We purchased this flat in 2011 with a promise of hand over in 6 months. We got possession in late Aug 2013. Following are the points that you should have a look at before booking flat with this builder.
Builder took 2.5 laks as infra charges for covered parking but last week some of us were handed over parking that does not have roof at all. Builder agreement clearly mentions that I will get 1 car parking under stilt and now builder says stilt parking can be anywhere in building compound and can be without roof. This we are going to sort now in consumer court. But for my friends who are planning to book flat with this builder I would like to caution you.
When you will go for booking flat you will be greeted by Mohan Mungale who is brother of Ashok Mungale (builder) and he will impress you with how religious person he is and how is true to his words. This experience goes away once you book flat. After that he will start directing you to others.
Builder will not mention any amenities like club house, sit out area swimming pool in your agreement. He will say that you will have master agreement at the time of possession. We have completed 2 years now and he says that your agreement does not have mention of amenities and he is not bound to give it. As per him he will give it once entire project is completed. It took him 3 years to give possession of 2 buildings. Last 2 years his construction of 3rd building is going on and he is yet to reach 6th floor of the construction. God knows when he will finish that. After that 2 more buildings, that means your grand children might be able to use it after 20 years.
Builder is taking maintenance of the building but he is not issuing receipt for payment of the maintenance amount.It took him 2 years to get parking lots ready. For those of you who are booking now god knows when you will get it.
Construction quality is cheap. Internal is pop plaster. If you want to install curtain rods while drilling your walls are getting damaged.They have designed bathroom piping in such a way that your geyser input pipe is from solar pipeline. When sun is not there you will not get solar water, so no water comes solar pipe line and hence geyser is of no use.Floor tiles are cheap ones and already they have started cracking. Builder says he will provide services for 1st one year. He did not repair single one.
The best example is building main gate. It is not completed and explanation is he will do that once project gets over.If you are wise then stay away from this builder. There are better builders in market. Try to get a ready possession one than booking one. You get what you see.
