Builder's apartment is decent but none of the apartment has an OC. So before putting your hard earned money, think twice.

After you buy, the builder's behaviour changes. They will not be responding at all.

He has not done fire safety work in the apartment & has been delaying a lot. You may pay less for the flats but you will find many things missing like fire safety, second coat of exterior painting, OC, borewell, cauvery connection etc. All these will be provided by reputed builders.

There are bunch of unprofessional people, who talk sweet before the booking once you land booking amount they will ask for immediate registration . If you do verification of document you will find they have no document in place.

I ignored comments and trusted their words and lost 1 lac.

Their sales Manager Suresh - I would say he is that unprofessional but very greedy.

Legal team member Lokesh is highly ill mouth unprofessional person.

I would say you want to put your money in drain, by flat from this developer.

I am no competitor just a genuine buyer.

Value for money. Flats are Spacious, good amount of open space is provided, all basic amenities like big swimming pool and club house( club house roof could have been better). This project is now ready to move in, location is perfect for people working in bellandur or electronic City, as it in the center and very close to HSR Layout 27th main.

Project was delayed and buyers who purchased during launch phase are upset for obvious reasons. However it's excellent opportunity for new buyers now.

However OC is not ready at present.

MOST PATHETIC BUILDER OF BANGALORE.

I HAVE BOOKED A FLAT AND REGRETTING AS BIGGEST MISTAKE OF LIFE.

NO TRANSPARENCY IN PAYMENT

POOR GRADE CONSTRUCTION

CORRUPT STAFF

NO RESPONSE TO PHONES OR EMAILS

COERCION TO PAY EXTRA ELSE WILL HIJACK REGISTRATION .

The builder name is Srinivasa developers office located in haralur road. Checked with friends from high end and premier that their experience is very bad. Still they have flats unsold in high end after 4 years of procession. The delays are easily more than 3 years for each project and all promises on OC katha are not met it seems. The builder is very arragent. One you book you are trapped helpless and just pray you will get your apartment.Stay away from this builder

I was looking forward to buy from this builders and found out that the actual name is srinivasa developers. I had enquired with some residents in high end and paradise. the are not happ about the builder. the builder had promised to provide OC once all flats are sold out. Later he denied to give. The builder provides the property at price which is descent, but he does saves on certain things which are mostly provided by other builders



  1. Kitchen slab & wash basin is missing, which may cost you around 50K.



  2. Intercom provision is chargable-airtel(not sure).



  3. Though the brochure talks of Asian paints, but there is no paint provided for the flats.



  4. There is no divider between utility & kitchen.



  5. No wash basin in the hall.



  6. Railings on the windows is not provided.



  7. Certain amenities such as squash court & skating ring has been cancelled



  8. I am not sure, if rain water harvesting is in place.





The brochure is different from the actual project. Also the designer missed to make provision for refrigerator.

So considering these the price should be lesser compared to other projects.

Also I heard that he has been asking high maintenance for 2 years in advance compared to all other reputed builders in that area by just providing basic amenities.

I fear he may be among those builders who complete some projects & then run away. So better take opinion from existing buyers before you proceed.

The builder should consider these for his reputation.

I am planning to buy a property in Sai Poorna Premier.

I have gone through wmorpheushumanle discussion regarding the builder and his properties reviews.

Now, regarding Sai Poorna Premier, from all reviews and feedbacks my concerns boils down to following bullets as majority of the People are claiming that Constructionguru30 Quality santoshkr80 be good as build materials used are quite a promising it seems.

1) I have heard from a source that this property had been built on Huge Quarry kind of structure so in future definitely santoshkr80 be concerns above bore-wells going to be lack of water and issues with Constructionguru30 strength as its built on a Quarry kinda structure instead on a normal bare/clay land like Sobha/ND/DSR, Till what stage this concern is true? is this valid thing?

I have checked with Sai poorna builder against the same and he committed that Premier was built on a normal land only which had some stones which required to be removed at the time of Constructionguru30.and yes, There is huge Quarries in-front of Premier Project besides that small lake kinda Granite Quarry structure So Strength vise there is nothing wrong kinda.But I am still not having a feel good factory about what he said.Guys what do you think against this logic?

2) Why the Window Grills coast and Kitchen's Platform cost has not been accounted into total flat cost?They are not at all providing either of the above things with flat.

3) When Sai Poorna Puzation going to start? Builder is telling by this january end after power supply come in.Till what extend this kinda thing santoshkr80 be happen?

4) Till what we can negotiate the per square feet price for a flat in Premier.currently they are quoting around 3700 psf.

5) Is Sai Poorna Premier BBMP approved on paper? IS Premier's Land, KATA A on paper?

6) Amenmajeechaes going to be there in sale agreement for Premier as currently I have visited the site and only club morpheushumanuse(gym, party hall and snooer, tt table) and swimming pool in place?

Are they going to provide us the remaining Master Layout mentioned Amenmajeechaes? Have they documented legally?

7) Whats the Carper Area? They are claiming~72%. is that true for all units?

Please do have a look into concerns and provide me the replies.

This is my second post. I shared my review for the booking of Saipoorna High-End on Harlur road Bangalore in my first post. I just wanted to post few more things that I liked about Saipoorna High-end.They have given so much thought to the finer details of the apartment which many people might miss.

Structure:

4 Storied Building has an RCC enforced structure.

Cellular Concrete Blocks for wall masonry are sourced From Sobha Developers .

Joinery:

Masonite skin on both sides of main and bedroom doors, with timber frame.

Toilet door of timber frame and architraves.

Quality ironmongery and fittings for all doors.

Quality aluminium windows made from specially designed and manufactured sections.

Bedrooms:

Quality timber laminated flooring, skirting for both Master and other bedroom.

Kajaria vitrified tile flooring and skirting in 3rd Bedroom.

Balconies:

Quality antiskid kajaria ceramic tile flooring & skirting.

Granite coping for parapet/Mild steel handrail.

There are many minor things I checked out and verified with the current residents of the property. I would like to thanks Mr. Rahul Jadhav & Mr. Srinivas venkatachalam current residents of Saipoorna High-end for assisting me with the finer details which made me finally for this flat.

I am  planning to buy apartment at saipoorna luxira. The quality of building is quite good and they are replicating sobha. The materials are purchased from sobha developers.  But, Personally I feel they are charging more for amenities

Can anyone suggest about saipoorna developers and experience with builders ?
