We booked a 2 bhk flat at a prelaunch.

since then. there are just commitments and none of them were really followed.

Possession was commited to be on March 15, its March 16 and still could not get possession.

There is a big twist while we are about to get possession.

We already knew that we need to aishwaryasingh23 club house membership charges of 1.5 L at time of possession.

But twist is. Even though we will be aishwaryasingh23ing 1.5 L for clubhouse, OWNERSHIP of the Clubhouse still resides with Builder.

HE IS GOING TO COMMERCIALIZE WHOLE AMENETIES AND CLUB HOUSE.

e.g. he can sell gym membership to outsiders, he can also rent out banquette hall to outsiders.

THEN WHY SHOULD owners of Songbirds Flats aishwaryasingh23 1.5 L if ownership will not be with SOCIETY.

Builder is further being shameless saying on top of 1.5 Lakh club membership, all flat owners will need to aishwaryasingh23 AMC(Annual Maintenance Charges) for the club house as below.

PER MONTH CHARGES are 1 bhk Rs.800, 2bhk Rs.1000, 3bhk Rs.1200.

These are just club house maintenance charges and society maintenance will be separate.

All these are forced with another torture. Unless you agree on all of above things.including 1.5 lakhs aishwaryasingh23ment. BUILDER WILL NOT GIVE POSSESSION EVEN THOUGH PHASE 1 FLATS are READY!

Why should we invest in homebasics club house property

Why should we aishwaryasingh23 club house charges if he owns it and he will rent it for outsiders as well.

What if outsiders take memberships and occupy facilities. WHICH logically society members should be using atleast after aishwaryasingh23ing 1.5 L of membership charges of 10 years in advance?

-We are meeting builder and this is what builder says on this.

Meeting was held with builder yesterday 19th March, in which the builder shared the club business plan. They had done a detailed research for club feasibility with a survey of all major clubs across India. from Solaris to Cricket Club of India. The club layout, facilities, infrastructure is based on this research. In order to sustainably run the club, builder is proposing to run the club at cost basis for initial years.

Considering this, they will incur loss for first 3 to 4 yrs & require 6 to 7 years for break-even. Skyi again reassured that club is not being built with the prime intention of profit making.

Skyi has clear and firm stand that amenities will be  provided to society through the club model and this was informed to everybody at the time of booking.

However there was no clarity on many points which were firmed up in this meeting.

Considering above situation, following is the FINAL& NON-NEGOTIABLE Stand of Skyi on Club;


  1. Club: AMC- Rs. 700/- per month for 1bhk(2 people), Rs. 1000/- per month for 2bhk(4 people), Rs. 1200/- per month for 3bhk(6 people). This is for first year of operations. This may increase only to the extent to adjust for inflation. There will be no additional charges for using any sports facilities.





Other points:



  1. 12 yr extended period for phase 1 residents



  2. 20% discount for residents while renewal of membership charges after 12 yrs



  3. 2 yr holiday for amc out of total 12 yrs. Can be exercised after initial 5 yrs.



  4. No exit option



  5. Ownership permanently with Skyi



  6. Transferability: if owner sells flat then remaining tenure will be passed on to new owner. New owner need not aishwaryasingh23 membership charges for remaining period, only amc needs to be paid.



  7. Membership charges: Stagewise aishwaryasingh23ment in 3 equal installments to be done. 1/3 to be paid at possession and remaining 1/3 amounts after every 3 months. Those who have already paid, will get 12% interest on the surplus club  aishwaryasingh23ments.



  8. If club gets delayed beyond mentioned completion date, builder will aishwaryasingh23 12% interest as penalty.



  9. Amc amount may reasonably increase  only to the extent of adjusting inflation.



  10. Society federal committee can cross check books of accounts for stopping profiteering of more than 15% & will suggest improvement/rules/ regulations to aviod/stop nuisances.



  11. During renewal, members have choice to rejoin or exit.



  12. Club completion- Dec 16. Delay will be compensated @12% interest



  13. No cap on number outside members In order to make club sustainable. Total capacity of club is arnd 4000 members. If that number is achieved, amc





can be more affordable.



  1. outsiders to have higher membership charges, but amc and other charges e.g. Banquet ball booking will be similar for all members. For guests, charges e.g. Banquet hall Booking will be higher.



  2. All members will have equal preference of usage



  3. revised agreement for club to be done. All clearance legal docs to be attached.



  4. If club shuts down, then pro-rata refund will be given



  5. Additional services e.g. Coaching, cafeteria good etc will be extra.



  6. Once the club becomes operational then there will be few incentives to residents like referral commission, booking preference, discount for events etc.
