I have taken some time to put this together so that I can give a well-rounded feedback about the project and it's team -(with honesty). So here you go!

(Some points About the Project)



  1. Excellent location



  2. Very Beautiful society



  3. Best amenities and clubhouse one can find in any apartment. No society matches this one in Sarjapur area and within a radius of 10-15 Km that I know of.



  4. Very active residents and association



  5. A very fine mix of all age groups and a vibrant society that celebrates all occasions with equal fervour and enthusiasm.





(Some points About the team)

The first people to interface with a customer are the CRM team. So that's how I met Romesh and Mona first. Romesh has come across to me as a man of his words. Tireless, dedicated and Straight talking gentleman who keeps his commitments. Mona handles the front office well and helps customers with many nitty gritties. Indrani is whom I met next. She has been extremely helpful and is able to connect with customers very well. Sudarshan is the guy who faciliatates registrations and knows his job like the back of his hand - simply an expert and professional. AshokJi is the guy who can really connect with customers and is an very nice and helpful person both before and after handovers. A special mention for Naveen, the project manager who is another professional, straight talker but fundamentally, an extremely nice and helpful friend and person. He specially put a lot of effort to find the right match of tiles to replace the broken ones in my flat. Darshan and Srinivas are great guys too and always available to help. Last but not the least at all. Ramu Anna who handles keys etc. is an extremely nice and helpful guy. All in all - I feel the SJR team is just wonderful but they can also do better at keeping timeline commitments of customers and empathizing more with residents, understanding their issues & taking them along & helping in a more positive, constructive manner.

I visited the property recently and liked the greenery around but that was just the appearance on the surface, when started scratching it deep found shockingly unmanageable issues with it. Marketing team, as they always do, won't let you feel this but when you talk to the residents and spend time doing some research(visiting the resident's flats, connecting owners online) they will tell you the reality.

Please, note that no flat owner would bad mouth spreading negative sentiments in the market and hurt their investment unless they are totally fxxxx up by the builder and management.

Some of the very obvious issues are:

1) Poor Construction Qualities: You see carefully every corner of the project, you can find engineering faults.

Leakage in basement parking: Well this is not a joke, over the time it is going to be worse, being at lake-bed and in low area, heavy rain in Bangalore the water logging is not only an inconvenience but life-threatening. It causes the building a speedy damage. when I visited, builder was doing repairing work. On asking the residents, they said it was being done after a lot of protests and they do it here and there after every rainy seasons from last few years.

Areas for plantation(ear club, near entry gate, and here and there cause leakages when watered, so they very cunningly water it such a way that plants don't die and leakage is manageable, another resident said, once they would have sold all flats plants are going to die.

2) Poor maintenance: Residents are not paying maintenance fee says the sales office! Now the question comes, why on earth all residents would live in inconvenience? Unless they are completely lost hopes from the services in return to maintenance they would not do so! People showed me issues with their toilets, entry gates not getting fixed after months of request and begging. Someone says after repeated requests they sent a cleaner to fix gate with tools and they worsened it further instead of fixing it. Can you imagine the ethics and sense of responsibility the management has here?

3) BESCOM issue: Years after handing it over owners are paying huge electricity bills to the builder as they are providing electricity from the construction supply line(hugely over charged and unsubsidized), individual flats are not yet given BESCOM connection, and residents see no solution coming in near future as allegedly BESCOM compliance was not being followed, they got clearance of the plan because they probably bribed officials.

4) Sewage: The waste water was to be dumped into the Hose lake but since the builder did not plan for waste-water treatment, authorities do not allow pollute the lake. So all the backside(lake and Jail area corner) flat owners complained regarding rotting smell, due to this waste water logged just outside! Do people pay crores to keep themselves and their children to put into such unhealthy air?

5) Water Supply: Some residents complained about the quality of water supply, they say black and muddy water comes from their tap, complained to authorities but no permanent solution.

6) High voltage power line overhead: Many research shows the impact of EM radiation due to the HV power line, but the nexus between Bangalore authorities and greedy builders are so intense no one cares about the health of tax payers techies!

7) Delayed for misappropriation of funds: The builder(SJR prime corps) was to hand it over in 2012 but several times they halted construction due to lack of funds(they indeed diverted it for another projects in the city) and delayed the delivery many people moved out to another project and still fighting/waiting for the refund(please read complaints online)

So please visit the properties and analyse it critically before you get entangled with these rich goons, you are just a commodity for them. When I visited it, I saw posters by protesting residents put everywhere on the buildings(see attached photographs) that opened mine and many of my friend's eyes. But no doubt the powerful authorities with the help of local police are soon going to take that down and keep trapping innocent buyers.

A middle-class earning people buy flat once in lifetime and if things not go well, which is hilghy probable with this project, you're into deep trouble. So be wary!

As an owner of this project, i would say that SJR is the most incompetent builder and has used poor quality of material for construction. On top of this, builder is asking for high maintenance charges before even handing over amenities.

Highly cheater builder ever show in life,

1 month not able to fix gate

2 month not able to fix loose tiles

Evening not bother to call back client.

Don't expect for quality, commitment and product from MR SJR Vijay.

Engineer and project team act like highly unprofessional and working without knowing the basic facts of construction.

Lastly, they don't have fund even to finish your unit but facts is some misappropriation.

I have done registration on 31th March 2021.

From that day they were not completed the flat. After that lockdown happened and now they keep saying that no vendor, no labour this that and giving so many escuse. Some time they don't respond at all.

It's been 3 Emi has been deducted and these people don't understand this.

From my point it's waste to buy flats here.please don't buy .

Hi I am planning to purchase a flat in SJR parkway homes. I visited the location and the project looked beautiful from outside, as I entered the main gate thier was a beautiful and lavish 3 storey club house. 7 blocks that stands inside the project and beautifully done. There are 2 swimming pools , 2 gyms , a huge party hall, a badminton court, half basket ball court as well.

There is a multi level parking and a coverd cricket pitch.

A beautiful and serine place for children and elderly people who spend most of their time at home specially in this pandemic.

Excellent experience - I recently bought the flat in Blue Waters by SJR and will rate my experience as excellent due to below reasons:



  1. Transparency in pricing – No hidden cost, whatever was discussed and agreed at the time of signing the paper was the amount demanded



  2. Ease in the Registration process – No To and Fro and no longer wait time. I just spent an hour in the Registration office to close the registration process



  3. Documentation support – all inputs were provided to my bank guy without any hassle



  4. Unit completion – As scheduled and will be handed over per the commitment



  5. CRM – Though a bit of improvement at junior level but got lot of support from senior CRM's





My special note of thanks to Ghanshyam, Romesh and Philomena for their help and support during the entire process.

Mr . Vijay reddy is md of sjr primeco .he is doing business with zero ethics. He built the company to loot customer money.

He has diverted customers funds and invested in his commercial project to make his personal asset..

He is big fraud . He not even taking care of his employees..

Project delayed for 5 yrs..

Great location and equally great planning . Recently went to see the property and spoke to some of the residents, . there are some teething problem but in the price given at this location, I will go for it any day .
