SKR Infra Builder is a fraud builder, be careful before you do any deal with them.
I am a genuine Customer of this builder, I have purchased a property from them. Now I am going through the legal challenges even after I invested my hard earned money in this property.
Whole team is involved in this fraud.
Big fraud: They do sell the same unit and collect money from multiple customers through multiple sale agreement. They will hide completely about this from all customers.
Problem is after first sale agreement and on the subsequent sell time this first sell agreement entry is no where coming up to know, so 2nd customer also buys the same property again and same continues to multiple customers. All gambling they will do internally.
Now come to the loan part: 1st customer did agreement and took loan from Bank1 and paid money to builder , when 2nd customer again applies loan for the same property, bank do the verification and they will not find any problem because it is not yet registered so 2nd loan sanctioned and money came to builder for Same unit it goes on for further sells.
Problem: when both customers try to claim the same property as per legal first customer will have weightage and legal right as per law. What about the 2nd customer now ?? Our hard earned money gone.
2nd bank put case on this, 2nd customer file case and 1st customer and bank also files case, this goes on full litigation.
Another problem is these issues will flash out very late by that time most of the villa units would have sold out.
Builder behaviour and action: Why we buy property? To live peacefully without any tension, now both customer's money builder took for same unit and they will enjoy. Builder will not take any action on this; they are shameless and not responsive after problem arises. They will try to convince to customers separately, don't flash out this matter, I will manage internally otherwise I will give you another unit at worst case, I will not put you in trouble, you are like my son/daughter bla bla…
Customer will think instate of going in much complications and litigation let's give time to builder to handle this as a trust. But trust me, builder will not do anything on this, simply they extend the timeline every month and they will put you in more trouble, then at last you will realize why did I trust on them, as they are real fraud.
Issue after case: Villa will be sealed and no one will stay there until it gets resolved.
Conclusion: Many more thoughts and points are there to write but it will be lengthy. Tried to highlight only main points, from this other customers can understand and think more about problem. Many victim buyers will go to depressing after this matter like me.
I am still struggling to sort it out since 1year but no solution yet. Builder will give nonsense reasons always to extend the timeline and they will enjoy with money.
In my case, it flashed out after 2 years of purchase.
Same problem is there for multiple units in my property of this builder. All are struggling now.
Note: They do the construction with very cheap quality and materials, even they tell 100 times that they use all good quality materials etc etc. 80% units are having water leakage issues on the wall and roof and plastering cement comes out from walls, plumbing issues, electrical issues, ties will come out, no safety, no amenities, drainage issue many more issues etc etc. Most of the issues will be visible after 6 months to 1 year of your shift.
Advice: If you want to invest your hard earned money to buy property then please don't buy from this builder and don't spoil your life like me. Don't get greedy only because of bit less cost compared to market, shake off few lakhs less you are going to compromise with your whole life.
Buy from other builders.
