First Review on this builder although they have been around for more than 25 years in Kerala. They are an off shoot from Skyline builders after some of the partners delinked to promote SFS.


SInce most of the reviews in MS on buillders are on the negative side, any postive review appears to me to be prejudged in MS as a proxy one wrtten by the promoters itself. Be rest asured that this is not the case here.


One of my close relatives have purchased a flat in their Aqua Greens project in Alwaye. I was involved in the decision process closely from the beginning. Intention has always been for residing and not for investment


.Promised delivery date was over run by around 15 months. But then the two immediate neighbouring competing projects(Trichur Builders and Anvita) also had similar delays so I guess it was par for the course. That said the delay cost him financially to some extent since Pre EMis were being paid. Incidentally both the competing projects are also complete although SFS has the larger project as they have two blocks.


Customer Support post sales was above average athough when the delays hit, they became a little thin on meaningful information(but then what is new in the real estate iindustry?). That said nothing drastic like calls not being answered etc etc.


Communications with his bank from th SFS end was good. No charges for 3-4 days delay etc etc according to him.


No unexpected charges . What was laid out inthe sale agreement was what was demanded.


Courtsey and efficiency of  of down the line and mid management level staff was very good esp the customer support people and the project engineers. At the senior management level it was not that great  but the junior staff more or less made up with it to the extent that the interaction with the higher worthies were not required most of the time.


One of the biggest apprehensions was about whether the common amenties he was paying for would be delvered and when. Suprisingly these were delivered in time and quality so far as we can see is good.Lifts were in place even before  handing over the flats for interiors commenced.


My cousing was one of the first few occupants and the support, post moving in is really commendable. . All the small small problems like improper closing of doors or water leaks expected in the inital stages  etc were all addressed immediately. The site engineers have done a real good job.


The amenties provided are of high qualty and were provided to the residents on request for hosting moving in parties(generally the amenties are the last to be finished).


Quality of electrical and other fittings are good. Good ventilation from the rooms although the iver views are mostly confined to the higher floors. The project has river frontage.


The project has 2 buildings with around 150 flats but the space inside the complex is more than average compared to other projects . And with 80% of the flats in any Kerala project being bought up by NRIs hopefully the pressure on common amenties will not be much except during the school holidays in the gulf as rental occupancies  are unlikely to be high due to the Aluva location.


These guys(SFS)  depend on repeat customers and now I can understand why they dont advertise heavily. The project basically sells for itself.


Early days yet;let us see how it procees from here.


The location of the project is very good if you are NOT working in Koch i. THe project is 1 km  from the highway(NH 47)  but yet away from the hustle and bustle and getting to the airport is a breeze. If you are working in Kochi, this is of course not an ideal choice by any means since the traffc on the Aluva Ernakulam route has become a nightmare.
