken without any consultation with the residents.

The area is a complete mess with workers all over the place and showing no signs of completion of the project. Most of the facilities promised in the brochure have not been provided. No wonder, the builder is finding it extremely difficult to sell some of his flats now.

Recently, the builder had the audacity to ask for the monthly maintenance charges without even having completed the facilities and handed over the apartment. All complaints to the builder are falling on deaf ears.

If you are looking at purchasing an SMR property, PLEASE DO IT AT YOUR OWN RISK!

Hi I bought a flat in SMR Galaxy Bangalore, and I am reasonably happy with the quality of construction, but it is too much delayed, and builder says many things, at the time of sales, but, he couldn't fullfill all of them, we were supposed to occupy the flat in Dec. 2009, but he says many things for the delay, but you know end of the day, we have to shell out more money for the delay. Apart from this issue, we didn't see any major complications.

SMR Holdings, Builders in Hyderabad and Bangalore.

Booked a flat in SMR Vinay Galaxy, Bangalore. This Builder is pathetic on commitments. Project delayed for more than 1 year beyond committed hand over date. Complete mismanagement of funds, has diverted all the project money into seeding new projects, now claims he doesn't have sufficient funds to finish the ongoing project. Only buy ready-to-occupy flats from this builder. Do not fall in the trap of steal price and downpayment discounts. Verify for yourself by talking to few residents at the site. This project is currently shown in the list of completed projects on the SMR website:).Looks complete from outside, but only the residents know the reality. C-Block completion is nowhere near site!

In general, builders would have a project completion linked payment option. They would finish work upto final slab, so that most banks and customers would release 80-90% of the money to them. Then they would divert all funds and resources to upcoming projects, cause heavy delays in project. They are actually earning from our invested money. This is the new(maybe not) business strategy in Real Estate business.
