I had visited shanders Courtyard in October 2023 and recently I visited them again in March 2024, where I was captivated by the progress made by the developer within this 5 months, which lead me to book a 2000 sq ft villa. The sales team played a pivotal role in my decision-making process, as they were incredibly helpful in addressing all my queries and providing insightful information about the project. Their professionalism and transparency made the booking experience seamless and reassuring. I am confident in my investment and eagerly anticipate the completion of my villa at Shanders Courtyard.

I recently visited Shanders South City in Ecity and was thoroughly impressed by the location and the cleanliness of the project. The price of the villas is incredibly competitive for the area making it an attractive option for buyers. The Team who are handling the project were extremely helpful in assisting me to select the villa of my preference. Their professionalism and dedication are truly commendable. The possession was delayed by 1 year! There is no proper society formed even after 3 years. They got the car parking, which is really important done after 2 years! They charge a very high maintenance as well and do not provide the facilities required!

They told us that they will build a garden with swings and slides so that children can have fun, but they did not do that. They also promised us some other things, which they never took care of.

They are really cheats. They show you attractive brouchers and plans, but when it comes to implemetation, nobody is doing anything about it. Be careful with them and do not waste your money until you see the approved documents and licenses.

Not trustworthy and once you book this property you will be having nightmares because this place does not have the amenities and facilities that they promised and you will have a tough time here because even electricity and water supply is not available properly!

When we asked to be shown the documents they showed us all the documents except the one which proves that the land on which the building is to be constructed is non-agricultural, so we did feel like something is fishy here and did not go ahead with the booking!

There have been 10 years of unanswered emails and calls after we booked, so obviously we are not getting our house, but we are not sure whether we can file a case against them because they have the law on their side.

Bought a flat in Dwellington in 2012, and supposed to take possession by 2015 Jan, and it's 2018 March now but the project has not been given OC and no electricity yet . The quality of the construction is not as good as what was told/promised. No proper communication, and damn slow pace construction. Literal cheat, stay away from this group.

We recently purchased/registered a flat in Alta Vista - 3C2 - and the process was very transparent.

The Sales team was open about the Group, Projects and the Existing development.

On the promised date of registration around 5 weeks back, we had some personal issues and hence the Sales Person was kind enough to coordinate and rearrange the date to 2 weeks back, and we got the same done

We did enquire with a couple of flat owners - One a lady and another gentleman who works in Electronics City and is currently staying here and post their concurrence, purchased the flat. The typical issues mentioned were ones which every person faces on moving to a new area/locality and nothing negative about the project.

The highlights of the project that convinced us to buy were open spaces, greenery, segmented safety and security vide the use of barriers and compounds and the amenities. All the internal fitting are of high quality including innovative ones like clothes dryers.

We did a walk through and found that most of the promised amenities including parking is as outlined and we didn’t find any instances of quality being compromised.

We took our time and had a look at many projects/builders in and around the area and then purchased at Alta Vista as it is a comprehensive value for money purchase. We are very happy with our decision.

I wanted to buy a flat in electronic city. When I inquired I got to know about a new project of shanders group. One of my friend introduced me to the marketing person. When I went for a talk I came to know about their superb work in their past projects. I became happy. made up my mind to buy. My wife insisted me to check the model house but without letting the marketing person know.

I arrived at altavista and here are the outcome.



  1. Builder is still keeping the building and not handing over to association so that they can eat maintenance money.



  2. Nepali guards with fake indian identity



  3. nobody even botherd if u r going inside.





4.worst parking.



  1. U will see full leakage on the pipes and they claim project not even 2 year old.



  2. When cheaked with the flatowners they expressed their worst experience that how they were cheated.



  3. when they feel like switching the power supply they switch on and switch off.





SO guys make your descision. Another apartment is also by this builder called  Springdale in ITPL area .That I also heard another waste crap. You can go and visit.

They are paying money to 3rd party to showcase they are good with all facility which they are not .

To make sure  the authenticity of the post  just  check  the advertisement of shanders group for selling the apartment in springdale .There they have mentioned N number of aminities . Now go and check the real partment and see 0 aminity  and get shocked.

First of all I never had an urge to write a review on anything and generally I don't write it. But I am so interested to write this review that I created my account in mid night and writing this review. I am so much frustrated after buying the flat from Shander Springdale white field that I thought of writing this review, so that other potential buyers thinking about this should reconsider, otherwise it will be there biggest mistake of life.

To be precise:

1- Nobody knows who is the owner of this property . Builder says it is 100% there and Land owner says it is 100% there property(Now who suffers: Flat owners)

2- No proper compound wall

3- No Security room, No Register of who coming /going . Recently thieves looted one house in day light using knives.

4- Completely dark room, No natural lights . Have to depend on electricity.(No Generator)

5- As displayed in all those property sites - there is no Children play area or Swimming pool.

6- Leakage from Walls(Appointed person from Builder says this is normal and happens in big builder like Brigade .may be I don't know .never bought a house from big builder, so no complain on that!)

7-  Apartments are given to ONLY bachelors, so Older lady are safe but think about younger ones!

8- Area is Dengu affected area as declared by nearest Health Inspector

9-  No external security guards and no cleaning of premises

10-Building has been nit painted from beginning .

All flats they are doing is of block structure.You wont be knowing and taking it.It will be dark rooms. They never buy land.Its all like 60 40 joint venture with land lords. After u take ur flat from builder u will cry in dark room.In one of their whitefield project landlord got major share and due to which there its difficult to raise alarm.

No maintenance.all garbage .Moreover lot of bachelor in rent.girls in night and many issues. I was bound to sold my flat which I took in electronic city from this builder.
