Have bought a flat in Rohan Jharoka phase 2.

They reduced the overall area of the project and individual UDS as a result, silently in the sale deed .

If compare with the sale agreement, Apartment owners got 70 sq. ft.( size of kitchen) less each as UDS on an average.

I have booked a flat in Rohan Jharoka phase 2 in BLR. Their site team is pathetic, arrogant and not at all helpful. Flat clear height is only 8ft 4in. Do u know it is like a hut feeling after paying almost 1 cr for 3BHK flat.

Areas mentioned in agreement and actual needs to be cross checked as room dimensions are lesser by almost 100mm due to constructional errors. NBC says floor clear ht has to be 2750mm.

When pointed out, there is no response from them. their Pune projects are much better than Bangalore. Please rethink and read all the agreements before signing.

Find out is there a mention of heights? There is no clue on water supply to flats, STP connections, etc.

Just want to make you cautious.

This is Anoop Shahu, I have bought a 2BHK flat in the project of Rohan Builder in November 2012. Basically I am from Rajashthan now I am living in Jayadeva Bangalore. I have a shop of clothes which is running from 2005.

In 2007 I planned to buy a home, before that we were in rent house. So for buying the home we went to many builder and we discussed too many of them at that time we came to Rohan Builder. We discussed all the term and condition as well as the documentation process which was explained by their one of the CRM person who was really good person.

After one week of this we booked a 2 BHK flat in Jaya Nagar 4Th Block by giving the 90 k as the booking amount to them. I was taken the plane in which I need to pay the whole money in 7 installments. They suggested for home loan in different bank so I took 5 lacks loan to pay the money to them.

Finally, I got our home in October 2012 which has very good quality and location based. My family is very happy with this home and thanks to Rohan Builders for making this type of building.

Third class builderRohan builders have developed a property called Rohan Jharoka - I have bought a flat in this building there are many issues but some of them are listed below:



  • The project was delayed by 18 months after the slab for my floor was laid (that is complete payment of the construction cost)



  • The project has listed 50 amenities in the marketing brochure most of the amenities are not up to the mark (basketball court is 1/4 th the size of the standard court, Gym is insufficient etc) but the bigger goof up is the missing amenities the gas plant. We were promised that is will come up in Oct 2010 when we moved into the house but the gas plant is still to be installed. Every month I am told it will happen in next month - when we ask the builder (Mr. Sanjay Lunkad himself) if the project is complete he says yes we have the Occupancy Certificate so technically the project is complete and he has the audacity to go beyond and say this is not a software project where everything promised will be delivered.



  • We have bought the flat on the 7th Floor and it has canopy over the balconies that had silicon boards - these boards rot in the rains and keep falling. They have not been able to come up with the solution to the issue one year after issue of the Occupancy Certificate (quite evidently how they got the OC is a different chapter)



  • Construction quality is poor the roof in all the rooms are uneven, there is moisture on the walls of the bedrooms.



  • Allocation of parking - I asked for double car park and I was told that there is no double car park available in the C- Block and I was allocated a car park under building A. Later on I notice that someone in Building B who bought the flat much after me has been given a double car park under C building. When I Spoke to Ms Anita she said that they paid 2 Lakhs per car park while I paid only 1.5 Lakh. This issues in not the cost the issue is they cheated saying that it is not available while it was sold for premium at a later date.



  • Quality of exteriors is pathetic the tiles at the entrance are already broken it has not been even one year.





In a nutshell - Rohan is a pathetic builder with tendency to break commitments and don't shy away from blatantly lying and cheating people. Now one can't do much about it given the fact that we have already invested huge amount all we can do it to make the best out of what we have. But people beware of these things before you buy into Rohan builders building.

This property ( rohan vasantha ) has acute water problems and pathetic maintenance, drinking water and sewage water some times get mixed. There are worms in water supply. Sewage water seeps in swimming pool which smells and eye infection happens after swimming.

Not recommended at all for either renting of buying.have a look at gym and club house and you will know how bad it is. Gas supply is 3 time more expensive and parking lot is full of water in rainy seasons. The staff and other officers are not concerned at all about the issues.

I bought an appartment with rohan builders bangalore in their prestigous project Vasantha. It is turning out to be a nightmare as living there is becoming a problem that is magnifying as each day passes, the project which was supposed to be completed in 2007 is still not complete and every three four months some work will be started by the builder that will leave the complex unorganized and filthy.

There is a lot of problem with the quality of work done by the builder and if it rains the main entrances to the different blocks gets logged with water the entire ground floor is not levelled properly and you can see uneven slopes and difference in different floor levels. the landscaping that was promised to be one of the best in bangalore is now worse than the BDA/BBMP parks.

the builder has cut corners in every utility provided in the complex and the equipments/materials used have started giving a lot of problems if you consider that they are just 1 year old.

To top it all the project has not got the Occupancy Certificate from the statuory authorities and I am living under constant fear of losing my hard earned investment.

There is no association for the complex so the maintenance staff which is being done by the builder are the king and they reluctantly do all maintenance jobs leaving residents no place to go.

The list of problems in the complex and misdeads of the builder is endless, one should be extremely cautious while relying on this builder and grab a first hand experience through Vasantha.
